    James, regarding security, have you considered CCTV and maybe a firearm (my wife tells me a registered handgun is allowed). Also, do you speak Thai fairly fluently (sorry if you've covered this question previously - I'm new to your channel)?. How much interaction do you have with your local Thai community? Do you feel accepted by them?

      Yes, I might well install cameras especially if I'm spending time away. The technology is better and quite inexpensive now. You can own firearms with a license and my wife does own one (policeman's daughter). I speak Thai ok but should be better TBH. It does help a lot with integrating into the community. I haven't felt any animosity from locals and yes certainly feel accepted. I think it's a case of you get out what you put in. All the best.👍🍺

    Sorry James, i called you Janes last time ! 🤪....You can get magnetic window cleaners now, cleaning both sides at the same time, depending how much clearance you have from bars to window ! My mate has geo-therme in England, to HEAT water for radiators, but still needs to boost the heat with a burner ! I can't imagine it "cooling", but i'm NO expat !😂

      To be honest Jay, when a vaccine is readily available. Even when a vaccine is found, I think health certificates and insurance will still be needed late into next year. Infection spikes around the world aren't helping. 👍🙏

    Nice video James, very informative
    I am setting up an agribusiness farm and we are looking to incorporate solar and battery storage for water irrigation and to power the small farmhouse that has just been built

    Yes great video there James. As I've said I didn't really have any say in the build of my wife house. Her parents, sister and niece live there now, it's a proper thai house now. They do have sort of ventilation in the roof space, do have a crawl space under the floor but best not go in there as it can have snakes in there. I often thought why don't you see more houses with solar panels on, it is more efficient and cheaper than ever before. I live in the UK so not much sunshine. Ah well. Bri and frei east Yorkshire.

      Thank you Brian. Yes, always amazed me why there isn't more solar. I investigated it 17 years ago and there was really nothing here. Things are beginning to change so it might become a more regular sight in the future. Hope you're both doing well. 👍🙏

    My plan is no exterior wood or paint (other than factory finish roof panels possibly) and no bars, done!

      Wood substitutes like shera are good and better than wood in the long run. I'd have bars on the windows but that's just my opinion. Good luck with everything.👍🍺

    100% correct people in Thailand don't look or know what a radiant barrier is, but if done correctly will bring loft temperature down to a maximum of 40c. Plus whirly bird on the roof. Using insulated wall panels again keep heat out www.speedwallthailand.com very good and www.roofingheat.com for the roof. Shading and use of trees, rainfall harvesting, solar power and reflective paint.
    A lot Westerners want to build a home in Thailand using traditional Thai techniques but EU style! Look fantastic but soak up the heat and cost a fortune to run.
    We will be building a eco friendly resort in Rayong hopefully starting in 2021. Hoping vlogger Bryan's Thailand will do it www.casablanca-rayong.com
    So our thought is keep the heat out lots of shaded terrace and save the planet.

    I live in Phoenix AZ, kind of hot. Also lived in humid areas too and I fixed up homes to sell. I've done some experiments on this AC thing. Heat penetration from the roof is easy to test, Get your head up at the ceiling to see how hot it is. Touch the ceiling. Here in Phoenix it's regularly 130-150F in summer. Heat penetration is a big issue. I added vents both at the overhang and peak. Really made very little difference. Current thinking is to put the insulation against the roof deck so in theory the attic would be more like the temp of inside the house rather than venting. My next house if in a hot climate I will build 2 roofs. The upper roof just for shade. Here in Phoenix shading the roof completely drops the attic temp in the high 90's even when the outside temp is 105F. I also made my walls 8" thick, insulated. Shade, shade, shade.
    Radiant barrier does reflect penetrating heat wave lengths. I learned this when in an attic and there was a little radiant barrier and wow, felt like touching a hot stove. Does have to be installed correctly with an aire gap. Rarely installed correctly. And with a double roof I'd make the upper roof steel and with the air gap between the 2 roofs and excellent air flow I doubt radiant barrier would do much. Easy enough to test though.

    The crawl space idea is clever, although is there any issue with damp in the rainy season or maybe animals/bugs?
    Very useful vid for anyone thinking of building, you covered many topics I hadn’t ever considered and certainly not heard others mentioned. True knowledge sharing, nice one 🙏👍🏻😎

    I had a 16 panel system on my house in England. Basically paid for running my hottub. Just rented my roof space to a company. My thoughts are that vehicle batteries don't last long here so would be very wary of battery manufacturer's claims. I do think that the authorities are missing out here though. Good video mate👍👍👍

      Cheers Wayne. I asked Christian about batteries and he said they don't use them. From what I understand the solar system works in conjunction with the grid. Still getting my head around the technology but could be worth another look a bit further down the line . All the best mate. 👍🙏

    James, thanks for the short series on building a house. As I'm writing this I'm just mulling over the plans of a friends new build in Nong Khai for ideas on room sizes etc. Many a good tip taken from your advice, PS, I'm also partial to Absolut and have had similar moments of inspiration at the broken end of the bottle. If only the £ exchange rate was where it was 10 years ago when Yisa and I got married things would be an awful lot easier, Giving serious though to coming out in 2021 and renting in Udon Thani for or a while to really see the lie of the land.

      Yes, I'm still living in pre 2008 when the pound was over 70. Still hurts every time I change money. The pound is at its strongest since before brexit, about 41 now. I think renting for a while is the best option until your sure of your next move. All the best Nick.🙏👍

    Hi James, many thanks for the summations, many of which I’ve been quietly pondering for the last few months. Solar panels are certainly on our must have list. First things first, when we next get to our farm we will decide exactly where the house will be and then gave that section raised up a couple of meters. I’m told to then let it all settle for a year or so which suits our timescales. You mentioned to built in a water tank, was this simply a concrete underground tank or is it the more usual small tanks you see to the side of some houses. ? Best, Nick & Yisa.

      Yes Nick, soil is usually left through the rainy season, so through the wetting and drying process it can harden sufficiently. We had a water tank built underground that rapped around the back of the house. If I remember rightly a special type of concrete was used to seal the tank. We built it because we weren't initially connected to the government water. If you have government water connected , overground water storage tanks for emergencies and the garden should suffice.     Ummm well young man I’ve never had a electric bill for 3500 wow most was 2890 lol
    But would think them old out of date aircon systems would burn it up
    We’re lucky I went for these newer more up to date systems but new stuff now on the market to blow these old system s away!
    But you’ve got a tipical expat house big and spacious we had 20yrs planning and me educate men into western logical thinking
    When discussing the property it was her idea
    2 bedroom bungalow enough because one day I’ll get old and who wants to clean a wacking great mansion!
    So my education paid off
    We didn’t foresee the non rental of the other property in jomtiem But good investment 👍
    Ummm seems I take it your a Jazz fan then 🤔

      James Abroad I had a crawlspace like that before where it was a nice space underneath but a small opening at one end… And indeed the crawling in and out was bonkers… So what I did was I got some metal rails and put everything on small platforms that can be moved around like a Lazy Susan at the dinner table, all I would have to do is reach in there and push to one side and the other end would come around until I got to the box I needed kind of like an oval track system totally cheap and easy…

    Re: - storage, when I lived in Hong Kong we used to have wardrobe heaters to stop mould developing on clothing; is that sort of thing necessary in Thailand?

      Never experienced it here in Tak to be honest mate. However, this is one of the driest parts of Thailand. Maybe in wetter parts of the North/NE this could be a problem.🙏👍

Every time I visited HK, SG, and Thailand and frankly every other part of South Asia it is bloody humid. Is it fair to say that your part of the country is not as humid? This is the main issue with me not planning to live all year in a humid location.

    Hi James, all your advice in this video is gold! Storage, cooling and security should not be neglected when designing a house for Thailand. Ref solar, I have a simple equation on sizing .... you've done the money saving bit already. So here's my bit and if any viewers or yourself would like to correct me or add more I would appreciate it, please note that the example is not for totally off grid working.
    Look at your KWH usage and divide it by the number of days e.g. mine is 3082 KWH @92 days, which equates to 33.5KWH per day. Therefore Thailand has an average of 5.5 Solar hours per year, divide the 33.5KWH by 5.5 yields ~ 6.09 KW. Therefore for me a 6.4KW solar system with with adequate battery should suffice in Thailand..

    Hi James, solar power is an interesting subject .. will Thailand buy energy from you? And have you researched how much solar you would need to power your aircon? Im guessing many batteries to keep it going at night..
    How about the rain? Have you seen much? There has been too much up in Chiang Mai.. flooding on our land..

      Yes mate, enough rain for the farmers to start planting up the paddies but no flooding as of yet. According to Duncan who has similar electric bills to myself, a unit costing 4.5k pounds would power all household appliances. Yes the government would buy back electric much like the UK system. Setting up is still a tricky process but hopefully new legislation will make it a serious option. All the best 🙏👍

      Hi Steve, Buying a suitable battery setup would be expensive in any country so I recommend you actually don't do that and just do a standard Grid Tie solar system at first so use the grid essentially as a battery backup. The only down side to this is if the grid goes down so too does your solar (for safety reasons) but for me the main reason for doing solar is to have as close to zero energy bills as possible and to try to pay off the cost of the system with savings in about 5 years or so, which is possible here in Thailand if you have a grid tie system. You could always add on batteries and more kit like extra inverter in the future to have a hybrid system to allow you to have power even if the grid goes down but it's quite a large extra cost and with technology improving all the time, especially with storage, in a few years time there may be much better and much cheaper options.

I had solar fitted 5 years ago in London, batteries weren’t ready then also.. i had thought Tesla had invented an improved system included in their advertised roof solar tiles system that claimed self sufficiency for 10 years.. but ive not seen any follow-up marketing videos since, so im guessing not lol

      @@stevecarroll8513 there are many battery storage options available from simple lead acid battery banks (cheapest) to lithium which should be more efficient and last longer but are more expensive. Tesla battery walls are good I hear but not seen them in Thailand but in the US they're around $7,000 each I believe and a house may need one or even two. I think in a few more years there will be more options for better price so I intend to start off grid tie and look to change to hybrid later when I think time and price is right

    Hey James, you said before that electric bills were far less in other videos. Different times of the year in Tak you probably don't need aircon I would think. Also with panels you'll have to maintain them, even if you leave for extended periods. So what is the real electric figure?

      It can go as low as 1000 in the cold season and has touched 4k - 4.5k in the hot season. So over the course of a year it probably averages about 3k-3.5k a month.

      @@stevenobinator2229 3 aircons going at times in the hot season and one is 24000 btu which doesn't help. Highest bills were 6000 bht. when my parents visited. Aircons going 24/7.

      Elec. costs are very subjective. We don't like living in a/c so we just have a unit in the bedroom which goes on when it's hot, but only for half an hour - to "take the edge off"... so our monthly bill is only 750-850 - and with minimal insulation. Being fair-skinned I always had problems with sun & heat in the West... but I seem to have got used to it here, fairly well.
      Very occasionally we fall asleep with the a/c on... and wake in the early hours shivering... which always makes me smile, as I could be doing this in the West for free... 555
