The last time an estate agent said there was a counter offer on a property I wanted to purchase, I asked that all parties, myself, the vendor and the "other interested party" meet for an informal formal bidding meeting at my expense at a location of their choosing where we could bid against each other in person..... The vendor accepted my original offer. Don't get conned or feel forced into raising your offer. Estate Agents earn their commission from the vendor and have a vested interest in getting the highest price. Cut through the B.S.

What happens in ireland a lot is fake bidders, the agents themselves or the actual seller bump up the price, then you will find it miraculously falls through after you cant match the price any further… happens here all the time.
Exactly what I was thinking... what proof did they have that the supposed competing buyers even existed? Then she says they've never viewed it😮 they never existed. Hold your nerve, don't show emotion, the agent is not on your side.

My mother went to the sellers door when purchased this house, the real estate wanted it for someone in their family and wouldn’t pass the bids on. The seller was unaware and was disgusted and sold the house to my mother. My mother fell in love with the lodge house and she has Parkinson’s disease so wanted nicer surrounds than a terrace could offer. I meant to start a channel of our lodge but caring is a full time job. All kinds of scams go on

They check it out on Google Maps. They’re often not bothered how bad the house is because they have a more than enough money from their house sale to put it right. As long as the location suits them and there’s fibre broadband for remote working, they’ll put a bid in. Subject to whatever surveys etc. Sounds crazy but it is happening.

Sensible censorship. The internet can be a minefield. When we bought this house five years back we loved it so much we offered an additional £1K if they took it off the market immediately, which they did. We watched it disappear from the internet, so relieved. So we understand your feelings about the property. We had offered £60k below asking price so it was still a win. Can't wait to see what you have bought.

Auctioneers in Ireland have a terrible reputation we have experience having moved 5 times ,what you end up doing is bidding against yourself with no one else interested, then you have to deal with solicitors another shower, you need great patience. You have a lot of faceless companies bidding on houses over the past couple of years, who would bid on a house you haven't seen? I was viewing a house on the Outer Hebrides in 2021 (key was left under the mat 😯) and got a phone call from the estate agent that someone had bought it over the phone!! A week later got a call the house was back on the market😏 I wasn't playing, so pulled out, the house was still for sale a year later. I'm now living full-time van-life and love it, the Universe guiding me away from a static life??😏😎 But fingers crossed for you guys, if you're happy with the price and house 100% good luck coming your way❤🙏
Glad you guys have found something. Estate Agents don't have the best reputation, especially when they know you really want the property. It's usually better to play is cool and don't up your offers on the spot. You seem happy that you have paid the right price, so best of luck and I hope it all goes through smoothly. This happens all the time in Ireland - best thing to do when estate agents says you are in a bidding war is to go thanks bye! However glad you got it! My cottage not so far :) (also solicitors here appauling check the land registry double check everything! They are shocking bad)
Bidding wars take place in England too. I believe this was a genuine bidding war because it started when the estate agent told them another bidder had made a bid well below the asking price. If it was fake he would have said another bidder placed a higher bid. Also, in the end they ended up paying only the asking price - not a penny above. We bought two houses in Ireland and in each case we had a positive experience. When your default attitude is cynicism you've come to a sad place in life. That's my philosophy.
@@paulkoval9138 I disagree. I live in the area and competition for properties is sky high here at the moment - especially from the British. I would be shocked if there had been no other interest in their chosen property. In addition to this, the agent could have opted to keep the property on the market knowing it would sell within a few weeks anyway (they are rising at 4.5% a year at the moment due to demand) or he could have just said the vendor is not prepared to accept an offer lower than the asking price. All things considered I thought both parties (seller and vendor) did a fair deal.
@@helenaville5939 It's a classic scam as a little research on the Internet shows. Even the being offered cash to walk away. Like they'd turn up with cash and a legally binding agreement and a witness. Still as long as they're happy.

We got our cottage for a good deal and the other bidder was never mentioned again. It has gone on here especially rural Ireland and especially west. It doesn’t matter regardless they have the property which is great and should be happy but it is a known trick here and we bought over ten years ago

I’ve experienced something similar and it turned out in the end turned out to be the owners friend deliberately bidding me up and he had no intention of completing it for real.

I lived in Dublin born and raised in the heart of the city but I booked a week on the west coast in besutiful County Clare 35 years ago ,fell in love with my surroundings , the people , the craic and above all the pace of life and moved my family here 32 years back with no regrets , I have found great neighbours , real neighbours There is not a day I don't leave my home and take in my vista and think wow I am so lucky

4:24 absolutely! We weren't that wowed on the farm listing we we ended up bidding on, but as soon we we saw it in person, we wanted it ❤ But ugh... the legal stuff and risks were SO SO stressful, but worth it!

of course it was only them bidding...i'm irish and i have bought 5 houses and i know the way they works....for me i just say ok let them have it.....with in a day or 2 it ends up mine........but they got it for the asking price so that worked out ok for them...
Best of luck with the survey and purchase. A 200 year old property wont have a damp course so confirmation of no rising damp will also be important. The solicitors are much slower in Ireland even though they charge more for a very similar process. Typically a straight forward purchase is 2 months unless they are put under the gun from the get go.

They check it out on Google Maps. They’re often not bothered how bad the house is because they have a more than enough money from their house sale to put it right. As long as the location suits them and there’s fibre broadband for remote working, they’ll put a bid in. Subject to whatever surveys etc. Sounds crazy but it is happening.
Keep mum! Get it all signed and sealed. We can certainly be patient enough to give you the elbow room you need to do the deal without a herd of opinions looking over your shoulder!

Sensible censorship. The internet can be a minefield. When we bought this house five years back we loved it so much we offered an additional £1K if they took it off the market immediately, which they did. We watched it disappear from the internet, so relieved. So we understand your feelings about the property. We had offered £60k below asking price so it was still a win. Can't wait to see what you have bought.

Auctioneers in Ireland have a terrible reputation we have experience having moved 5 times ,what you end up doing is bidding against yourself with no one else interested, then you have to deal with solicitors another shower, you need great patience. You have a lot of faceless companies bidding on houses over the past couple of years, who would bid on a house you haven't seen?
I was viewing a house on the Outer Hebrides in 2021 (key was left under the mat 😯) and got a phone call from the estate agent that someone had bought it over the phone!! A week later got a call the house was back on the market😏 I wasn't playing, so pulled out, the house was still for sale a year later.
I'm now living full-time van-life and love it, the Universe guiding me away from a static life??😏😎

Glad you guys have found something. Estate Agents don't have the best reputation, especially when they know you really want the property. It's usually better to play is cool and don't up your offers on the spot. You seem happy that you have paid the right price, so best of luck and I hope it all goes through smoothly. This happens all the time in Ireland - best thing to do when estate agents says you are in a bidding war is to go thanks bye! However glad you got it! My cottage not so far :) (also solicitors here appauling check the land registry double check everything! They are shocking bad)
Bidding wars take place in England too. I believe this was a genuine bidding war because it started when the estate agent told them another bidder had made a bid well below the asking price. If it was fake he would have said another bidder placed a higher bid. Also, in the end they ended up paying only the asking price - not a penny above. We bought two houses in Ireland and in each case we had a positive experience. When your default attitude is cynicism you've come to a sad place in life. That's my philosophy.

@@paulkoval9138 I disagree. I live in the area and competition for properties is sky high here at the moment - especially from the British. I would be shocked if there had been no other interest in their chosen property. In addition to this, the agent could have opted to keep the property on the market knowing it would sell within a few weeks anyway (they are rising at 4.5% a year at the moment due to demand) or he could have just said the vendor is not prepared to accept an offer lower than the asking price. All things considered I thought both parties (seller and vendor) did a fair deal.
@@helenaville5939 It's a classic scam as a little research on the Internet shows. Even the being offered cash to walk away. Like they'd turn up with cash and a legally binding agreement and a witness. Still as long as they're happy.
@@helenaville5939 hate to tell you but ea did this to me and my partner. We said eh no thanks bye and Ea spent next three weeks chasing us. We got our cottage for a good deal and the other bidder was never mentioned again. It has gone on here especially rural Ireland and especially west. It doesn’t matter regardless they have the property which is great and should be happy but it is a known trick here and we bought over ten years ago

I’ve experienced something similar and it turned out in the end turned out to be the owners friend deliberately bidding me up and he had no intention of completing it for real.
Please don't P*SS on our parade on the blackboard at the end of this video, I sure hope that the trolls and other questionable comment makers paid attention to that message, wishing you good luck that everything goes to plan and all works out .

of course it was only them bidding...i'm irish and i have bought 5 houses and i know the way they works....for me i just say ok let them have it.....with in a day or 2 it ends up mine........but they got it for the asking price so that worked out ok for them...
Its an Irish bidding War with themselves, they got the house though, never believe anything an Estate Agent says.
Best of luck with the survey and purchase. A 200 year old property wont have a damp course so confirmation of no rising damp will also be important. The solicitors are much slower in Ireland even though they charge more for a very similar process. Typically a straight forward purchase is 2 months unless they are put under the gun from the get go.

We got in to a bidding war some years back and eventually walked away and guess what, the house didn't sell for another year but yours appeared genuine. Glad you will have a base, I've never understood anyone wanting to leave bricks & mortar to live full time in a van especially as they get older. Cheers K.
