False Chantrells. I highly suggest taking a mushroom class. In Maine, "Rangeley Lake Heritage Trust" typically hosts Greg Marley around the 3 or 4th week of AUG. He's a renown mushroom expert and his workshop is fantastic. There are tons of great books on the subject too. Chanterelles in my experience are (almost?) exclusively found at the base area's of Oak trees, and are delicious. The look alikes to avoid are false chantrells and the jack o'lantern mushroom. What a nice property, It'll be a treat for whoever snags this (NGL hopefully another Mainer!), this is a great part of the state for sportsmen activities and it's just far enough away to be away while not actually being to far out there.
Still haven’t found a good rain jacket. The outer shell of my Bean 3 in 1 should work. Even with the side vents it’s like a personal sweat lodge😂. I agree with you about the outdoor gear. I look for jackets and pants with VENTS on them. Zippered preferably. If yu can open the vents like under the arms it will help cool you off. As far as Gore-Tex, I don't see any advantage. Great property.
1st, is the Climbing Tree Stand on the Property? If right near it , WHY ? So they'll definitely be hunters all around the property this Fall ,, ? What about the Brook, are there Fish ( TROUT ) in it ?
I didnt know there were false chantrelles. I know they're not saprophytic meaning mushrooms that grow on decaying wood. Chantrelles always grow from the ground

There is little reason to fear black bears. Attacks make the national news but your chances of being attacked by a black bear or virtually zero. If you do not want to be in a state with black bears, here are the current choices: Hawaii, Illinois, Indiana, Iowa, Kansas, Mississippi, Nebraska, North Dakota, Rhode Island, South Dakota, Texas, and Wyoming

Inexpensive and pack down very small. I'll generally wear a tank top under and if it's cold add wool sleeves (similar to compression arm sleeves) under.
