The clerks who file the legal documents are not verifying the documents with the notaries. Notaries all need to be registered. There's no reason why clerks cannot verify the notary is legit, call them and ask them to verify if the document is real. They are the ones who are supposed to check the documents so therefore they are the ones dropping the ball.
This is why everyday you check the realtor websites.. When you do that it allows you to know instantly. When the property or home is listed for sale. So you can take steps to stop the sale of a home or property..
The buyers will be the one loosing money becuase stollen property can't be transfer. The money might be gone even if the thief is caught but the land will always be there and will be returned to its rightful owner.

Cities and real estate agents must be required by law to do due diligence prior to any sale.

That is insane that something like this can happen in 2024 . Why doesn’t the state require in person land sales with the buyer and seller ?
Because the state doesn't care.

if you buy stolen property of any kind you lose your money and the property
not so fast
you can't steal a property. those other people just got scammed, not the property owner, only the owner can sell something.
The property was never the purchasers in the first place

Is there no title company involved here. They should be the one verifying the seller and taking liability to give a clean deed to the buyer.
