    I've learned so much from your channel, Preston. Thanks for the great interview.
    In my view, when it comes to real estate, the 2nd law of thermodynamics is constantly at play: the decay of the structure due to weather and time, the cost to insure against extreme events, the perpetual breakdown of appliances, etc. Bitcoin is unique in that it maintains its integrity through time.

      We assume btc will maintain its integrity over time. We don't actually know if the security budget is long term viable. Its only been around 15 years. Over 99% will be mined first 23 years. Which leaves less than 1% available for miners the last 108 years. Then we will see.

    iv been watching your podcast since the old days "studding Billionaires" and watch you make the pivot to Bitcoin witch I love. I watch them all and it helps me keep up with my conviction in Bitcoin , and I learn a ton I stated down the rabbit hole in 2017 and oncourse hoping for the big day today aka ETF lol.     A strategy with taking on extra debt against your real estate to buy bitcoin is also something people could do with their personal house. As long as you burden the interest carry.

    Interesting, I always think of Real Estate as the ultimate asset. But I do believe Bitcoin will outperform, and real estate eventually returns to its utility value. In fact, the middle-class needs real estate to return to its utility value in order to survive. Rent prices are too high to even survive in major markets.

    Real estate is highly compartmentalized. There's digital, single family entry level and luxury level, multi family of all sorts, commercial of all sorts and mixed use of all sorts.
    Not all those sectors of RE are suffering.
    Digital and entry level SFH as well as multi family is what I am after.

    When you dive into RE being priced in Sq ft an the ethos of location location location, it begins to make more sense.
    McDonald's & Walmart are RE companies. The units morph into the buildings. The buildings are located all over.
    Bitcoin can be any an everywhere at (any) time. The units can morph into whatever you want them to be.
    It's really interesting when you really dive into it.

    I have been trying to follow the technology development of 3d printed structures. I am not sure of the end point, but I wonder if Bitcoin starts to push mass manufacturing techniques for homebuilding to produce real estate on a timeline that doesn’t tie up capital for as long as is done in traditional construction. The other advantages are that insurance and space heating expenditures are reduced.

    Thanks for this interview Preston and Leon. Real estate is a topic close to my heart as it was my core industry being 90% of portfolio allocated to RE investment for almost 20 years. (the 10% Bitcoin/crypto allocation actually surpassed my real estate portfolio in 7 years 😅) When you say PE ratio of real estate comes down to 7 to 10 doesn't it mean the income from rent is so high that the property produces such a high cash flow making it a very good investment? Also what platform do you recommend for people outside the US as river does not support it. Thanks

      Do your research first!!!! I love bitcoin and am investing in it. But I am aware of the risks but I'm bullish on it. Just do your research before so that whenever it crashes you don't jump ship. Buy more during the crash whenever it does.

    10:05 Impeccable evaluation of the 'pricing of R/E above its utility value'. There's only one small glitch: has Bitcoin been priced above its utility value? You didn't consider that.

      No, because the utility value is storing value better than anything else in the financial system. And it's not even close to being big yet price-wise relative to its value.

      @@kaplada22 When (or if) volatility goes down over time, then (or maybe) we can call it a store of value. Until then it is a volatile speculative asset with almost no utility value. I do own BTC because I know a bubble and a craze when I see one. I will ride the wave and take off with the hard earnings of others brighter than me. I watch these videos to see when the hype is starting to thin. This is the third time!

    Preston, from the 50's to 1981 real estate developers diversified in to energy and commodities to combat inflation. Then they went bust doing that.

      No. Mid 60s through the 70s was actually a commodity super cycle. Long time investor Jim Rogers made a fortune with it.

    As a professional real estate investor and huge bitcoin fan, I usually find these comparisons a bit misleading. Taking leverage to buy bitcoin is a bad idea, period. Sweeping some % of net profits into it is a good idea. But the argument that real estate expenses are too high is not a good one when you're then saying you take 25% of those net profits to buy BTC, and that's a significant amount. So obviously real estate is making money regardless of expenses. And as inflation makes those expenses higher, it makes the income higher as well. Bitcoiners always talking about real estate expenses and not income, is like a restaurant only talking about how they're always having to buy all this food. It's like yeah that's how business works, you have income and expenses.

    Except that homes are a necessity to quality of life, bitcoin would not be missed if it did not exist or go away. Price action does not equate to store of value, fun narrative though. It's a speculative instrument, and there is nothing wrong with that.

      That’s a good point about homes being a necessity to quality of like. I think the same can be said about Bitcoin, people just can’t see it yet because they are barely learning about their money being debased. Bitcoin is becoming necessary to those whose quality of life is being lowered by inflation which is caused by debasement.

    I really appreciate the dedication in each video you post. Long term investor's know that the market and economy will recover eventually, and investors should be positioned for such a rebound, I gained $180k from bitcoin of 2021. Before the market crash and now am buying again, adding more at a time. Having a good financial advisor like Michelle Stewart, it will add to your success in the crypto market.

    If your half a bitcoin one day soon reaches $250,000 and you approach a lending institution with a loan-to-value ratio of 50%, you may be eligible to borrow up to $125,000.
    Assuming you secure a loan with a low interest rate of 3%, you can use the borrowed funds towards purchasing your house. You can keep your bitcoin as collateral as long as you make the low interest rate payments on that loan, and you could benefit from bitcoins increase in value.
    Obviously, bitcoin can go to zero but history for the last 15 years have proven otherwise
    gold:
    - Price in 2007: $650 per ounce
    - Price in 2023: $2034 per ounce
    - Gain: Approximately 212%
    Bitcoin:
    - Price in 2007: around $0.30 per coin
    - Price in 2023: $45,000 per coin
    - Gain: Over 14.9 million percent
    - Price in 2007: around $0.30 per coin
    - Price in 2023: $45,000 per coin
    - Gain: Over 14.9 million percent
    Conclusion: Bitcoin continues to significantly outperform gold over the last 15 year and evidently mortgage rates.

    Comparing apples to oranges. Totally different asset classes. I own digital assets and real estate since 2001. I own real estate for two reasons. 1. cash flow 2. tax write offs. Absolutely nothing to do with "storing value". I know many investors and have met 100s over 2 decades and not a single time have I heard someone mention storing value. Crypto is a highly volative speculative asset class you are betting on price appreciation. Good and different reasons to own both.

    How does all this make sense when a real estate company buys Bitcoin at $55,000 and then it goes down to $17,000 And then they need to raise liquidity for some internal reason?

      These mostly come from the fact neither can scale to be used at any scale in their current form. In the LN white paper it states the block size needed on base layer for global scale.... 133mb. Btc blockchain has a 1mb block size, Woefully inadequate. This severly limits the L1 and LN. To fix both you would need to increase the block size and the hard core group that basically run BTC will never do that.
      A good example in May when ordinals came out LN had a failure rate of 12.5% and BTC hit $30 fees. This is why nobody builds on it. I hear "global reserve currency" all the time and mathmatically its just nonsense.

    regrading the comment at 8:00, I think the only problem is Bitcoin doesn't contribute to credit worthiness for the average consumer. I could have 10 bitcoin, but creditors only see that I have no savings and "gamble on crypto"

    Just to add that the analogy about bitcoin is ALMOST wrong when they say it is "digital gold"... the right analogy is "bitcoin is digital real estate".
    Gold can be produced or mined according to the market, there is even a global gold consul that regulates to a LARGE EXTENT the production of gold, but real estate is what it is, and in this real estate there is only 21M, period.

    Real estate in the US has sustained high prices even with a reduction in demand since rate hikes began in 2022.
    Supply is severely constrained due to locked in low rates from pre-2022. When the Fed lowers rates in 2024 it will flush a lot of buyers out of cash but it won’t entice sellers bc their rates will still be hundreds of basis points lower than market rates. It’s going to cause a big squeeze in real estate and prices will absolutely rip.
    Next ≈5 years real estate will keep ripping. It’ll be the blow off top to a 50+ year bull.

    1 big downside about bitcoin is you can loose it due to hacks or sending to the wrong address, thats why many people also will have some money in real estate/stocks/gold.

    Big bitcoin believer here. However… math may have been a little misleading there at the beginning. Buyer of $500k house may have put down 10%, $50k. Price of home went from $500k to $1m. Their $50k investment made them $500k (10x)!
    And yes they had to pay a mtg pmt, but would have either had that or rent so that part is a wash.
    Overall that was a massive win! However, that will def not be possible going forward, even if rates drop. If rates drop supply will increase DRAMATICALLY as homeowners will once again be able to move without a massive mtg pmt increase.
    Could be time to sell and stack.
