On the Exclusive listing slide you say "only cocne broker can be hired" but, you wrote ": only one agent can be hired".... So I'm a bit confused.... I'm taking I should go with what you said..... What if "Broker A" signs an exclusive agency agreement with a buyer. Then, ANOTHER agency (without any listing agreement) brings a buyer. Would "Broker A" still get paid commission?
No commission for broker A only for Another agency. in this case i believe the seller can take the role of procuring seller. or broker A can be seller broker for the seller.

They are not the same. An "exclusive listing" is sort of "shorthand" for "exclusive right to sell". In an "exclusive right to sell" agreement, the listing broker gets paid no matter who procures the buyer (even if the seller procures a buyer themselves). However, in an exclusive AGENCY listing, the listing broker gets paid EXCEPT if the seller sells it themselves. In an open listing, then whoever brings the buyer is the one who gets commission.
