Very good advice, thanks! My main takeaways are: the period in your life makes a huge difference on how you invest and the balance of your portfolio. A young person can make high risk, high yield investments because they have time on their hands to recuperate in case things go south! A retiree is better off with low risk, low yield but stable investments whose base value increases over time...like real estate! Real estate is also very good for leaving to heirs to give them a headstart! The second takeaway is: be humane when you build rental units! Consider the quality of life of the people who will rent your property. You will tend to be able to get better rents and renters if you treat them with dignity!
