Dude, real estate has ongoing monthly expenses. You cannot "Save" ALL you income in BTC. By tis formula, cash flow converted to BTC should out perform property appreciation. SO this will entice overleveraging as mortgage rates are so much lower than average return on BTC Accept, BTC's volatility could bight you, putting you underwater for a time that you cannot recover from. Also with the Fiat System, you get to pay back you debt with Dollars that are worth less than the ones you borrowed, a decided advantage of Fiat Leverage. Just Sayin.
Fiat debasement isn’t convenient for this real estate narrative (despite being the justification for BTC), nor are the various tax benefits associated with small real estate investor capital gains exclusion 🙄

Can someone explain why the APR on a bitcoin collateralized loan is still in the 12-15% range? This makes no sense whatsoever. BTC is the most liquid asset on the planet...24x7x365...lender has their money in 1 hour in case of default. Meanwhile, I can take a loan against $AAPL stock for a few % points...and that stock will take days to clear into the lender's account in case of a default. Make it make sense.
It is peer to peer lending which historically runs at a much higher rate. This is the leading edge of lending connected to Bitcoin. No US banks can custody Bitcoin and it is not yet legal tender in the US. This will change but not overnight because there's lots of processes to be worked through.
