    It looks like the neighbor built his green house at least in part on this property. How do you deal with this as a new owner?

      It seems so. Ask him to move it. Send him a letter asking him to move it. Send him a letter with confirmation from your surveyor and ask him to move it. The surveyor I used it about $350 for the corners and boundary lines to get marked and he writes up a report on his findings as well.

      As a person who has litigated many-many real estate deals: the seller has to clean up the problem of the encroachment and probably get assurance there is no adverse claim of any kind etc from the neighbor. I see a minimum of $50Gs in legal fees if there’s a tussle with the neighbor. Seller should handle this kind of problem before listing. Some states have strange laws about adverse possession that is open and notorious. A land owner may actually lose a part of the surveyed property through crafty lawyering.

      Have it surveyed and have a talk with the neighbor. Maybe negotiate partial use of the greenhouse instead of spending money to litigate and ending up with an angry neighbor.

    So remind people of the properties are really cheap because they're probably in a stage 3 burner in California which means for construction loan or a house loan you'll have to pay an insane amount of liability insurance if you can even buy it they're canceling everybody that's why the properties are cheap you have to be able to build and take the risk of losing it in the next fire on your own

      Maybe, but that is not why the properties here are affordable. They have always been affordable before any insurance issues were ever a thing. This area is in the country and not city and there is land available unlike a big city. Think of this area like LA was 1,000 years ago or so. LOL

      To be fair, rural Northern California property has always been cheap. This is not near San Francisco or Los Angeles.

    At 29K you can do it easily. County building codes need to be checked. There's always a workaround. Most counties will allow a 200 ft. Structure with no building permit. Just build a couple of those. Easy

    Hello. when you say gently sloped, please elaborate. I have visited several properties in the area, and they all said gentle slope... Turned out it was like trying to climb Mt Everest..Just hearing your heavy breathing... it's more than gentle slope LOL.... Are there any flat areas to build cabin? and a garden?? Mineral rights??? Thanks much!

      You should be able to research that online if interested. Maybe not the detail of possible house sites.The video doesn’t seem to be much help in that regard.

      Sorry someone lied to you. I hope the 3D aerial image helps to show that it lacks steepness. The "steepest" part is from the road onto the property, the first 20 feet or so. Right where I parked. I'm not sure if there were any areas that were 100% dead level. Most of it is just above flat, guessing 10 to 15%. The topo lines area very far apart which means it that it's not steep at all. I wish I could share that with you here but the comments won't accept an image.

    Hire a drone pilot or become one so you don’t get a fine, but drone shots would give a lot more depth to the property(s).

      Ya but it doesn't show the boundary lines and if too high it's just tree tops on a property like this. Open land would work though, still no boundaries.

    "Privacy due to a healthy amount of vegetation...." No more ignorant statement has ever been made. That vegetation IS the reason for California's catastrophic fires. Understory=extreme fire. If I was an insurance company I would not insure anything on that property until the supposed "healthy" brush was cleaned up. BTW, I was a wildland firefighter for 12 years, and resigned favorably from a Captain's position. That is a tinderbox, and no one should be encouraging people to view dense brush favorably; it's a threat.

      There are some really nice trees that give a lot of that forested feel. You should know more than anyone that a buyer will have to clear an area where they plan to build, but that doesn't mean they need to clear the whole property or the frontage for privacy if they want to leave some trees or some protected Manzanita. All of CA, NV, and the lower parts of OR fall into this whole category if you are trying to get technical. Each state has its own natural disaster threat. Nothing new here.

    Truth is I was in fact followed by a sasquatch very close to this property in Big Bend California on Hagen Flat road that runs along the Pit River ,my mother worked for PG&E and we had company cabins in a place called Camp Pit PSEA camp, I got followed for nearly 1/4 of a mile and thanks to praying in the name of Jesus I believe I am still around to talk about it but I did not talk about for the first 15 years..

      Ive been following claims of sightings and i believe they are not only true, but i often wonder if the fires arent being used to control their numbers.

      I was camping with my girlfriend near Topaz City, off of Hwy 89, a little south of Tahoe, in 2011. My girlfriend went for a short hike while I set up our tent. She returned 20 minutes later and was completely hysterical, claiming she was sexually assaulted by Big Foot. Of course I thought she was nutty. About 9 months later my girlfriend had a baby and I assumed I was the father, even though the kid was a little hairy for a newborn. Now the kid is 14 and can dunk a basketball and bench press 300 lbs. I don't know what to do at this point. Can anyone offer some advice? Maybe the Big Foot sex was consensual. I just don't know.

    Are you allowed to shoot on this property if safely done so? My teen son loves range shooting, would you need approval from county to build a off grid cabin here?

      Shooting in the county is generally allowed but I would double check with the Shasta County Building Department before you purchase just to be 100% sure.
      Yes, you need permits to build stuff minus a 120 sq foot or less shed.

      @ no. Not unless you are 100% sure. However,oyster mushrooms ( especially ones growing on oak) are very easy to identify and delicious. But,tastes best when just sprouting….
      I thought that property really was very nice. I forwarded this video to some family,thinking it would be a nice “camping “ spot with their new RV,but,no response….
      I’m guessing there’s some sort of difficulty with the property, to be so nice and such a low price?

      Well, asking me questions is a start and you will get disclosures from me and the seller of what we know about the property. You will also get a title report that will show anything recorded with this property such as but not limited to easements, old liens, and taxes, etc. This all happens during your free 17 day inspection time.
      You can also talk to the Shasta County Building Department and tell them your plans for the property so you can see what you need to do if you want to develop the property. You can use Google Earth to look around the area in general and see where houses are and main roads or the highway location from the property.

    You bring up a good point however there are work arounds. Build an icf house yourself, no banks, no loans and it wont burn. We are not far from this property and insurance just cancelled our insurance. So I'm back to shopping for another carrier. Shop shop shop. Get busy flipping a house to pay for the freedom of living in the country. I wouldn't trade it for the world!!

      Maybe, the biggest issue is there is no back stop since it's gently upsloping. 5 acres is pretty small for a hunting property. Might hit someone or something on a another property if you miss your target.

      Thanks for the suggestion but it is much better for the audience if I talk while I'm in the field as it is more realistic/real time. I have tried as you suggested in the past. instead, I will work on my breathing and get more cardio in the gym so it doesn't affect me as much. I'm not a spring chicken anymore unfortunately. LOL

      Not really, 30 minutes back to Redding. There is a Chevron store/gas station and another local small store right in the vicinity. If you are referring to things you get in a big city, then no, nothing around until Redding.

    Cheap land and California? That is an oxymoron. I’m also learning about easements, zoning… there is so much research required in buying undeveloped land in California. 4:55 Does the waterfall work? As a man I am indifferent. Guess I’m not the target audience. A good picture of the moon would be equivalent and possibly less insulting; but wouldn’t it be fun to see who thinks it’s funny, who gets mad, and how many stay silent and see if their wife says something? About showcasing the moon as a selling point. 😁

      There really is cheap land here in very northern CA. No industry here so no huge developments and so there is land a plenty here unlike Southern CA.

    Yeah buy cheap land in a failed state with failed tax structure failed infrastructure and bad vodes that will keep you from doing anything, also encourage potential buyers to attempt to sidestep building code (crime right there) and build many non permitted non occupyable stucture so the state and county can fine them into oblivion. Go to a different state, buy even cheaper have better codes and less costly red tape, and just live happy.

    Don't be deceived by the scenery. This state is horrible! There's a thousand reasons why there's a mass exodus going on here in the last 4 years. Anyone that still chooses to buy property here might have bumped their head severely.

      There is nothing deceiving about the scenery.
      People are always moving around, the old miners did it from east to west in the past. Lots of people moved in 2020/2021. Local officials will change as their terms end, nothing new here. Everyone has things they like and don't like about everything in life. This should be a given and respected.
