Ruan sounds like a great guy. He went above and beyond to mske the building a better place, as much as he could before he got the promotion he deserved. The moment OP said that he bought fresh flowers out of his pocket to make the lobby look nice, I was hoping he'd get the recognition he deserved. I'm so happy for him.

I was a bit worried that the manage would hear about it, and say, "You made me look bad, by comparison," and fire him. But thank God that COO had such good sense!
Too many people DO punish their underlings for doing too well, because "You made me look bad by comparison," and actually blaming the person for doing well, rather than themselves, for doing such a poor job. They'd rather EVERYONE do as badly as they do, and the whole place fall to pieces, than that anyone "make me look bad," by actually doing their own job, let alone doing ALL of them.
      Ruan is a Rock Star!

Yeah, from janitor to building manager out of pride for a doing the job right, Ruan earned that new job and the previous manager was a complete idiot for think he could just ghost the new owners.
I used to work for an Eddie, basically he did nothing but sit on his ass surfing pornography and social media (both massive violations of company policy, seeing how I was a guy also and figured I would get a kick out of it, he show me some of the pornography, I learned what a Alabama Hot Pocket was thanks to him, do not and I mean never Google that term unless you have a strong stomach, I fricking hate that guy) all the while getting the assistant manager to do all his work under threat of firing her.
But things went a little differently. My Eddie, had a review the day he came back from holiday, he came in and it quickly became clear he knew nothing about the state of our operations, he couldn't even say what had been done in the past year, but the assistant manager did.
His ass got fired, upper management started digging and were appalled by want they found from IT, you know that joke from the last season of How I Met Your Mother? About how Barney's job is just to sign documents? Well this ass was basically doing that, except he wasn't a patsy, just lazy.
My assistant manager became my manager and the work place became much better, one of my work buddies became her assistant manager, and we could finally get stuff done.
She was way more chill as well, we didn't have to rigidly be there 9 to 5 any more, come in 30 minutes late, leave 30 minutes later if you still had work. Finish your work early? Well go home, you'll get paid for the day. Work overtime? Salaried workers will get time off and hourly workers would get paid. Morale shot up like it was strapped to the side of a rocket.
Edit: Spelling and Missed words out.

@@lyyyks5652 I glad she did, she starting talking about not renewing her contract before that moron got himself fired, can't blame her, she was basically doing two people's work for no extra pay and was the only person keeping that useless manager away from the rest of us so we could get something work shaped done.
The Eddie we had considered himself a "lad" (kind of hard to keep concise, but it's a British slang term used to describe a young man [but not a child] whose main goals are drinking, playing games [any type, could be sport or videogames], having sex and doing soft drugs [he didn't do that at "work" except the pornography thing], you know a dick), he had a small group of cronies who liked that about him and were almost as useless as him.
They would arrive late and leave early, and put the bare amount of effort in to their work and made mistakes all the time. I lost track of the numbers of time I had to redo orders and invoices, it was a quiet policy the assistant manager brought in that if we saw a completion order with their signature to double check it, 1 out every 10 was wrong, so not as useless as the manager but still a headache because he wouldn't do anything about them because they were his drinking buddies.
Worst part, while it never hit open sexual harassment (about a year before I started, the company was successful sued for it, so there was a crackdown), these knuckle-heads bothered our female co-workers, I didn't even need the assistance manager to tell me to warn any new girls to go straight to HR and not the Eddie if they felt uncomfortable with anything they said or did. Because the jackass, "surprise", wouldn't do anything.
Fortunately, when the assistant manager took over most of those idiots were gone in six months, because, "shock and horror", they were expected to work but not just work but competently.
One changed his behaviour because he couldn't afford to lose his job (actually, of the cronies, he was the only one I had any sympathy for, he started sucking up to the old manager because he lost his father to a driving accident, his mother took it very hard and could barely look after herself, so it was on this guy to earn money and look after his kid sister. He knew he could pop out early or come in late if the Eddie liked him, the new manager changed his work schedule when he explained. She arranged for him to come in 30 minutes late and leave 30 early and do a half-day on Saturday to catch up the paperwork and process orders, the new manager rocked).

I used to think, "Why do people get so upset at 'being treated like a servant' when they are literally in a service position?" Then, I saw a documentary about the life of a servant in an Edwardian household, and said, "Oh."
Meanwhile, I have been in a position of treating someone in a service position like... The way I'd want to be treated in that situation. Dang! Yes! Respect and gratitude! Just because they're being paid doesn't mean you can't be thankful. After all, they could refuse the money and the work, and leave you stuck with it.
When my late sister had her helper, we were ALL so grateful! And when the helper was not allowed to enter the home, due to Covid, we were devastated. It was hell. We're all disabled, and NEEDED the help, even if the help was only helping her, because that way, we other disabled people didn't have to torture ourselves, trying to do a job that required an able body. And when the Covid thing passed, and she could have a helper again, we were SO GRATEFUL!
Did you know that in Edwardian households, the servants were supposed to either not be seen, at all, or if they were caught out, maybe they were dusting a room when a "person" entered it, they had to stand absolutely still, facing the wall, and pretend not to be there, so that they could be properly ignored?! What the heck?!
Yes! ALWAYS treat people in a service job with the same respect and gratitude you would want to be shown, yourself. Because they do deserve it! And the crappier the job, the more they deserve respect and gratitude for doing it!
Some people have this idea that "They're doing an awful, crappy (sometimes literally) job, so they deserve to be treated like crap, since they are dealing with crap." NOOOOOO! They deserve MORE respect and gratitude for doing the stuff that the vast majority of people are not willing to do, because it IS crap! They have the mental and emotional fortitude to deal with crap, with equanimity, while the people looking down on them would MELT with horror and shame, if they ever had to do that same job. Respect garbage handlers and sewer workers! They do it, so you don't have to!
And yeah, I see now, why people in service don't want to be called, "Servants," because even though the word is correct, it comes with so much baggage and "Don't let them be seen," and "Don't treat them like people," and "Look down upon them, if you acknowledge them at all," history. UGH!

If someone tried to make me get their car, I'd take the keys, find the car, take all the keys off the keyring and hide them inside the car, turn on the headlights, A/C and anything else I could think of and finally lock the keys in the car.
    Then I would go home.

Assuming the country is America, the op in the first story would have been utterly screwed due to being a black man in a country where monthly news sings out how cops killed yet another innocent bystander, the vast majority of whom are young-looking black men. I’m astounded people can stay blind to the violence and meaningless bloodshed of innocents.
However I don’t know what the legal thing is with a situation like that, if there even is one such thing. Odds are, they would be VERY case-by-case...
