Hi Krystel! Starting out I used the airdna report and from there I started branching out to the neighboring towns. Here is a video of how I decided what location to go with th-cam.com/video/6KdLG-1S8mI/w-d-xo.html
Videos like this is fuel to the fire of motivation for starting an AirBnB. I'm in process of starting my first. Long term rentals just weren't cutting it fast enough for me.
@@shyennebahar the title says 12k in the first month but you said you made 7k with in 3 months and only 6k from your first month from a long term stay I’m so lost with the title
I mentioned that the first month means officially going live in airbnb. So within the first month when my property up was running and these are all the bookings I received. The 12k is the revenue of within the first officially month of going live, so it means there were some who booked in advance some time in the later months. However I got those bookings when I went live
First of all you are very inspiring and I'm happy things are working out for you. I am binge watching your videos! Can I ask which mortgage company or bank did you get your loan through?
Thank you!! Your comment made me so smile so wide and I truly appreciate your kind words. I got a second home mortgage. The mortgage company I used is SWBC. Please let me know if you have any other questions. I will be making video about this soon :)
Hi! I made a video on how to finance your first Airbnb. I talk about the different loans and specifically the second house mortgage. th-cam.com/video/0SVvboZqXVA/w-d-xo.html
What area of the US are you in? This is so expensive booking rate, at least for me and I've been with Airbnb bookings many times. I usually would stay long term $25 to $30/day. It's great when you have many rooms to book out.
I'm in the east coast around tri-state area . I think it depends how many rooms you have and what amenities you offer. I feel that you could boost the price by adding few things and having professional photography
@@shyennebahar True it's all about what the market is willing to pay for the service provided, in this case Airbnb stays are needed for any number of reasons and different people have different budgets in different areas of the US
Hi Shyenne thanks for sharing that a lot of information, and congratulation on your achievement it's amazing! When I start airbnb do I need to have a house? I mean if I have a friend or familly that allow me to use that house could I start with it? I really really apreciate if you answer my question, it really help me a lot. Thanks
Hi Sirojul, thank you! Yes you can start with rental arbitrage when you lease an apartment and put it on airbnb. This has very little down payment and low investment cost. Yes you can also start with you family or friends house! Try to workout a deal you can manage it and you guys can get a cut. Or you can try renting it out from them and they'll get a flat rent.
awesome thank you thank you so much Shyenne! I got the point. I think I'll start with lease an house, I found in my local area with $1500/year and in the same place on airbnb with $67/night that amazing. I feel litle affraid to start lol but it's ok. 😀
I'm about to purchase a condo and I'm really excited to do this with 1 room:) With the cleaning fee did you include it in the per night price or separate?
Congrats , I'm exicted for you! The cleaning fee is separate so you don't need to include in the per night price. The cleaning fee is a one time fee per booking
@@shyennebahar thank you for your response! I'll probably be asking more in the future don't get tired of me😰 how did you know how to price the cleaning?
@@topneverstop no worries!! Ask away, I'm here to help! I would look at the different listing around your area and see how much they charge and filter by rooms and bathrooms you have. Also try going on taskrabbit or Google and getting the cleaners estimate
She is right about the Airbnb algorithms being very important. One time Airbnb withheld 30% of my booking for tax purposes and I was shocked. Since then I started using Western Union as my payout. Has anyone else experienced this?
I don’t see how you made 12K in first month, maybe I’m missing something. I see how you might have made $7800 in 2 months, which is still outstanding. To put things into perspective, you might be missing some expenses in there like yearly home maintenance, property taxes, Airbnb fees and other local fees. This is also a snapshot of the busiest season of the year so keep that in mind. Nonetheless, good advice and keep it up!
Thank you for your support! What I mean by 12k is that the revenue and the profits is 7800. The 7800 already includes the property taxes, maintenance, airbnb fees basically all my expenses
