    how long does a seller need to keep a copy of the listing agreement if the property does not sell? Need Help ASAP PLEASE!!

    I have a question..Who usually chooses the listing? The seller or the broker?

      I think if the seller goes to the broker saying this is the listing i would like to get into, the broker would have to accept it

    Hello I know this is an older video, but thought I'd let you know the blooper I've come across.... On the Exclusive listing slide you say "only cocne broker can be hired" but, you wrote ": only one agent can be hired".... So I'm a bit confused.... I'm taking I should go with what you said..... Hopefully I get a response before i take my test, as that would be great! If not that's fin, Thank You for the free content that you do post! It's absolutely encouraging!

    So what's the difference between the Exclusive listing and Exclusive right to sell? They sound the same to me.

      Glory Zoet They’re very much the same being bilateral and having 1 client and 1 Broker. The difference is, if the seller sells the house themselves in an exclusive right to sell, the broker gets paid. If the seller sells the house themselves in an exclusive agency, the broker does not get paid.

    What if "Broker A" signs an exclusive agency agreement with a buyer. Then, ANOTHER agency (without any listing agreement) brings a buyer. Would "Broker A" still get paid commission?

      No commission for broker A only for Another agency. in this case i believe the seller can take the role of procuring seller. or broker A can be seller broker for the seller.

    who would ever ask someone to sign an exclusive agency listing? fuck doing all that work for no commission. its ridiculous.

      They are not the same. An "exclusive listing" is sort of "shorthand" for "exclusive right to sell". In an "exclusive right to sell" agreement, the listing broker gets paid no matter who procures the buyer (even if the seller procures a buyer themselves). However, in an exclusive AGENCY listing, the listing broker gets paid EXCEPT if the seller sells it themselves. In an open listing, then whoever brings the buyer is the one who gets commission.
