I've lived in D.C. for the past 40+ years. Watched the ebb and flow of things. NO shade to the many law-abiding folks that live in the neighborhood, but, why is it still on the market? Location, location, location! Contrary to what the politicians and media are reporting, unfortunately, this area of DC is experiencing an "uptick" in crime, specifically arm robbery and auto theft. Essentially, you can't disguise something bad as something good, no matter how much effort, i.e. $$$ and renovations, you put in. Lesson? Do your own thorough research before you buy.
@@hejiranyc Don't misunderstand, it's not the neighborhood demographics because these type of crimes are happening in all neighborhoods in D.C. regardless of social economic status, race, etc. However, some neighborhoods are experiencing a severe increase in crime. They're asking twice what it's worth. No laundry room? Did I miss something? Bedrooms are small for the asking price. The tile was busy work instead of taking the time to vein match them. No laundry downstairs and no stove or exhaust for a stove down there. It's a rowhome masquerading as a townhouse LOL. Drop the price and let the chips fall where they fall.
Yes, the layout is weird, but you have to consider the time period the home was built. Some people lack imagination. One of the ways the house could sell is actually staging the home with furniture that compliments the look of the house altogether. I liked the basement, but that shower was a hot mess as far as height. Throw some colorful artwork on the walls, some nice furniture throughout, and it may show people this home's potential. In the meantime, that price is way too high for the size of the rooms.
First of all, this is not a bad property. What caught my eye when you enter the house into the living room was that door next to the fireplace. it led to a lot of questions. Secondly the title and floor pattern in the powder room (4:08) had visible gaps that should have been sealed. finally, the basement shower need to be extended to give room for the shower head and the user.
I think people are waking up and realizing that quality of life is more than living in a city overpriced, cramped, and crime-ridden. The price would have to reflect the amenities you're giving up and piece of mind.
The finishes are cheap, to be at a million. The rooms are too small, and the layout was not thought through. They should have done a complete gut and reframed the layout, and they could have asked for a million. From the looks of the place 450k is the max.
You have to decide whether you want a laundry room or a tenant, because apparently you can't have both. Also, I'm okay with Petworth, but this house is not close to anything good. DC is a pretty walkable city, but in this part of town you are absolutely going to have to drive EVERYWHERE. It's a 30 min walk to the Metro (green line at Georgia Ave or Fort Totten), the nearest grocery store, or Rock Creek Park.
The basement could be a private 1 bedroom apartment. The room with small windows could be the living room.. the middle room could be kitchen and dining. The house isn't too bad for having only 1600 sq ft upstairs.
What is happening with the microwave now being so low in these newer flipped houses, it is just weird. Who wants to bend down to warm food up? SMH🤦🏾♀️. The comments have said the rest.
It's definitely the price. They over developed and thought buyers would ignore small bedrooms/crazy layout. I know not all houses can have a foyer but even with the open concept the kitchen is too small for a family and that first bathroom has a sink that a barbie doll can barely fit into. The developers also overlooked how few people would be interested in a shower made for a short person (over relied on possible rental income). Can't even be marketed as an in-law suite because they have to be mobile to get down the stairs. This may be a good entry to ownership house for a young couple but the current price is still too high.
It's DC so I'm not gonna even blink at the price but I didn't see a washer dryer. Or any closet on the 1st floor at all. The layout is weird. The tiny room upstairs could be an office. Whoever moves in will probably end up doing their own changes to make it more accommodating. If you're shopping, might as well just look for a place that doesn't require any extra work. And if they are advertising it as new construction, well I would run from the developer. Who knows what else they are covering up.
IMO, the neighborhood does not look good. $1.5 million in that neighborhood would stand out, and the buyer might take a big loss when they want to sell. The upgrades are nice. I believe staging would help sell it. Where is the washer/dryer located?
The house looked disjointed from the outside and it is! That crime scene tile in the primary bathroom would be a deal breaker, it’s not something reasonably easy to change. The room sizes aren’t a problem depending on how you live, it would be easy to manage my household in.
five bedroom house it is, I love it. yes I would buy this property. as far a closet space I could add a closet. and or use my basement for entertainment. tv room. That is the problem is the PRICE.. its over priced, what are the other properties selling for, as far as the decor, well it can be changed out.... the property is over priced 389K YES IS FAIR. GREED NEVER SELL ONLY IF AN INVESTOR IS LOOKING
Thanks Jonathan for this informative tour. I think aside from the price, the safety of exiting the house is critical. I also didn't really like the busy tiling they used. The rooms are really small and I think unless it's a couple with a small child this would not work. I don't see having a guest room, or space for others, and last but not least TOOOO many steps for me. LOL
I would use this as a rental, wouldn't want it as a primary home. The master bathroom looks masculine. It's better than the upstairs hall bathroom to me because the chevron clashed with the floor. I'd make the smallest upstairs bedroom an office and the 1st room in the basement a living room.
Location location location Brotha. For 1M, I purchased my 2nd home (single family, nothing attached) in Loudoun County with land for the same price point... it's going to sit
It’s not the tile it’s just there’s too much of that big pattern in that small space the wall should be white that would make it feel bigger and still have some style and design
It’s priced too high for the features. Major downside is the lack of closet and storage spaces. The size is typical for DC but you can get a better layout in a craftsman type house at that price.
It seems to me that the investors were trying to save money where they can, and it left the home feeling disjointed and incomplete. For example, the 3 different tiles in the basement bathroom look cluttered- as if they were just trying to offload tile from other projects lol.
You didn’t say exactly how long it’s been on the market. The floor plan seems off thru out the entire house. Where was the washer and dryer? Room at the bottom of the basement stairs is an office or bonus room - see those a lot in DC. The tiny powder room sink is a no. None of the bathrooms are exciting. The Kitchen is ok.
Small rooms, connected to someone else, small backyard, at the price they're looking for just to say you live in the city. Thats why a lot of us just said F it and went to PG and Charles co.
I agree with most of the comments. The price for this sweet but tiny rowhome is quite a bit much!! Too late to redo, so maybe staging Might give it hope..😑. And who wants to live in a million dollar home but have to sit in a laundromat every Saturday?????????
Each room is too small to put furniture. Plus, where does the washer/dryer go? And, the home is lacking storage/closet space. Especially since there really aren't that many cabinets in the kitchen
I have a galley kitchen in my current home, and I dislike it due to,narrow spacing. Although pretty, the galley format makes the kitchen space seem very small. The island is too long for the space.
Nice floors. I don’t like the microwave so close to the floor, I know some do. Apartment size electric stove is a No. Nice refrigerator, nice backyard. After turning on the water in upstairs bathroom, I was waiting for slashing water from flushing toilet 🚽😆😆 I like the setup of master bathroom. Todays homes are over-priced. This home is a prime example. No, I would not purchase this home
At times front door placement is changed to benefit from higher comps on the cross street. The address of the home is usually assigned based on the front door location. Pretty sure the county records will show the flippers changed the address of the home from where they front porch location is.
It's unfortunate that the owners invested so much money into this house… not sure if they will see a return on their investment. It seems like the renovation plans were not well thought out. The small rooms, poor floor layout, and basement issues are significant drawbacks. I think they tried to push things that look good on paper, but not necessarily in person.
No laundry area on the 2nd floor is a deal breaker. Anyone with children or contemplating children definitely needs a laundry room. Anyone looking at the property knew before they looked that it had stairs so that's not an issue. Since they used the original footprint the stairways are definitely to narrow and claustrophobic. For the price I would expect the 2nd floor to be reworked versus just updating the original plan. A rework of the second floor may have allowed for a laundry space. I would have loved the addition of a 3rd floor to create a massive master bedroom with bath. The 2nd floor would have 2 bedrooms with walk-in closets a bathroom and a laundry space. That basement area seems claustrophobic and the basement shower is pretty much useless. The setup implied that the basement can be used as a rental apartment versus family space or office. They put all their effort into going down versus going up. Finally for the price, I want more than generic home depot appliances in the kitchen.
I thought DC called them Rowhouses as Townhouses were more of a suburban thing. Well, that's what my friend tells me and she's has lived in DC her entire life. 🤣 It'll sell I am sure.

I LOVE this house. Every inch. Home-y community, too. This is especially nice in the era of conspicuous consumption in DC, which, IMO is GROSS, and brings to mind everything that is wrong with our economy, with a small number flagrantly consuming and partying, while the rest of us barely get by. Love that the living room is a bit above street grade: you can look out on life! Pretty exterior and color. Good fit in the neighborhood. Very tasteful. Love the bow windows. Beautiful proportions inside and out. They kept the original intent! Great design job. I wish more builders were this sensitive to renovating old houses. No attempt to be posh or fill the home with gimmicks. FAB. Clean construction: no noxious paint errors, botched tile....it's all very well done. That stove is PLENTY big enough, and it's energy efficient. I don't think people are doing a whole lot of cooking these days: they're eating out, and buying frozen pizzas. The house could use an extra fridge for vedgies. Pee pad outside for doggie: FAB. The ceiling lights are tiny because the better mode is simply to have local lighting at floor level. I never use my overheads, except in the bathroom. They are also LED's: energy efficient and bright for their size. Little bedrooms are ideal for toddlers and studies. So, you've got his-and-her work-at-home spaces. I like the tile in the bathrooms. The whole house is designed in a coordinated fashion without being matchy-matchy. From looking at windowsills, the exterior walls are thick: this is good for energy efficiency. No need for re-organizing walls to add insulation. The downstairs "basement" is where you stick the rowdy teenagers and isolate football games on TV. Worth every penny.
The only thing I like about the house were the bathrooms. The closet spaces were too small (probably to match the small bedrooms😂). Cooking without gas is a deal breaker for me and I also don't like having the microwave in the island. If the spaces were larger , the angles would give character being that it isn't the angles are going to make furniture placement difficult. The basement is a good source of income but the negatives are too much to consider buying. Also a million dollar plus house without any laundry room is a mistake. This house is a definite NO! 😂
No dining room nor breakfast nook , the refrigerator should be on the other wall take out the island put cabinets in the sink on the other wall with refrigerator if you must have an island and a place this small make it a small one, the furnace need to be in the basement .
I don't know who decided that this style and color floor was the cookie cuttet style for most new renovations or in the south slab built houses they too are over priced. Staging may help but it's the attached factor and the fact on video It has no character its like an apartment with house features that are not angled right. Not aesthetically pleasing
You know J/M This house from the exterior gives the illusion that the inside is modern/contemporary looking as well...but hum🤔not saying the inside is a little dated looking...but compared to the outside of the house 😆yeah! It's dated looking.
Starting from the bottom, retired architect here, basement is really not that usable, one room was acceptable as a living space, shower, not enough headroom, would be an uncomfortable shower, that room with no legal egress way less than .7 sqft and >44” A.F.F. Kitchen cook top looks small, maybe apartment size, lighting, wonky, rooms small, whom ever designed this homes layout missed several opportunities to make something special.
1- it is the price, too much for the size. I like that the basement is completed and would probably be more of the family hangout space because definitely not enough room on that first level & all the bedrooms are small. Maybe 600k on the price. What are the comps in the area.
I see why it's been on the market for so long and yes that stove is small the box in the basement what was they thing Just throw the whole house away and start over
Why hasn't this home been sold? I'm pretty sure the reason for that is its probably extremely high. Being from VA I've done work throughout the District and again its very expensive out there. Nice crib though.
The bedrooms upstairs too small. There should be more space being as though it’s a corner house. The buyer can turn the basement into a one bedroom apartment especially since it has its own entrance. Other than using it for a renter’s property or an AirB &B, I would pass.
🙄I'm not sure about this area, or neighborhood In DC that this home is situated in; But this is super overpriced. It didn't have a finished kitchen, it didn't even have a laundry room, in the basement windows were not Egressed properly, especially in that semi-bedroom, in the basement area.😶🌫️ 🫥On top of that, all of the bedrooms were way too small at that price point. With a tiny backyard & front yard, the tiny room that they tried to make a bedroom would have made a nice laundry room, or just a simple office. I would have priced this house at no more than $475, they're asking for over double that amount. Even the furnace and water tanks were tiny for that entire house. It was ridiculously too high in price.😮 when you said one million🫣 I thought you were only joking, then, when you said they reduced it $49,000 🤨I knew they were just being greedy🤑😮💨 This is a flip house, they should have at least added a rooftop garden that would have made a huge difference. Had they done that they could have asked for more money.
Whoever moves in is going to have to make some adjustments on those windows, shower, and a few other things and who wants to be paying for that when they just spent a little over a million? Correct those issues and drop the price a little or don't correct those issues and drop it a lot.
The problem is that this is a cookie cutter flip. It’s rather frustrating that these flippers buy a distressed property and fix it up using the cheapest finishes they could find, which pretty much ruins a house that could have been restored into something special. If you see a newly renovated house with white everything and marble-y looking tiles everywhere, run away as fast as you can.
Non functioning layout. The angles either doesn't make sense for furniture placement. Living room extreme tiny. Bringing furniture upstairs or basement impossible. Nothing connects. Jigsaw puzzle of a property. $45000, 🕯️✌🏼❤️🍷
The price it’s all right until you go outside. The problem is it’s too much red tape. I’m 6’4. How can I sell? Yeah don’t think that’s a good deal at all.
the police siren in the neighborhood, the sight lines looking out the windows are awful the apartments across can look right into the house, the renovations look cheap and dated...
The price of the house aside the flow of the house is weird to me. The space in the one bedroom and the fact that I would have to put in more money to change out the ugly tiles in those bathrooms is enough for me pass.
It's cubicalized. All the rooms are broken up in a weird way. It's nor worth the price because it doesn't have a home feeling. The kitchen is limited and the entrance into the house is not inviting. The bathroom tile is awful. The bedrooms don't feel spacious. I wouldn't invest in it.
Priced to high to be attached to another home
That’s how homes are in DC
You ain’t Neva lied. Prices they asking for need a lil bit of land an acre or half acre, I’m just saying
It looks like they took all of the tile remnants to tile the short shower.
The whole place just looks like a generic flip.

The basement is a good source of income but the negatives are too much to consider buying. Also a million dollar plus house without any laundry room is a mistake. This house is a definite NO! 😂
No dining room nor breakfast nook , the refrigerator
should be on the other wall take out the island put cabinets in the sink on the other wall with refrigerator if you must have an island and a place this small make it a small one, the furnace need to be in the basement .
No mailbox is a sign of no attention to detail to me.
The windows in the basement concerned me.
The bedrooms are small and I don't like the ceiling lights
Am I going crazy or did I not see a set up for washer & dryer hookup. And the basement feels like a space you put your in-laws in lolz
The black/gold fixtures are a miss for me
I grew up in Petworth they are rowhouses not townhouses😊
Corner lot wouldn’t be something most buyers are attracted to.
The price & space fam
The layout is all wrong. Rooms to small and is priced way to high
I would pass. Not enough closet space. Bedrooms are small. The overall house is nice. I dont know the area but seems a bit pricey.
Oh hell no 😂. I'm not sure if half the price is right.
I see why it's been on the market for so long and yes that stove is small the box in the basement what was they thing
Just throw the whole house away and start over
Why hasn't this home been sold? I'm pretty sure the reason for that is its probably extremely high. Being from VA I've done work throughout the District and again its very expensive out there. Nice crib though.
This house is priced way too high for what it is. Nice rehab job but not worth anywhere near 1mil.
The bedrooms upstairs too small. There should be more space being as though it’s a corner house. The buyer can turn the basement into a one bedroom apartment especially since it has its own entrance. Other than using it for a renter’s property or an AirB &B, I would pass.
This is a lovely home. It simply needs to be staged & priced appropriately.
It was ridiculously too high in price.😮 when you said one million🫣 I thought you were only joking, then, when you said they reduced it $49,000 🤨I knew they were just being greedy🤑😮💨
This is a flip house, they should have at least added a rooftop garden that would have made a huge difference. Had they done that they could have asked for more money.
What street is this on?
The way it is layout inside is not inviting.
Maybe because its in DC.
Whoever moves in is going to have to make some adjustments on those windows, shower, and a few other things and who wants to be paying for that when they just spent a little over a million? Correct those issues and drop the price a little or don't correct those issues and drop it a lot.
It looks huge on the outside, but the rooms are a little small. I don’t like the design of the house
NO. The basement killed the whole vibe. The bedrooms are too small. This is a bachelor pad for a first-time buyer. The price is okay.
1M??? Sounds about DC. Not for Petworth though.
Those that flipped this house need a LOT of learning. Every aspect of this place is just wrong!
Technically they have not flipped the house because it has not sold. I agree this is an amateur job.
It is a nice home. It is priced too high. I think it would sale quickly for 550k to 600k
the police siren in the neighborhood, the sight lines looking out the windows are awful the apartments across can look right into the house, the renovations look cheap and dated...
People have seen movies about New York and its surroundings So they are moving away from those areas!
The house is nice but i don't like the surrounding view.
i like the house, but i don’t see a million. it’s not even 1500 sq feet.
