  • As a seasoned real estate broker, I’ve had the privilege to partner with clients on countless successful ventures. One project that stands out this year is the Finn Hill remodel in north Kirkland, where I was honored to assist past clients, the King family, in selling their long-time rental property.
    A Strategic Decision to Sell
    Late summer, my clients reached out to me as they prepared to relocate out of the area. With their tenant’s lease coming to an end, they sought to sell their 1977-built property, and their goal was clear: maximize profits without the hassle of managing the home remotely. Given our previous working relationship, they trusted my expertise and insights into the real estate market.
    Crafting the Perfect Approach
    Understanding the Kings' objectives, we discussed how best to approach the project. With their financial resources in place, they relied on my team to identify critical updates and improvements that would yield the highest return on investment. We meticulously reviewed the property to determine which enhancements could attract potential buyers and command a premium sales price.
    Executing the Project Scope
    To ensure the project was executed seamlessly, I collaborated with interior design firm Urban Domain and Jason Blanton of Pursuit Builders Group. Jason is one of the best builders you’ve probably never heard of, and his commitment to quality made him the ideal choice for this renovation. After a thorough walkthrough, we outlined a strategic plan to update various areas of the home.
    One of the critical changes involved reconfiguring the awkward entrance. Previously, the entrance was a confusing maze of stairs. By relocating the front door, Jason successfully designed a welcoming foyer and leveled the main floor, which not only enhanced functionality but also created an open floor plan that added volume to the living area.
    Beyond structural modifications, we completely transformed the kitchen with quartz countertops, updated cabinets, and modern appliances. Both the primary and secondary bathrooms underwent extensive renovations, featuring walk-in showers and contemporary finishes. The exterior also received a fresh makeover with new paint, a revamped deck, doors, and front window-designed to accommodate the raised Great Room.
    Achieving Remarkable Results
    Thanks to the dedication of Pursuit Builders Group, we completed the remodel within an aggressive timeline, preparing the property for market prior to the slower holiday season. Incredibly, the home went pending in just five days, selling for an astonishing $100,000 over the list price.
    Evaluating the project’s success, this stands out as one of the most fruitful renovations I have ever been part of. With an investment of around $150,000, the Kings saw their potential sales price leap from approximately $800,000 to an impressive $1,300,000. In just over two months, they experienced an additional profit of $350,000 from the remodel, all while I managed the renovation process, allowing them to focus on their new life chapter.
