    The basement has a better layout for living space than the main floor and 2nd floor combined. Those floors are cramped, and the sinks in the bathrooms are impractical. No working coubter space in the bathrooms, and not enough storage and closet space.

    Having what should be a food pantry or additional kitchen storage I would be turned off from purchasing this property for that 💁🏾‍♂️

      First of all I love your videos. Personally I would prefer a pantry in my kitchen rather than the water heater and furnace. I don’t understand why they would do that especially since they have a basement. Kitchens typically need more storage spaces so 🤷🏽‍♀️🤷🏽‍♀️🤷🏽‍♀️

    I think the issues are:
    1. The furnace and Water heater in the kitchen taking away pantry space. (However ,if they use the basement as a rental property, I can understand why they would want access to the furnace and water heater and not have it in the tenant's space.)
    2. That main bedroom closet is LACKING for $1 million dollars!!! It's lacking space, lacking closet system.
    3. For 1 million dollars, the grass in the backyard needs to be cut and they need to do something to the space to add outdoor living space (deck with a gazebo, outdoor kitchen, something more).
    4. The back porch needs some maintenance. For $1 million dollars, the porch floor can't look worn.

    No storage, not even a coat closet on the first floor? In a city where there it snows? No counter space in any of the bathrooms. No shed or garage for upkeep of the yard. I don’t understand the thinking on this one.

    I believe the shower features that seem retro to Jonathan are actually current. The walk-in shower surround is Kohler. It looked old-fashioned even when it first came out.
    I think the reason for the furnace and water heater on the main floor in the kitchen area is that the basement is a separate apartment.
    The staging in this house is horrible. It makes the house look cold and overly efficient. There's no cozy in it, though it could be very nice. There should be splashes of color and many more plants.
    They should have dug up the yard, laid turf, and mow it regularly. The way it is, is just lazy and cheap.
    I don't think the standard work triangle in the kitchen is relevant when the kitchen is laid out on one wall like this.

    No one wants a restroom in the dining room or kitchen. So NASTY. The master bath is not great. I would buy it just to rent both spaces. No million dollar way.

    I know this neighborhood there’s a lot of crime from car theft, car jacking to arm robbery, everything in this house is too small and the house is overpriced. At this time I don’t see them getting more than $700,000 for this neighborhood.

    Nice, maybe place the sink in front of the window, extend the counter, move the utility room downstairs and the powder room on the back porch, I guess. Who wants to go to the restroom located in the dining room🤔? Nice small rooms. Tiny small master bathroom. I like the angle of the master rug. It draws you into the room. The entry doorway crown molding in the basement is touching the ceiling. Odd🤔 Could be used as a rental for additional income if stove and refrigerator added. Basement bedroom floor need a redo. Thank you for sharing 👍🏾

    Thanks for showing the house. The street is to busy,powder room in the dining room is a no, main bedroom closet way to small. Very neat though.

    I like this house! It's fresh and clean, has a lot to work with, nice bathrooms, and a potential rental in the basement to pay the mortgage bill.
    I suppose it's convenient for the seller that all the walls are white, but that's way too much for me, and the white is a very cold white. A linen color on the walls, with the white trim, kitchen cabinets, and bathrooms as is, would feel way more relaxing.
    Add some splash color, rich-colored area rugs, various textures on furniture (e.g. wood as well as fabric, woven and nubby), and it will start to come alive. Yes, above all, the house is missing TEXTURE.
    I can't see kids living in this house. IMO it's for a couple and a dog.
    Where do you put your car? Can it be driven into the yard from an alley?

    Furnace in the kitchen and no pantry closet would be a deal breaker for me too. The layout could have been planned better. Not a fan of the powder room opening out to the eating table as it's encroaching on it, but I'd probably get used to it if I lived there.

    The bedrooms and closets seem small, no pantry in the kitchen and the overgrown back yard would all turn me off. The basement is the best part of the house.

    The home is nice , for DC. A single person or married couple. The basement is nice for a rental. The back area , I would add a 1 car 🚗 garage with a deck above it. I think it will sale before the year is out.

      You must not live in DC. A three story town house in Columbia Heights is well worth 1M. That is actually the most affordable home in that neighborhood with similar layout and rooms.

    The audacity is at an all time high on this one 😏 1 mill though? Come on now. Real estate is really getting out of hand. I don't care what anybody says. A townhouse should not cost more than $350K. There is nothing in this house that justifies that price....NOTHING!!! They kill me slappin that ikea stuff on a house and charging somebody $1mill. There's no storage. That asking price is a no go. You can see they are trying hard to hold on to that $1mill too 😆 It's gonna be a no for me dawg!! 🙅🏾‍♀️

    I don't like when you enter the door and step directly into the main living space. I don't like the bathroom off of the dining room. The furnace room would only work if I can fit a broom, mop, & bucket in there. I didn't see an air condition unit, so no air and no ceiling fans - deal breaker. Master bedroom closet, too small, but if there are only two occupants, they can turn one of the other bedrooms into a closet. The owner is subject not to get a parking space near the residence, so coming home not knowing if you'll have to park down the street or around the block is also a deal breaker. The house looks really nice, but if I'm going to spend that kind of money, I would prefer a stand alone home.

    I personally think the price is worth it but I swear the U.S. has the biggest cost margins when it comes to real estate. $1.075 million can purchase a lovely estate instead of a converted rowhome in a congested city.

    It’s cute for my single daughter who is a flight attendant. No kids, lives alone. Price is a bit much but she would love it.

      And all she has to do is add an induction cooktop and apt-size fridge in the basement and rent it out. In DC a 2bdrm rents for about $3100/month.

    I like it, but I imagine it's too expensive for people to "have" to then make extra modifications. If one is spending a mil I imagine they want a pantry, I imagine they don't want to have to also buy rollable clothes racks for the closet or modify it. I also imagine they would be turned off by the backyard because they wouldn't want to be the ones to fix it up.

    The layout is the problem. The 1st floor can work. The 2nd floor has the major issues. That closet in the main bedroom is a big no. The front room? The basement seems they stopped just short of a lockout apartment which would add value.
    Based on closet space the upstairs is not quite enough for a single owner.

    The powder room for one
    Who wants to be cooking or eating smelling the funk after someone uses the bathroom
    Two the sink not being in front of the window
    And three throw the whole main bedroom away double sink where you be bumbing elbows little closet just start over. Just throw the whole dam house away

    I think the home looks nice. However, the storage in the kitchen is lacking. The vessel sinks are not practical, and the bathrooms aren't that big. There is zero closet space. The backyard is an easy fix, and the basement is great. The basement layout is perfect for extra space or a rental property opportunity. I am not sure what the average price is for a row home in that location would be, but it is definitely overpriced.

    Thanks for sharing this house. My curiosity was peaked seeing the front view of this house. Inside…. It’s very choppy and lacks charm. Whomever buys this house will have to be very creative and okay with additional maintenance. I think this was once a multi-generational home and now is being sold with an updated basement apartment as an added bonus.

    If I were a buyer, I would have to have a pantry. The main floor having that unit in the kitchen is just strange. The bathrooms - it just feels like everything is on top of each other with no real space.

    It looks like an older probably beautiful home that some bland people had to turn into a bland home. I just get so annoyed when historical homes are turned into something modern. Why not just find a new build somewhere? One last thing, aside from what I said, I have to laugh that this home could be considered out of date. So, these days out of date is considered a few years old?

    It's always funny when realtors all of a sudden become designers. The border design on the shower wall is called a listello. Definitely not out dated... Nothing seemed wrong design wise except for power room near dining table and no pantry in kitchen. The dining room seemed pretty large for the space and could accommodate a larger table if needed. All Closets definitely needed a closet system in them. Now.. The white walls, while looks clean and fresh is actually a deterrent to most buyers bc all the see with white walls are dirt smudges and hand prints. Wall should definitely be painted a different color. And add an addition counter top in the kitchen under the window between the dining room and furnace closet. I've been a designer for over10 years.

      All you’ll get for 650k in DC is a house that you almost have to gut - you wouldn’t get any rehabbed or new house in the city for that price except maybe in SW DC where you have to duck to dodge the bullets.

    The townhouse is nicely renovated. Maybe it's too much traffic on the street. I think if they added some elegant backsplash to the kitchen, it will give it more of a bold statement.

    Tye tile in the bathroom can still be purchased. I have the same tile in my bathroom and it was just renovated three years ago.

    It’s a nice house overall but if you are paying $1 million the buyer don’t want a furnace and water tank in the kitchen. My experiences with furnace and water heater they are likely to be noisy and annoying.

    Here are my opinions: Kitchen counters/cabinets are limited, even for someone who doesn't cook. What's with the dated bathroom shower tiles? Like you said, they had AMPLE opportunity with designing and re-purposing the HVAC unit/owner's CLOSET. No sir, NOT for me! NEXT?

    Absolutely not, the furnace and water heater should not be in the kitchen, I feel this is such a turn off for buyers, the fridge should be in its place with a pantry near it, the area where the fridge is could be extra counter space.
    The home has potential it’s not bad. I like the basement, could be separate living area just needs a proper kitchen layout.

    Yeah, it's been renovated. They've been doing that in the area. They buy houses low, fix them up, and list it for 3 to 4 times more. Open concept, why am I not surprised.

    Am I first 😅 prolly not. It seems they sacrificed the kitchen to allow the ADU in the basement as a selling point which is a good idea. The house seems nicely done. They probably caught a close out deal on the materials which is why it looks slightly dated… but honestly not too dated.

    For the price it's just a row house. To close to neighbors for that price. No garage for parking. Just a built up row house. 1 mil is way too much for a semi detached row house. ho

    I don't particularly care for powder rooms off the dining and kitchen areas. The kitchen is problematic for me. I don't like the placement of the refrigerator, the appliances don't match, and if the water heater wasn't in the way, it would look so much sleeker. BTW, there was room in the basement for the water heater. The kitchen needs some work. I like the backyard and the patio. The master bath and closet are very disappointing. They need to be reconfigured/combined into one master ensuite.

    Jonathan I enjoy your videos. Had my husband check out a few. For this house if I was looking to purchase this house I would had immediately been turned off by the water heater and furnace in the kitchen . It just wasn’t practical not having that space as a pantry. That would be my reason for not wanting to put a bid for this one. Also the closets were too small!!

    its overpriced for what you are getting. tiny kitchen no pantry, tiny bathroom with window inside the shower, tiny bedrooms, tiny closets. The finishes don't justify the price either. The real estate value in this area must be the location because you are not getting much house.

      In addition to the rooms & closets being too small, the house interior lacks charm. It's Columbia Heights. I want see a beautiful, spacious kitchen, nice crown moulding, attractive lighting. Everything feels so builder grade. For example, they should've dug out the bsmt to give better ceiling height. Or made the back deck on the 1st floor at least large enough for 4. Parking in that area is awful. They will definitely need 2-car or more, off-street prkg in the backyard. For that amount of money, the builder should provide much more. That, or lower the price.

    You’re not being nitpicky. The kitchen is too long, an appliance island needs to be installed between it and the dining, the powder room moved to the back (where the stove, etc. are removed from and the existing powder room opened to widen dining room. And it’s overpriced 😢

    Jonathan, in your end wrap up can you give us the comps as well? I think if we knew other houses in the area are selling for a million then I'd say this house is fine. But if the comps are 100k to 200k less, then all the things you pointed would make more sense on why it's sitting.

    The renovation was done well, but that airhandler unit on the main floor is a problem. Those units can be pretty loud. The backyard has potential, but the price seems a little high.

    It is kinda bland but, the up side of that can be that it's basically a blank slate that a new owner can make their own. Agree about the placement of the water heater where it would make sense for a pantry to be.

    That is an in demand location. It will sell. Nothing ever goes unsold in DC. Especially Columbia Heights. I wonder if they put the furnace upstairs so that they could separate utilities between the basement and upstairs. Lots of people in DC rent their basements out.

    It being bland isn't the problem, the right decorations can fix that....the 1/2 bath being in the dining room is a no for me and the kitchen is already small so the furnace is taking up space. The yard need to maintained....creating a patio area will make a difference.

    It looks like a hotel in the bathrooms. There isn't enough closet space or storage space. That powder room next to the kitchen is a NO!!! If you move here you need to not have any Big furniture.     The second story (bedroom level) could be a problem. Basically has a primary bedroom, a second bedroom and at the end of house a room used as an office. So basically this is a two bedroom house and possibly the second bedroom would be used entirely as a his and hers closet. The backroom with access to the porch would not be suitable for a child but would work for a small office. Question for the kitchen: With the gas furnace and hot water heater stored in a closet, can it be enclosed without some form of venting in case of gas leaks? No vents on those doors, water leaks eventually from the water tank would be a problem for this floor and ceilings below in the basement area. Was this approved by the inspectors at time of renovation? The maintenance of lawn especially the front is a problem as this house is attached on both sides. The storage of a lawn mower and tools would have to be stored in the basement and brought outside from the front basement door and as well as the rear basement door would be needed to cut the lawn in the rear. It seems the renovation did not plan on reducing the length of the backyard to store a small shed for gardening tools, however, access through the house would be needed to cut the front lawn. I pass on this!

    great show 👍🏽👍🏽, the kitchen is a no for me , why would someone put the furnace in the water heater in the kitchen. The downstairs has more potential than the upstairs the bathrooms are small no closet space for the primary bedroom.. but the never seen School😅.

    Kitchen could use a small island either permanent or movable.
    Is the area where the furnace is located, does it have depth for a covering and someone can build a space for pantry?
    Carport or garage?

    The placement of the furnace is wrong, but the backyard is perfect I will put a carport and make room for entertainment.

    As far as the price, I don't know what the comparable prices are for that area. It looks okay to me, I would like to see a pantry in the kitchen rather than the furnace and the balcony should be off of the master bedroom rather than the spare bedroom. I do think that the dining room is an okay size and could support a bigger table.

    Nice townhome but no pantry in the kitchen is an issue...The Asking price is the reason it hasn't sold.

    No kitchen pantry, bedrooms too small, furnace in the kitchen there's a lot of deal breakers.

    This space reads like an apartment, actually you would have better finishes in an rental. What is up with the plastic toilet seats and no character. Invest in the back yard.

    Hi! I'm not familiar with that area in Washington DC but from what I saw, as a female, I do agree that the hot water heater and furnace should be placed in the basement area. I did not see a coat closet once you entered the Living Room area. I don't like the closet in the Master bedroom, it is too small and that small clothes rod was pathetic to be a Master Bedroom. The basement was a pretty decent layout. The backyard wasn't appealing for a million dollars home, with the lawn not being maintained and the scenery wasn't something to wow a person, I would have made some type of an Oasis .The buildings adjacent from the home looked unkept which will probably bring down the property value within time. That home is not worth a million dollars from what I saw and maybe that's why it's still there.

    I will say that the appliances being 2 colors are one thing, have the furnace in the kitchen is another. It takes up a lot of space . I’m not a smoker and to come home and someone is blowing smoke that may reach me. I would be coughing immediately. Backyard cool, but it needs a car space for at least 1 car..closet space in the primary is a problem. The basement is cool. I would charge 1100$ a month. 1 million is a bit much.. submit a bid on 850k..

    It look like they over renovated and they're asking more money than the neighborhood reflects in other words they put a million dollar home in a ten thousand dollar area. Plus the house is narrow.

    The back yard could be set up better

    It’s basic and cheaply done

    The yard and closet space is a no. But I've seen properties that size and similar for a whole lot less. But then again I'm in Illinois. That would be probably be around 400 thousand in some areas here.

    It's the closets. They're practically non-existent. Can't do that in 2024. Otherwise, the home is beautiful.

    I don't think it's a bad house, just over-priced. I'd say it would sell at $750K-$800K. It lacks pizzazz. However, it does have the potential for a two-bedroom rental if a kitchen was installed in the basement. It already has the sink in place. This is harsh, but as is, it looks like one of the better but still lazy flips for that $1M+ price point.

    What were they thinking? It's not designed for entertaining. The downstairs and kitchen are limited. The upstairs bathroom is tight. It's not a house for a family. I do like the color scheme. There is no closet space. Even the basement seems small and tight. No way is that price gonna sell that house.

    Furnace,bathroom, hot water tank all on first floor, washer and dryer on second floor and the price is a no for me.

    It leads me to think there were expensive renovation issues overcome by putting water heater and ac/heat in kitchen where a pantry belongs. Mainly because no full (albeit tiny) kitchen. Makes me think old pipe and plumbing issues. Bathroom smack in the middle of it all how horrible! Overpriced for extra renovation should you want to rent basement. Layout not the best either. Oh well, someone will like it.🙏🏻🤔😎

    Just nit picking here, but the kitchen layout is weird. The sink is under a cabinet and next to the stove. The sink would've been better placed under the kitchen window. There is also no dedicated pantry space. So maybe a pantry cabinet would've been nice. It would've been good to put the HVAC system and water heater in the basement. No garage. A shed could be doable, but that's extra expense. And for me, no tub in the master would be a no go.
