That place would benefit from simpler, lighter, yet still old, furniture. I liked some of the sofas and chairs, though, and the dining table. I like negative space in a composition. I pictured Nick taking a running jump into the pool after he laid the camera down! It was a hot day!
the italian countryside is so gorgeous! .. such a friendly inviting kitchen, charming and homey (that terracotta stove ooo!) complete with a view so it's instant love for me :) that lived in - loved in living area is wonderful! and those floor tiles are gorgeous. i love the feel of this room. the bedrooms are plenty big enough, cozy :) and i like this layout.. comfort everywhere! the old doors, the ambience in the upstairs is just sweet! those furnishings are fantastic! lots of dusting with those intricate pieces oh but they are lovely!!! the little house is adorable - that little stove! i really like this too! the view from the upstairs is absolutely lovely. such a beautiful place italy ....................... nick, you brought out the best in this italian charmer

I reallt love these houses that you can tell have been well loved homes over a long time, not rentals or locked up for years except for a few weeks. I also find it attractive to have neighbors in the area, and convenient proximity to a shop for the basic bits, a place to go out for dinner, a town close by. This one most of everything I love about a house in Tuscany. Everything outside is perfect, and inside there's alot of room for friends, family and visitors to both sleep and socialize. I love a kitchen like this one, the west facing direction, being an evening person, and the geniune feel, materials etc of this property. It's a wonderful and unpretentious house, with wonderful qualities. Good vibes here too. Important! Thanks for being kind to our pollinators, and for sweating it out to give us this tour Nick! This was lovely ❤
Hi Nick, This property needs a lot of work. I am only speaking for myself but in USD that is over $1,100,000 plus all the expenses related to the purchase. It seems high and in dire need of a thorough cleaning. Glad you Saved the Bees🐝
Don't really agree. Once the owner gets his stuff out (he's moving into a BIGGER property), give it a good cleaning, then it can be furnished as someone wishes. No different than looking at a US house where someone lived for 25 years....just full of stuff.
Needs a cleaning, but the bones are there. $1.1M doesn't even get you a crummy starter tract home in many parts of the US. For me, the neighbors are the biggest problem - the rest can be fixed. But in that part of Tuscany, many people are leaving. Italy has a scheme to try and get people to move back to the countryside. Micheangelo's home town (apparently visible from the property) is one of the towns where they will pay people to move to (subject to many caveats).

Absolutely in LOVE with this one… however, based on size and location I think the asking is pretty high based on comps. Anghiari/Sansepulcro is definitely a lower priced area (although I agree, very beautiful!). A nice, functioning, yet un-renovated property without a pool in this hamlet/area would go for about 350k? Ish? 400? Question would be…is this a 600k reno?? 😉 All questions going through my head as a serious buyer. Especially on resale value. Still one of my favorites!! I’d probably snap it up if it was better priced. The search continues!! Thanks for the tour!

For the buyer, this is a difficult property - and Nick understandably focused on the views & the pool. You certainly wouldn't want to look back at the house, it's 'orrible on the outside!!
