This one is owned by an old plumber that is related to my wife’s family. It’s off a farm to market route but it’s only 5 minute from a major highway and you wouldn’t even know it’s there unless your looking for it. You can’t really see it from the street and in the 25 years he’s had it he’s never had a break in or theft. I feel like we got real lucky with this one.
If nobody else is going to do it, I'll be blunt.Kory, it's too small. The roads to and around the shop are fuked. The landlord say's they'll fix them. They won't. Your 1 heavy rainstorm from not being able to get or out of there, without four wheel drive. The roads have been band-aided a half dozen times. As busy as you are, your not going to fix it yourself, even then you don't have the equipment. It ain't as easy as it looks. It probably needs about $75- 100 K in prep and grading/ $150-200K in asphalt/concrete, which is why the owners haven't done it. This is not an oh, I know a dude/ have a buddy that does driveways job. It's too private. Neighbor's are assets in this situation ,(unless you're cooking meth or something) the one you have, ain't close enough to make any difference. Camera's aren't really worth sht, unless you know exactly who the people are that you have recorded. Otherwise you just get to watch your sht get stolen. If your planning on leaving trucks or cars there overnight they better be inside, or just cut the cats off of them yourself. You'll be looking for an RV to have some recovered/not quite crackhead as live in security. He'll have his shady crackhead friend's stopping by/scoping the place out constantly, until they O.D, then the process starts all over again with one of their hang arounds. Don't bother putting a gate up, they'll just walk around it. Once you get to know all the cops in the area, you'll be doing free plumbing in all their, and their friend's houses. 4 months from now you'll be talking to the property owners about cutting 40 or 50 trees down to take away some of the seclusion, then you'll realize nothing ever got done about the road, and you can hardly wait to get the fk out of there.

The landlord is a relative and has worked on and off with my family since the 60’s and is at every holiday party so I wouldn’t press him to hard to fix stuff anyway. The road is bad but not as bad as you think. We have been coming out to this shop for a long time and the road is worse than it’s ever been but we will deal. It’s no big deal if I’m only here a year or so and hopefully we need a bigger shop. The shop is in a good area that’s still heavily rural with very little crime but if you watched my channel enough you know that I’ve had to deal with plenty of theft and expect the worst. You bring up a lot of good points and I laughed my ass off reading your comment. We will just have to make the best of it for now. Remember, this time last year I was still on call and working out of a service truck for another company. We might only be here for a minute.

if you need larger shelves, i recommend pallet racking. they come in many varieties and they are very versatile.
