Great overview! Are there any conditions for the 500k USD investment in real estate? Does it have to be in a gov't approved project or does this allow investment in any condo within Thailand? Can the foreign direct investment be in a Thai ETF like THD from ishares? thanks

Does the criteria for the Wealthy Global Citizen option LTR require property used to satisfy the $500,000 investment to be paid off in full or can it be under a mortgage?

What is the cost to file the application? How do you "verify" how much your annual retirement income is? ( The US Embassy does not certify/verify an of those documents. )

Yes, you can open a Thai bank account with this visa and your employer could pay you money directly into your Thai account if you prefer it to be done that way. If it's done that way, then you will be required to pay tax in Thailand. If your employer pays you to a foreign account, then it's necessary that you pay tax on that income in that country.

In theory, the LTR visa holders should be eligible for the Permanent Residency after 3 years, but there are quite a few other requirements that need to be met.
The Permanent Residency is actually extremely hard to get and therefore not many people attempt to go down that path.
Are the conditions cumulative ?
For example, under wealthy global citizen does someone need to have have 1 MUSD in assets ... AND at least 80 KUSD / year salary for the pas 2 years ... AND .. invest 500 KUSD ?
or any condition fulfilled is satisfactory ?

Hey Alexandre, thanks for the comment. Yes, under Wealthy Global Citizen all conditions are cumulative. There is different criteria for each visa type. You need to have at least 1 million USD in assets, personal income of a minimum of $80,000 USD for the past 2 years. Investment of at least 500,000 USD in Thai property or government bonds (This amount can count towards the 1 million USD in assets).
What do you need to provide for the 1year reporting ? Do I need to provide income details every year or only every 5years ? Thanks

The one year reporting is just a simple check in about your address and they do ask for your income again, but you aren't required to submit new financial documents or anything else until year five.

I meet the requirements for the wealthy pensioner and was looking to buy a house in thailand, so getting an LTR is a bonus. Do I need to start that application process before I buy property? Or is that something you would do afterwards...ie, does the thai government give you a specific amount of time to buy something after you apply? Thanks!

Would this LTR visa be suitable for me if I have a Thai spouse and only intend to stay in Thailand 6 months a year every year. Do I still need to show that I have loads of money.
You'll have to have the qualifications for the visa no matter how often you plan to be in Thailand. If you already have a Thai spouse, then the marriage visa would be your easiest solution.
What if your spouse is a dual citizen Thai/US, as a dependent would she have to get the $50,000 coverage in health Insurance since she is a Thai citizen and covered under their national health care?
Hi Mike. Correct, she wouldn't need the insurance if she is already covered by National Health Care. If she already has a Thai ID card, she wouldn't need the Dependent visa as she is a Thai citizen.

For LTR Wealthy Pensioner, is it $80k for a total of 2yrs (40k/yr).

The main requirement is that your personal income or your pension are at least $80,000 USD annually. Bare in mind that this is after taxes for the last year before the time of the application.
If personal income or pension is less than $80k but higher than $40k, you will need to invest $250K USD in either of the following:
1. Thai government bond issued by the Ministry of Finance with over five years of remaining maturity at the time of application.
2. Investment in a limited company or public company registered under Thai law, and investment in a venture capital company registered with the Securities and Exchange Commission (SEC), Thailand, excluding investment in the Stock Exchange of Thailand (SET).
3. Investment in real estate (Condominiums)

I dont understand this requirement to Work from Thailand Proffesional -> own a intellectual property . I think its a very broad term. For example is a intellectual property a internet domain ... What criteria do they have for that?

What if your employment is terminated after receiving work-from-Thailand professional LTR visa, what happens to visa status?
You are required to update the LTR team when you do annual reporting every year, so you would have to let them know that your position was terminated and the visa would be terminated as well.

The business itself would have to have a combined revenue of $150 million USD for the past 3 years. For wealthy global citizen do you just need to show $1M in investments in US firm and $80K in salary? What if you leave your job and retire after obtaining the visa and retire? Also does it matter if the global citizen is over 50 years old? Thanks

Yes, for Wealthy Global Citizen you need to show $1 million in investments + 80k salary + Investment of at least 500,000 USD in Thai property or government bonds (This amount can count towards the 1 million USD in assets). If you leave your job and retire, you could change to the Wealthy Pensioner if your pension is an equivalent of 80k annually. For the Wealthy Global Citizen category it is ok if you are over 50 years old. If personal income or pension is less than 80,0000, but higher than 40,000 USD - need to invest at least $250,000 USD into Thai property or government bonds. The main applicant needs to show the financial proof. So long as the main applicant's name is on both accounts then it's fine. The dependent doesn't need to show any financial proof but they cannot combine 2 accounts with different names even though they are married.
