I love how he can convince himself to be excited about a dark, gloomy, cold, low energy space that screams "industrial dungeon" and manages to sound genuine! This guy can sell ice to eskimos! Hahaha bravo!
Actually this apartment is very beautiful. I'll choose this over boring white boxes interior designed. I dont see gloomy. I see "Warm" "Cozy" "Snow" " Christmas" "Coffee". The only problem is it's overpriced without a laundry, dishwasher, and atleast a high end wall microwave/espresso machine.
@@mmm-ie5ws you think so? 🤔 You’re probably right. I’ve been duped into owning my own business, which turned into multiple businesses. Now I’m stuck not being able to find a job that can afford me. Smh.... I’m such a sucker! And to make it even worse, my wife is the same way. As a matter of fact, she just opened up a new location for one of her businesses. I’m sorry my friend, I just appreciate people with great energy, that’s all. 😁 I don’t know this man, but he projects great energy in his videos. That was the point of my comment. Be blessed. 🙃
As it's a townhouse that should immediately motivate an awareness of the suite being a street-level dwelling. Though penthouse has traditionally been known as the top-floor unit of a luxury residential building, the definition has evolved to encompass a lot in recent years. When you consider that many new buildings have multiple penthouses, the reference is just shorthand for making its first-in-class status clear. Most recently, "penthouse" can be applied to a unit if it has a different layout, higher ceilings, and/or other amenities that differentiate it from other units in a development. www.realtor.com/advice/buy/what-is-a-penthouse/
Too bad they couldn’t have used some of that (wasted) space with the 20ft ceiling and worked it into the kitchen; this 6’3” gentleman looks like he almost stoop when he went into kitchen. Throughout the tour, there were a few places where the really low ceilings seemed a very unappealing design/choice. That said, A+++ for the realtor’s “selling it”!
In addition to the truth you spoke, more specifically, I don’t like how he barely had clearance coming out the bedroom and bathroom. I’m not clear whether it’s a new building or a existing structure that they renovated. I see areas of the building that I would have to renovate again and no way am I going to use that loft area for a home office why so I can tumble out my chair and down the stairs? No thank-you. Property still too tight for the money they’re asking.
Wait... the wood burning fireplace "goes all the way up to the ceiling"???? Well, if it didn't there would be a massive fire in the living room without a roof exit. SMH.
Finally I two bedroom .. it’s easy to see 4 or more but rare to see under 2,000 soft that are awesome some people are not into entertaining or have a large family
Hi, just want to inquire about buying property specifically a townhouse, let's say brooklyn and you pay cash for 3M. How much would it be for state tax,is it monthly?Anything else that you need to pay aside from it, and what is it then? Thanks. A cost estimation is just what im looking. thanks a lot.
The marble is Calacatta, not Calcutta. Calacatta has very rich and thick patterning. It is whiter than Carrera marble as well. Calcatta marble is to of the line
I like how spacious it is but the color is so gloomy and the interior design is quite mediocre. This place absolutely needs to be brightened up real bad. Should’ve hired an interior design firm like Studio McGee or something, I’m pretty sure the whole space would look a lot more cozy and homey.
I hope he gets into acting too. Ryan really makes every home tour like it's the best thing since the last one. Love you bro, all the way from Atlanta. Next time I'm in NY, I hope i bump into you because I just want to buy you a cup of coffee and talk so I can just get 10 minutes of your wisdom.
Hahahaha “home office.” Hahahahhahaha. I have more office space in literally every room in my apartment. Hahahaha. And I’m in NYC! Yeah, I get it, in the boroughs.... But ffs. I can be there in 20 minutes!
I like the contrast of how a multi million duplex penthouse with brand new custom interior design has a low end espresso machine @ 2:23! Wonderful sense of humor 😆
I could never afford any of these places.....but he sells them to me every time! I'd want to go on a home tour with him because he makes it all seem amazing!
I'd say 2.75 -- the open master is a little weird -- though the office is a nice idea, also, hard to work with noise from below. But yea, beautiful property. The right person will snatch it at $3 million.
As much as I love the apartment it ain't worth 3million, and that Home office; is a small corner above the kitchen, Mr Serhant , knows how to exaggerate!!!
Beautiful and big house but I’m thinking 🤔 paying 3 millions dollars should have much more than 2 bedrooms y my house have 5 bedrooms and I paid only $700,000 dollars that’s my opinion
I know a lot of buildings are historic in New York, but sometimes the City just have to give permits for a lot of buildings like this one to be demolished so knew ones can be properly designed and built. Some of the renovations in NY and other prime areas are sad to see.
Ryan, I do appreciate a fact you mentioned about how you guys don’t show everyone’s bathroom that’s renovated allegedly. That small nugget made a difference to me. 👍
20ft ceiling and it still manages to feel dark and heavy. From a design perspective, it's very uninspiring. Black floors and a stark white kitchen, maybe next time hire an actual designer
It would be great if your camera person showed what you’re talking about. You mention the floors, the camera stays on your face. You mention the ceilings and the camera is still on your face. You’re handsome, but I want to see the space.
Why point out things like the fireplace, and the small room closet, also the flooring, then not show the example, only the agent could see. The fire surround is off set ? The main bedroom doesn’t seem to have a door, and isn’t very private with a tower of windows looking down on it.unless you mean the brick wall vista. The veneer on the home office desk needs sorting. Sorry!!
Great house, but the first one that made me say I wouldn't buy it if I had the money. Way too disproportionately build. Coming from that huge living room, the bedroom felt like a box and the home office at the top of that huge space is a terrible idea. No matter what season, that is the place that will get sweltering hot.
The property is lovely- maybe open/close with voice over… and then give us great music with smooth transitions between showing the space… the talking is too much the way this is filmed
I loved everything, until he got to the master bedroom and that huge window with everybody looking into your room. Lol and Ryan had the nerve to call it super private. That just ruined everything for me
Time is short very short... Our Lord Jesus Christ is coming back really soon... Accept him, with him comes eternal life securing that is extremely important... .. This guy is always trying too hard, overselling these (mostly average or ugly) overpriced properties. And judging from the sentiments down here, I now understand why he always turned off the comments for a lot of his videos.

I actually love this modern luxe manor-like and gloomy kind of interior design and architecture.
@@A_Planner_and_a_Dreamer Ahhh! Ok. I like your personal spin on it. Gives it a whole new perspective.
I like to think of it as “moody”, “dramatic”, “unique”, and “cozy” rather than gloomy, cold, and dungeon-ey

Two bedrooms for $3 mill. New York, man.
It’s perfect for me. I like it. Thanks for sharing.
the guy who's presenting made it much better hahaha he is a good salesman! haha
I am so middle class, on seeing those high ceilings my first thought was who is going to clean that high
...or change the lightbulbs?
Impressive cave for a single person.
This is not a penthouse. It's street-level dwelling, and the adjacent buildings are at least twice as tall.
As it's a townhouse that should immediately motivate an awareness of the suite being a street-level dwelling. I'm obsessed with Ryan..😍
Brick wall. Wow what a view.
A shoebox with 20 foot ceilings, small bathrooms and a master bedroom which felt like it was in a low ceiling basement.
Yep... and it’s across third avenue from Gramercy Park.
spectacular townhouse
Ryan pulled out all the stops for this one. Wish he could sell my place.

Good price for the locaation!
"What my favorite part of this apartment" is that this 7ft ceiling bedroom has windows facing an infinite wall of bricks 1 foot away.
🤣 👍
But it's very private 😳👍
What a deal, Omg🤓🤓🤓🤓🤓
j adore c est intimiste et gramercy est plein de charme il manque juste une terrasse ou jardin

What is the square footage?
Pro tip; turn the sound off and just look at the pretty pictures
But then you would miss the best realtor commentary. I swear that this guy could sell ice to Inuits
It is just okay. Lacks warmth and too dark wood for my taste.
The master bedroom is pretty cool, but the rest not so much in my opinion
what was down stairs?
Great Video!
So what was on the bottom floor ?? That Living area was middle floor??!
The marble is Calacatta, not Calcutta. Calacatta has very rich and thick patterning. It is whiter than Carrera marble as well.
Calcatta marble is to of the line
Wow thank you.
It's Carrara - not Carrera.
Does he go an episode without mentioning he’s 6’3” 200lbs ? Haha
Ps: love his show.
The designer windows are the best feature. Step away from the window side and the place is a dungeon or cave like.
Take a shot every time he says cool. 😂 that house was built for people that are 5’7 max.

Exactly my thoughts.... this house is not that great and the bedrooms are too small 😳🤔
This guy could convince anyone with deep pockets, for a place that's gloomy with hardly any natural light, it's like a box within a box.
Ppl still want wood burning fireplaces?
It’s more a studio than a townhouse. But all this for 3M in Gramercy sounds like a bargain. Condos in this area asks around the same price for ~1200ft
That’s Calacatta marble, not Calcutta like the city. You’re welcome. 😁
Where’s the unique, exactly?
Work the pin strip
I'd move in and change the lighting. It's so dim, I feel like I'd always be squinting.
I hate modern design so could and not
inviting at all! Terribell style. If this is the
