    Just came across this channel. Great information. We are considering selling our house and I will definitely take note of what was said in this video. I just need to find you covering the problem of how best to time the selling of a house with the purchasing of another house so as to maximise the best of both worlds. Don't want to sell and have to move out before even finding another house to move into.

    This is a simplistic example, but when selling a seaside property, (which I had refurbed by stripping the Oak floorboards to the ground floor) the estate agent tut tutted and said I needed to lay fitted carpet to attract a family sale. I ignored him, and every viewer said ' oh, great, stripped floorboards, ideal for a seaside house"

    When we sold our last house, I had 5 agents round. I told all of them not to inflate the suggested price because I planned to immediately discount the highest offer without further consideration. Slack-jawed amazement! One of them still did it and was “confident” that his team could get substantially more than the other agents! ( slimy arrogant type who was never going to get my business anyway). I can’t recall if I went with the 2nd or 3rd highest price, but we got just under it in the end. In the house before that one, we did fall for the 12 week lock-in, and really regretted it because we did end up having to take a lower offer.

    I found your program. And wow what insights you give my partner and I about selling our home . We going to put our home for sale and I would probably be taking for a ride . Thanks again. Now I can go with few tools to sale my home .

    Great videos. Learned some gold here. But my area is incredibly cutthroat and many any agents over value to win the business and a lot of people chase the money.
    How could you overcome that hurdle, some people are very money orientated

    To be fair this is great advice!
    I lost so much business from being honest and straight up with people. Just to have big corporate boys come in and mark it up £20k to win the instruction 😂

      So this will be amazing!
      Always felt starting up my own will allow me to deliver what’s best for the customer and not get into the rat race volume games with the other big corporate agents.

    Ok so here is one for you, I contacted a well known agent, for a valuation, They sent me an email. " Thank you for getting in touch about your property. Unfortunately we are not able to take on any new properties at the moment due to long backlog and so I would recommend that you try one of the local estate agents " they than go on to mention 3 agents. What's all this about.

    Apart from putting a colour print in their window, and the time used for valuations/possible accompanied viewings, I can't see what expense an agent is put to. They don't send out brochures, they don't call all the buyers on their register. They just seem to wait for buyers to find the property on Rightmove then make the appointment. Once you have a buyer, they don't want to know you, it's all about the wants and needs of the buyer as that's where their money will come from.

    What are your thoughts on "offers over"? Could you be cheeky in a few months and offer under the "offers over" price? Another great video btw 👌 👏 👍

      I don’t think it’s cheeky to submit low offers on properties that don’t have anyone making offers on them. Yes there will be much more opportunity to do that very soon. Best deals this year will be in December

    Should we insist on no contract with letting agents as well? If they can't rent out a property within a few weeks, we can find another letting agent.

      Yes definitely, although it’s much rarer for letting agents to ask for a sole agency contract.

    Not entirely true. It may take 12 weeks to find the perfect buyer. Someone who has to move to that area for work or family reasons. It's like fishing. Most markets aren't like London.

      It’s fine if it takes 12 weeks to find the perfect buyer, that doesn’t mean the seller needs to be handcuffed to the agent. If they’re happy with the service and explanation they’ll stay for 12 weeks no problem, if that’s the expectation that’s set.

    I fell for that bullshit 12 weeks. Paid for photography and rubbish views that dried up after a month. All they suggested was drop the price 50k.

      The agent I’m talking about (who got the £30k over asking price) was at KFH but has now set up on his own. Jack Terry Property. Great agent.

      @@MovingHomewithCharlie No I meant the one trying to lock people in for twelve weeks on the promise of an over-inflated asking price (and a hefty commission). With some it might even be sixteen weeks. Them they low-ball when the seller gets desperate.

    I as an agent justifies and proves why i gave that value ! Stop acting like a guru , simple people buy people and explain that with click thru rates we can adjust the price if no interest or many viewings, u chatting poo
