Penang needs a mall that is equivalent to TRX. After going to TRX, the malls in Penang just feel underwhelming. Hopefully, PICC mall/ the lights mall can deliver that TRX premium experience. All the best to Hunza.
i would say the traffic there is crazy! the jam can persist until 10-11pm... dont think you can go gym first after off work then go home hehe.. unless u OT till 12am to skip the traffic hopefully it get improved soon price wise... medium room in opp apartment is just ~300/month... so...

The tenure can be extended, government will not just simply chase the people out like that. 2. I live here, the management not great but not bad either, as long it is clean and maintained well . The comfortable home is more important than top class gym or swimming pool which usually residents don’t use most of the time.Same goes to the tenants. We can disagree.
I think it's hard to compare a Township project such a Muze and Senze with independent project. If you meant "walking distance" to mall, Muze is definitely more convenient as compared to 1-Sky Condo. As you see their hospital and shopping is just in-between Muze & SENZE. Also, they have nice furnishing and modern concept when it comes to their fully-furnished home

I'm sure you never been to their show units. I have been to other RMM's show units, what they are offering is definitely better than RMM. At least, they are giving the utmost efforts on their interior and facilities quality
this whole township will most likely destined to fail mainly due to ambitious pricing , like MUZE , the developer now can only shift their focus to foreign buyer. IMO a sensible locals will definitely not choose this project as I dun really see any USP that is justifiable for the crazy pricing. 1/ Like MUZE , why would someone have to pay around 700k for a home and accept a car park that is 10 level high & without proper ramp. (car lift is just a gimmick la) 2/ Location > not justifiable for the pricing 3/ 846 units on a 3.3 acres of land , high density > not justifiable for the pricing 4/ traffic congestion > not justifiable for the pricing 5/ look like senze is just gonna make things worst. 6/ Would you pay 800k to 1 mil for a high tech garbage disposal system ? high speed lift that possibly stop at almost every level during peak hours ? how gorgeous is the overall condo design ? Paid premium price for future master plan ? future LRT ? come on la , in KL their are way more TOD project with reasonable pricing I seriously wonder who on the earth would buy this project. With the upcoming upgrades on the Penang's Infrastructure, it will have better transportation system for Bayan Lepas and for the people who bought SENZE. The whole township project is built to offer more than just living spaces since there are amenities and a sense of community that come with it. Traffic may be a nightmare, but can you justify the whole Penang is not the same either? Maybe the pricing is slightly high, but they are fully future ready, meant to make life easier in the long run, and the design is modern and practical.

A good project for future invest
The LRT and mall being walking distance, hence the price. Not many projects like that in Penang island, other than maybe The Light

My concern for this project including Muze is the density. High density while price is way above median for Bayan Baru

Overpriced .... Hunza's Alilia 2 luxury condo in Tanjung Bungah only RM1k PSF and everything from neigborhoood to density is superior.
