    Another con of renting is terrible landlords and/or terrible neighbors 😫 Something you don't find out until you move in. The last place I rented had a wonderful landlord and helped me heal the trauma of being a perpetual renter, but jeez louise, it was rough some years! I would love to own my own tiny home on my own land, but it's hard to do on the West Coast. Land is scarce near the cities and/or expensive. One of these days, hopefully 🤞Also, can you two do an episode of how you met? The initial dating stage? And how you broke down living costs when you moved in together? 50/50? Or something else?

    I bought a townhome last year because I'm single and don't need a lot of space. Renting was going to cost me more per month, plus with all of the costs associated with rent applications, etc, I would have paid a lot just to try to get into an apartment. My HOA fees pay for the water, sewer, trash, and landscaping maintenance. So far it's been a good decision to buy over renting.

    Prop to you guys, you discussed all the points and nuances of home buying very well! I went through this experience 2 years ago as first time home buyer, it was brutal and tedious.
    Imo, in the long run, home buying will always be worth it.

    My two cents on paying mortgage twice a month or similar executions of the same concept: sometimes you have to consider the cost of opportunity.
    In your case, for example, having such low interest rate, some people would consider that that money you're being loaned in exchange of paying 3.25%, you could get a bigger return out of it, with nothing too riskier, like a business of your own or index funds, which we know in the long term are very likely (although not guaranteed) to return more than 3.25%.

    due to things, i currently have a 42 year fixed mortgage at 3.25%; my payment has gone up in the past two years due to taxes and insurance increasing the escrow needed. Watch what mileages you are voting for as that will increase property taxes. Also great point about neighbors! the house next to mine is currently a rental and had been raided twice due drugs! And i thought i lived in a safe neighborhood!

    An inspector recommended by the real estate agent will not do a thorough job because if the transaction doesn't go through, he will not get any future business. You need to find an independent inspector.

    So I’m going through a similar situation in the DMV, have you all considered suing the seller for not disclosing I feel like a lot of homes in Maryland and surrounding areas are sinking.

    Foundation Issues are common due to the soil and bedrock of certain geographical areas. If the city or county doesn’t require certain type materials that resolve these natural issues home owners are screwed.

    Home Inspectors ARE NOT code inspectors, they are generalists. Sure better home inspectors know code but not their job.

    20:08 This interest rate thing is not even accounting for property taxes, repairs, and MORE. I stand by what I say that buying the house was your biggest mistake.

      @@psnisy1234 I bought a 2 bed, 2 bath townhome in Las Vegas last year. I would argue, that for me at least, buying was a better decision over renting.

    I actually think this video is super helpful to show people the all in costs of owning a home. Renting is the maximum amount you’ll pay whereas mortgage is the minimum amount you’ll pay. Yall would’ve saved a ton of money by renting instead of buying a home and spending $40k+ in home repairs. I also really appreciated that yall included the cost of interest which people don’t consider either when they buy a home. A big take away for people looking to buy a home should be that you need a big emergency fund to pay for all the problems that arise when you’re a home owner like the A/C breaking. Thank you for sharing your story and thank you for your service!

    Through no fault of your own of course, this video feels bittersweet because my hope that Kamala would be able to give first-time homebuyers $25,000 to go towards a loan has been squashed based on the recent election results. 😭

    $500 for Prop Taxes on a 600K home .. Its Double in Texas (average)

      Also this should be another con, because Prop Taxes are a % of your Home Value.. So say you home is now worth 700K in 5 years time, you'd be at $583 dollar monthly in Taxes

      Because Virginia has state income tax and Texas does not, this has to be taken into account as a reason why Texas property taxes are higher. Property taxes are also based on county in Virginia.

    If your interest rate is 3%, there is no reason to pay it down early. Your investments are making more than 3%. If you invested the $200/month, you'd be better off.

      @@ZuluNation05 gotcha! Unsure if it may have recently changed, but FHA had made some changes making MIP for the life of the loan. I think that was a bad move in 2014.

    I know you have a great audience and I want to ask the world. Please help me, I am looking for a change of career. I don't know what I want to do.
    I am currently in transportation and need to change careers because my position has no upward mobility. Prices are going up and I need more pay.
    So, I am not a people person, I would like to be remote and international if possible. Freelancing is important to me. I need $100k+ job in the Southeastern US.
    I do not mind moving, but I won't go west of the Mississippi permanently.
    1 internship and a college degree or a certificate or license. Please let me know.

      $60k minimum starting pay. Internship could be not paid.

      Unfortunately, your question and background information is so vague. As much as its important to want 100k/year, you need to re-evaluate what your interests are at home (hobbies, family, etc) and also consider work that you would be interested in doing. It would suck to land a 100k+/year job and hate what you do, even if it's a remote, work from home job. What is your background experience? What degree and certs do you hold? What actual positions are you looking for? Simply asking the audience for a 100k+/year remote job won't garner great answers. What have you done so far to look for these jobs? Without a solid experience in a specific field and/or a decent educational background, I would imagine it would be difficulty to ask for a 100k starting job.
