I love the way you were able to find a lease to own farm, I have been helping small farmers finance their equipment and property for 20 years and the number of lenders in this industry have dwindled dramatically. We used to be able to find lenders who would only ask for closing costs (USDA) and now they have changed their down payment requirements and policies for who qualifies.
That's an insightful comment that I hadn't thought about, regarding sub-postcard perfect land, but as long as you can make it work. Very down to earth and pragmatic. Really glad that the big A recommended your channel once again.

I’m not sure the state you’re in but there is a thing called TN Farm Link in my area connecting farms to farm with excess land! Might be something similar to where you are!
Nice video, very informative. Im currently in Belding Michigan, but getting older. Im seriously thinking about selling everything off, & relocating to southwestern Tennessee. My goal is to find a small land plot, to go offgrid & become self efficient. Raising chickens & a couple of little pigs for breeding & selling excess off. Any information would greatly be appreciated, thank you

@foodfarmfinance actually I'm thinking of somewhere east of Memphis. Around Houston or Lutts area. I prefer to be out from over populated areas, l grew up on a small farm growing up right within 8 miles outta town. But l don't want any low, flood zone area or high mountain areas either. If l can find something about 40 feet higher than any creeks or streams would be perfect.
Me thinks that you’ll use that entire 26 acres eventually. Don’t discount that you don’t know what to do with it; eventually, you will. In the least, it’s a buffer against outside pressure.
