Seller: No 😱😱😱 Me to myself: so the other 9 agents just read the scripts and have no sense of reality Me: See, your house showed up on my computer (don't say a thing about the mls) as an expired (or cancelled ) listing, so I'm reaching out to see what your plans are? If you're still interested in selling, then you really need to let me pop by and show you what I can do to help you get your home sold and onto your next! I make calls like this every day to people just like you and my success rate shows that I can get the job done and help you get your home sold. I've used that "script" many times. 3 of my current listings were signed via email AFTER I used this exact "script". I didn't even meet the homeowners face to face. I just closed on one and have another closing a week from today after dropping this knowledge on them. My tip to anyone still reading my comment; *be yourself*. If you must use scripts, do not make another call until you can take the information from said script and make it sound like it's coming from the heart. People don't want a robot...they want to work with a human. I've been an agent since February 22nd of this year (2019) and this closing I have coming up on Monday will be my 12th of the year. I still have 2 others that I'm trying to close out before January 1st!

I'm going to try this. I'm a phone canvasser, I've had that before one guy said I'm not interested and I went ok no that's fine I can completely understand as Ive called you out the blue and you just probably just got your coat off from a busy day jus one little question before I go why is it your not interested so I can pop a note on my system, because I've had so many sales people calling up telling me there products are the best and I'm done and I just had nothing to come back with only 2 weeks in to it but learning alot from TH-cam
