@saudaghar hello , I am applying for a home loan in SBI bank and i asked for charges for 50 lac loan process , i can see Processing fees, Legal fee , valuation and Cersai is applied , Problem starts when Mortgage Charges was said as 28000 rs , i as bifurcation , it says Mortgage charges = .3% of laon amount (before 2021) it was 0.20 right? and Intimation of mortgage charges is asked as 0.2% of loan amount which is also costing 16000 rs , Earlier before 2021, Intimation of Mortgage cost only 2000 rs flat , why now 16000 (.2% of loan) is getting applied by BANK . Bank suggest it is all about Maharashtra Govt they started charging after corona , is it true? ques 2 - is 4 year old flat on resale , then does the valuation cost of flat reduced ?

We booked flat in Roshan Milestone tathawade due to one of the reason that upcoming WTC was coming near to there. As you mentioned now WTC is going to move in Hinjewadi it's really very disappointing all of us. Great if you could detail out on this please.

I visited the Westview Reserve they are saying WTC is still happening but it's really a SHOCKER. Though the tathwade area will definitely see appreciation in the coming years. Roads connectivity from Roshan Milestone and Westview reserve is to EON IT Park & highway is horrifying.

I have never seen Saudaghar speaks good about Punawale/Tathawade location. During SWM plant situation he seemed less excited now whenever he gets any chance to degrade the location he capitalises over it !
For long term it is good ... Don't know how many years it will take for proper connectivity with important locations .. but townships are much safer than small builders as you get planned development and better cleanliness, security where you live
Check the water availablity, builder says they have water treatment plant near pawana river. Will it be sufficient for 400 acre township, especially when only 70% remains open. Also, what will be the cost of maintenance at that time. Note that builder can't increase the maintenance amount as of now, but nobody knows of future.
