    Both are the DRH Cali model. In Polk county these could go below $310k. But the real cost is that the HOA+CDD+Tax could be $600~700/month

      Polk County is usually cheaper than Pasco County.

    No ceiling fans
    No pendant lighting
    No cabinet hardware
    No kitchen backsplash
    No crown mounding
    No soaker tubs
    No vaulted or tray ceilings
    Basic looking faucets throughout
    Basic doorknobs throughout
    Those houses should be $189,000-$225,000 at best.

      @@joshbryanrealtor I’m not looking for something with those features for that price, but for as BASIC as those houses were they are still extremely overpriced. New construction or not. People that are will to pay for those basic POS is the reason why builders get away with this crap they’re doing.

      @@omarbryant7930 things are worth what someone is willing to pay for it right? Same thing is/was happening with vehicles. People willing to pay over MSRP so dealers kept charging over MSRP.

    There are no reductions in home prices until they come back down to pre-Pandamic prices before all theses people came to our state raised prices on all things now are leaving to destroy others states. If that happens then yes it is a true deduction.

    I find in the last house and the other one that matched this 1 I find some of the features in the home are very cheap looking they didn't even take the time to put a backsplash in the kitchens Plus I find some of the faucets in the bathroom and even the showers themselves are those plastic ones that you insert And another thing too I don't understand why they want carpet in all these rooms I watched a lot of your videos and I noticed that a lot of instruction people when they remodel places down there is lots of carpets especially this company I'm wondering do they get like a big discount on rolls of this carpet Lol lol

    How high will that pond get during a heavy rain? I’m not worried about gators, I have a 12 ga for that.

    Hey Josh, My Pet Peeves is a Open Shower. The Kitchen Cabinets only comes in the Color of White, What About Colors like Dark Espresso or Brown Cabinets. Also I Do not like living behind a POND or LAKE, It's called Gator County, No WAY!

      Not necessarily that specific model but just looking for 3/4br in that area.. toured a home today in palm cove and walked another with dry wall hung in summer stone down the road. Just trying to keep the price between 3-360/70k

    Hi how much can these be rented for a long term per month in that area?

      Anywhere from $2200 for a 3/2 up to about $4000 for a 4/2 if you put in a pool. Let me know if you're interested in buying one for an investment and we can dive deeper.

      @@joshbryanrealtor will have to make the calculations to see if its worth it, what is the HOA and the price of using the lagoon for the tenant or does the tenant buys that? i am not sure 2200$ will provide us a good cash flow with 50k down, will have to make some calculations and not looking to install a pool since the lagoon is there.

      @@georgesabdo1434 not here. DR just started a $2k per week increase and this is after raising prices a little the last couple of weeks. Incentives have also been reduced.

    Do you think prices will continue to cut or level out?

      I think we come down...how much? Who knows. For December, the Median Sales Price for Single Family Homes were as following:
      Hillsborough County - $400,000 (Down a little over 8% from the high in June, but up $100 from November)
      Pinellas County - $437,500 (Down a little less than 3% from the high in July, but up $17,500 from November)
      Pasco County - $369,990 (Down a little less than 8% from the high in June and down $20,000 from November)
      Pasco County is where these new construction homes in this video are located. It'll be interesting to see if the uptick in Hillsborough and Pinellas continue or if we flatten out.

      @@joshbryanrealtor I think prices may continue to slash for new construction because builders do not want to carry the cost with finished inventory. and ALOT of homes being built in Pasco County. Interest rates probably wont go below 6% the first two Qs of this year and maybe longer, which prices alot of ppl out. In my humble opinion.

      @@impacttheworld8713 I agree with you about the new construction on finished inventory. I've been watching one that I've been considering purchasing in Apollo Beach that was $485k in October and is now $440k. It's not slated to be finished until the end of March, but still. One thing I have noticed is that a lot of the finished product tends to move rather quickly since there isn't a lot of it at the moment.

      @@impacttheworld8713 possibly. It seems that every time rates dip a little, pending sales tick up. If CPI data comes in low on Thursday that should end up in lower rates. If rates stabilize or trend lower then I don’t see a huge drop off, but who knows. 😁

    The Lagoon is open to the public. They bus in people all the time.
