Every time I don’t understand something in my current studies, I look to your videos. I wish I would have looked into your class before choosing my current. I’m not sure if all information is the same since I’m in Iowa, but just grasping the general idea is much easier with you. Your visuals and relation to real life scenarios really help.

So some background, I am in WA and took Rockwell Institute's course. It was helpful and I passed the state portion, but not the National. I think the difficulty lies in amount of knowledge, the language can be hard to decipher, and mainly, at least for me, it is hards to understand some of these concepts because the book was so black and white. Any other advice for retaining the information? Anything helps. Thanks.

In order for the broker to distribute?

The question on the test is something like: "The subject property doesn't have a garage. The comparables do. What should the appraiser do?" A. Subtract from the comparables. B. Add to the comparables. C. Add to the subject property D. Subtract from the subject property. I am yet to find the answer.
I thought it is A. Market Data Approach subtracts features from comparables. If subject property has no garage but the comparables do, subtract that feature from the comparables.

B is the answer, comparable better subtract CBS
I thought it is A. Market Data Approach subtracts features from comparables.
