So there are factories here in Danville, KY - there and bourbon distilleries here in Kentucky, there's nursing, there's hospice, there's hospice right there. Here's a lot of medical like one of those walk in medical things there. So I'm coming in from where I live. You come in whichever way you want. This is how we go shopping and there's tons of shopping up here. I going to point out to you, there's Starbucks, TJMaxx, Hobby Lobby, those sort of things. So what does that have to do with anything? We hear it all the time. Should I buy or should I rent a house? Should I rent? Well, let me tell you, 30 years go by pretty fast. You should probably buy. I'll tell you why. Rents keep going up - yup, rents go up 3% a year, 5% a year. You just don't know because you're not in charge - the landlord is. So you got big Kroger here. They're going to build another big one across street here. Liquor Barn, which is a really cool liquor store, just like it says a barn full - Liquor Barn right here in Danville, KY.
So you're locking it at today's prices. $750-800 a month. Taxes are gonna be about $125 dollars a month. And then your homeowners insurance. Its gonna be about $50 or $60 a month. So you're looking all in - under 1,000 bucks. And you know, those prices are going to go up. That's 750-800 bucks. Depends on your credit score. Whatever that is - it will be locked in for 30 years. So you're not going to get a surprise. And you're also not going to get a surprise from the landlord that says, hey… And I'm telling you this from personal experience, my grandmother and grandfather never owned a house. My mother was first one ever buy a house. And they had the landlord come. They'd be in a house 5 years, 8 years, 15 years, and the landlord would die or whatever, then the kids come and they say, sorry, you have to get out - sorry. The rent has tripled, you know, from 200 a month to 600 a month.

And you're you feel more secure with your family. Now, I imagine some people think, oh, my gosh, I'm tied down…. You are not tied down. Been thinking about getting land for my retirement years in about 5 years from now, and build a small cabin.. Never cross my mind about KY, but thanks to your channel I've thinking about it now.. Thanks!
It's great to buy a house - as long as you can afford it. I would recommend it. But there are overhead cost such as property taxes and maintenance. Anyway, the house mortgage should be less than 2.5x your salary. If you make $100K/year. Don't get on a mortgage that's more than $250K. Pretty much everyone breaks this rule now..5x is not uncommon but those are the same people who are feeling the pain now and in 2008. You should have enough dedicated saving to pay at least 12 months of mortgages. Also everyone (including ivy league grads) will lose a job (or many jobs) sometime in their lifetime. It could take many months before you find a new job. Follow a conservative/caution saving strategy and won't get into financial stress which will bring chaos to your family life.

Usually they need to pay a relocation fee. They can't just move you out. You have rights. In that regard.

@@BradSimmons Well Brad.... it's because of your videos! I was looking at all kinds of living and your channel was on my timeline. I instantly fell in love with the cabin I saw. It was the gorgeous cabin built in 1840 with the long dirt road that goes through the creek! Omg I love that place but I will be needing lots of bedrooms. I love the horse farms, lake houses and beautiful creeks. It's how I grew up in Massachusetts until they let loose every developer in the world it seems. I'll be in touch soon!

Hi BeeFriendlyApiary, yes - and so will rents (Landlords can't lose money), but a 30 yr fixed rate mortgage will not go up. Make the low payments and with tomorrow's dollars. (BTW, in 20-30 yrs and 3% inflation, that payment is about half in tomorrow's dollars).
And like landlords, municipal governments change the rules on a dime! No matter what, you're still at someone's mercy!

Unlike one of your other houses that I commented on tonight, this one has curb appeal. It has good style and a bit of landscaping, and the carport is an asset. The interior is roomy enough, but the hall bath could use an update, the kitchen cabinets need refacing and that red carpet has got to go! Otherwise a nice house that I wouldn't be ashamed to live in. This one should have sold by now.

How easy it to get a job in your area?. I am an EMT working in the hospital. If l can get a job there, l will definitely move. In my opinion, it does not make sense to move to a house because it is cheaper, ability to maintain the house in my opinion should be the determinant for moving or else l wait until I retire.

How far is it from Prospect Kentucky?
Prospect is the Louisville area,Danville is Southeast of Lexington so probably 2 hours. Prospect is a very nice area compared to the rest of the Louisville area

I work with pll who are paying as much as $850 in vehicle payments . A new suburban financed for 60 months will run you $800 plus and this is with great credit . A new suburban rins $70,000 plus . Yeah I think it I'd crazy I would have priorities, live in a nice home, drive a 2nd hand vehicle. I have bought 2 new trucks paid them off and will never buy a new vehicle again !! I paid $38,000 for a new dodge ram in 2009 . I just priced a new dodge ram a few months ago , with financing $90,000 $1,000 a month payment . Crazy !!
