Do your Formosan termites not eat the house from satellite colonies located in the top plates 1st? In the southern USA we find most of the active nests up high in the structure.
They hide behind the walls, you won't know. I'm in a situation myself with these. I think I've eliminated them early enough, but I really don't know. I only found them remodeling my garage which used panel boards. The sill plate board appeared rotted. I took a closer look & a few white termites went scattering into the holes of the bad wood. I wouldn't have seen them if I had spooked them before I saw them. They had one other section across the garage as well. I sprayed a few times during the remodeling. Now that I know they're fast & hide very well I can see why no one would know. They don't leave very much visible damage unless it's a really bad infestation.
