I understand your pain…. Kind of. I live in a tiny 1200 sf old cottage. For years, I just chased the leaks around the place. Get one fixed, another place started. But finally being only 1200sf, I called a roofer 72 sheets of plywood later and all new slate tile, it does not leak at all. My purse is much lighter as well, but nothing leaks anymore. Yay!!! I wish that for you as well!
Thank goodness for Raymond, I really hope he has children coming up behind him or someone that he can train and depart all of his wealth of knowledge, he hopefully can pass it all on and continue to fix all the leaks and water for years to come. Coincidence or not, we have a huge leak under our cellar at this moment, because of old pipes and excessive rain. My husband is going to dig out the whole ground and beautiful tiles 😢to hopefully find the leak. We live in a medieval castle in the Netherlands so we understand it a bit. It is not as big as your estate but very old.❤ The story of the little boy who saved holland with putting his thumb in the dijk is a folklore 😂it is of course never happened but we are below sea level. Where I live( Baarland) is 1 meter below sea level, but we live close to the westerschelde. There are little villages who even live nearer to the WesterSchelde en are 3 meters below sea level.

So this is a sad revelation which likely explains why there are so many abandoned manor houses, chateaus, and so on in much of Europe. The leaks cause much more damage than can be repaired by the owners who are having great challenges to keep everything on the estates in good repair. Finances!
Should do a French drain around the pool to get rid of the ground water. Then do a foundation waterproofing on the pool wall to keep the outside water from getting through it. Unless the pool plastering on the inside will keep the water out with the French drain.
I had to lol at the “Leak Book” as I can relate after living in an 1865 terrace house in London. We lived in it for only three years as tenants (so we could call in Jeeves (yes, that was his name) the maintenance manager to sort out any issues) but the myriad problems from water and damp we had in a recently “refurbished” house was ridiculous! We had a leak in the roof once which called for me to suspend a plastic bucket from the stair landing railing with a bungee cord. The incessant plopping all night long was maddening! Jeeves would say finding the source was like “looking for a needle in a haystack ” and would clamber up on the roof with tar bucket in hand. He did eventually find it, much to our relief, and the landlord’s first project after we left was to redo the entire roof. I feel your pain. Good luck to you. Xx

For the window, can you not put a sealer on it? I work for a painting company in Florida , we deal with a lot leaks and there is a clear sealant that can be used on stone and other natural, porous materials.

Sorry to hear about all the leaks. I might be inclined to call your home, "Dripperton," except that might not be too funny. Regarding the pool; in my part of the world, we have problems with fountations moving and cracking. For "slab on grade" foundations, they can be repaired by injecting mud or grout under the foundation. Also, when ponds leak, pouring barite into the pond will sometimes stop the leak. Point is, can you inject something like barite or grout behind the walls of the pool and stop the leaks?
A home is a hole in the ground that you throw money into, then pour many gallons of blood, sweat, and tears after it. The bigger the home, the more of the aforementioned.

I had suggested lining the outside walls of Julie's swimming pool previously, but my posts were always quite late. The groundwater leaks require earthworks to line the outer pool walls, as molecular state changes cycle with the seasons and the water volume expands when frozen. The groundwater process was explained by Andy first So everybody understands just filling the cracks cannot stop the erosion. Earthworks must be done, a trench down the sides that groundwater is damming against, and lined with that sheet stuff that farm dams are lined with. Basically, a drainage hole and drainpipe must collect groundwater from that and pass it downhill to outflow somewhere you might imagine a Beaver pond taking advantage.

You can have the stone window exterior made water proof by using a paint or spray sealant designed to be absorbed by the stone making it impervious to water - the sealant is clear and is invisible
I would think that, the pool would be the last on the list of importance for the Mapperton estate. I realize Julie loves swimming in it. The roof and toilet's would be extremely important and critical to protect your home. 🌿

Dealing with water is never easy, simple or cheap. The force of water is always going to try to destroy whatever we build in its way and maintenance after each rain is a must. That one part looked like a landslide along the bank. As far as the pool issue, hydrostatic pressure from groundwater cannot be stopped. I have a wetland in my backyard. The groundwater just comes up to the surface and isn't dependent upon whether it's been raining or not. There's always cattails and hydric plants there. You probably need to build a series of drainage channels/culverts and swales to move the water, but you'll be fighting even more erosion in that tributary/stream once you concentrate the water.
I strongly believe LEAKS are Mother Nature's way of letting us know that even our homes are out of our control. Currently living with a leak here in VB (a much much much small abode) and it's wreaking havoc. Prayers, joy, and smiles, help as we laugh through some of the "pains" of life. XOXO you both!
The leaks into the pool will not stop until you re-direct the water...french drains etc. The area surroundimg the pool is part of the problem. Correct the drainage into the pool and you've solved half the battle. Instead of repeatedly repairing the concrete it might be worth looking into a liner of some sort. For a natural pool I recommend you look into something like an Aquascape biofilter
Grey fibreglass line the pool or grey marble plaster with elasticity My husband said a few years ago, dig a trench behind the pool, geotech cloth behind with drainage pebbles. Even a drainage herringboning system. You have groundwater and continuous wet soil pressure behind the walls of the pool. You could also dig a deep hole deeper that the deepest area so the water drains into a very large pvc pipe, you sink a waterproof submersible pump that drains the pipe, easy…we do this all the time. Husband pool builder owner since 1980
Yes,but you can't do that sort of thing at a listed property. The historical features have to be preserved as near to their original state as possible.

23:21 My theory is that the pool area naturally came about because it had likely experienced centuries of ground water pooling there. I’d say, don’t fight the land. Just allow it to naturally form again and make it a little wild swimming and fishing pond. You can stock it every season or hold tournaments to raise money for the grounds’ upkeep. Native water-filtering plants and reeds should help to filter and clean the pond, naturally. You could invest in some large birds, like herons or storks to lay there eggs and keep the population of critters at bay, too. Wetlands are disappearing at an alarming rate. Any type of conservation for wetlands and will likely constitute the grants to preserve them. Get some wildlife students and various sciences involved into using the land for studies to bring more awareness and gain volunteers for groundskeeping. Some small catfish type of debriding fish would be helpful. You could sow an entire field with wildflowers and wild grasses. Apiaries would be a natural step. Of course, you would harvest the flowers and honey and sell them at the property. Same with pumpkin patches and watermelon or anything that will take over naturally- such as grapevines. 😊❤

Absolutely agree a "leak logbook" should be started and kept. Just think how valuable it could end up being for your son in the years to come. And it could potentially be an interesting item to display for visitors (under a protective glass, similar to what Julie has done with the Alberta display). If you don't repair roof leaks the water will ruin the electrical system possibly and could start sparks which cause a fire inside the walls. I had a terrible roof leak that ruined the top a beautiful piece of furniture that my aunt gave me. The water ran along the back of it too.

I have ZERO doubts that there are MANY laws and codes that must be followed befor ANY renovating of the gardens and grounds be done as they are Grade II* listed. And I am 100% sure it's even worse for the manor house itself as it's GRADE I listed! All of that being said, it seems like the BEST course of action would be to completely reroof the manor, sheetpile around the WHOLE pool area and divert the ground water away as much as possible, and due a complete hydrological rework of where the water flows on the grounds and TRY to get it to flow somehow into the River Brit possibly, maybe?? That'll all take years and more Pounds than I dare think of. But with extreme weather events becoming more and more common, it's either going to be that or Mapperton may indeed one day float into the sea. 😓😓
It seems kind of counter productive… Fix the damaging roof leaks First and foremost before you beautify the interiors otherwise you will be faced with ruining your efforts and redoing everything over again. A costly costly endeavor. Drain the blasted pool and focus on the pressing leaks that can do serious structural harm if to the manor if not addressed and remedied sooner than later. All the Best

Get some beavers because they are essential for ecology and they will naturally help collect the water and most wisely use it.
Julie and Luke, with global warming continuing unabated, these storms are only become more and more severe, because of the increasing levels of heat energy being retained in the atmosphere. So do what you can to shore up your basic infrastructure systems, especially anything to do with water handling, especially drainage. French drains can be created in areas that, when completed do not show the presence of anything new or different.
I know it is very, very costly. But is there a way to replace ALL of the roof. Without a good roof, the rest of the house is at a serious risk. Use some modern fixings covered with historic roofing. Make it so it last a good 50 years or more. Have a several fund raisers. One at Christmas. And in the spring a easter egg hunt. All kinds of ideas are out there. Good luck and God Bless. Maybe get The princess of whales to help in a fund raiser 50% goes to her charity and 50% for your roof. Or some other famous person.
I live in a tiny practical cottage, the roof of which seldom if ever leaks. So it’s hard for me to sympathize with your plight. Move into a practical manageable dwelling, make Maperton a museum, and let the British taxpayer take care of the leaks.
Your hilly land has substantial subsidence problems because of erosion that has allowed the land to begin to erode away, given the slip-slide nature of the soils and rocks that underly it. In addition to engaging the services of a competent civil engineering team, I would recommend that you afforest those lands with a mixed hardwood plantation, so designed and planted to fit into your rewilding scheme. Only the roots of trees native to your area will stabilize the area currently sliding down hill.
You also need to have a structural engineer redesign the house’s roof’s gutters and rooftop drainage and water handling system and then replace what has obviously become an obsolete and dysfunctional water handling system. One can get gutter piping and downspouts that are enclosed by leaf and debris exclusion material to keep your drainage system clear of debris. Also, with regard to the conifers that are planted too close to one another, a thinning operation should be undertaken. If possible the logs taken down could be sawn into posts, beams or even lumber. One question, with your rewilding project, have you engaged the services of a professional forester, silviculturalist, and hydrologist, terrestrial ecologist to help you develop a master plan for your lands and watersheds, including an optimized business plan as part of the effort.
A home is your biggest and ongoing project! We love how much dedication you both put into your lovely manor! Don't let those leaks put a damper on fixing them as well as the cracks. 💕 You can't use duct tape to fix the cracks? Then just paint over them. Is duct tape considered a chemical?

Think power washing/pressure washing is causing way more problems then it fixes in that pool. That pressure would seem to more quickly erode an already old surface.
Is it possible to (massively expecive) to reroof the house ? The valuables inside could be ruined. I don’t know what the restrictions are for the Mapperton estate but this is truly devastating. I am so sorry.
We here in the United States are familiar with Homeowners Associations and City Planning Commissions who have to approve projects and renovations/improvements in many neighborhoods. For instance, in Santa Barbara, there are strict guidelines one must follow in order to gain approval. In many neighborhoods, roofs have to be built with Spanish red tiles and adobe walls to maintain the original architecture and look. There are also height limitations and neon lit signs are not permitted in many areas of town. In response to @Dexdog's comments, in many videos Julie asks for viewer comments and suggestions about the work she's doing. So it follows, that viewers would feel comfortable giving their opinions. Of course, most of the viewers are not familiar with the restrictions and regulations which govern Grade listed properties, however, that same ignorance allows for a less censored approach to solutions, which may work to everyone's satisfaction. I don't know if you've solved the pool leak problem, but it seems to me that plugging up that hole where Luke stuck his thumb in would just allow the water to build up behind the wall and either lead to a big bursting through of the water, or water backs up into the land behind the wall, possibly creating another problem. I thought you might divert the water further back and "help" it flow into another area that could use the water, like the memorial pond you're building for Quackers the Duck. I don't know how close the pond is to the source of the water that's leaking into the pool. That may not work, but it's an idea. 🙂

Dealing with water is never easy, simple or cheap. The force of water is always going to try to destroy whatever we build in its way and maintenance after each rain is a must. That one part looked like a landslide along the bank. As far as the pool issue, hydrostatic pressure from groundwater cannot be stopped. I have a wetland in my backyard. The groundwater just comes up to the surface and isn't dependent upon whether it's been raining or not. There's always cattails and hydric plants there. You probably need to build a series of drainage channels/culverts and swales to move the water, but you'll be fighting even more erosion in that tributary/stream once you concentrate the water.
The beaver damage on that tree was amazing...wow Even the beavers are having to deal with the damage that water causes. haha
I strongly believe LEAKS are Mother Nature's way of letting us know that even our homes are out of our control. Currently living with a leak here in VB (a much much much small abode) and it's wreaking havoc. Prayers, joy, and smiles, help as we laugh through some of the "pains" of life. XOXO you both!
The leaks into the pool will not stop until you re-direct the water...french drains etc. The area surroundimg the pool is part of the problem. Correct the drainage into the pool and you've solved half the battle. Instead of repeatedly repairing the concrete it might be worth looking into a liner of some sort. For a natural pool I recommend you look into something like an Aquascape biofilter
Grey fibreglass line the pool or grey marble plaster with elasticity My husband said a few years ago, dig a trench behind the pool, geotech cloth behind with drainage pebbles. Even a drainage herringboning system. You have groundwater and continuous wet soil pressure behind the walls of the pool. You could also dig a deep hole deeper that the deepest area so the water drains into a very large pvc pipe, you sink a waterproof submersible pump that drains the pipe, easy…we do this all the time. Yes,but you can't do that sort of thing at a listed property. The historical features have to be preserved as near to their original state as possible.

Luke and Julie have to learn that Mother Nature always wins in the end. And help will never come from taxes to pay for the huge costs of repairs. It cannot happen. That is the reality. Also, the patrons just do not have the funds either. It just cannot go on. Money , time, and energy will run out. Look at history, the fall of Egypt, Greece, Rome and now western civilization. I would like to visit Scotland and England one day within the next ten years , as It is on my bucket list. 23:21 My theory is that the pool area naturally came about because it had likely experienced centuries of ground water pooling there. I’d say, don’t fight the land. Just allow it to naturally form again and make it a little wild swimming and fishing pond. You can stock it every season or hold tournaments to raise money for the grounds’ upkeep. Native water-filtering plants and reeds should help to filter and clean the pond, naturally. You could invest in some large birds, like herons or storks to lay there eggs and keep the population of critters at bay, too. Wetlands are disappearing at an alarming rate. Any type of conservation for wetlands and will likely constitute the grants to preserve them. Get some wildlife students and various sciences involved into using the land for studies to bring more awareness and gain volunteers for groundskeeping. Some small catfish type of debriding fish would be helpful. You could sow an entire field with wildflowers and wild grasses. Apiaries would be a natural step. Of course, you would harvest the flowers and honey and sell them at the property. Same with pumpkin patches and watermelon or anything that will take over naturally- such as grapevines. 😊❤

Absolutely agree a "leak logbook" should be started and kept. Just think how valuable it could end up being for your son in the years to come. And it could potentially be an interesting item to display for visitors (under a protective glass, similar to what Julie has done with the Alberta display). A part of the story and "charm" of a historical country house.
Oh my goodness gracious! That leaking pipe is the worst. Because we-are going into winter now and if it freezes it will surely burst!
If you don't repair roof leaks the water will ruin the electrical system possibly and could start sparks which cause a fire inside the walls. I had a terrible roof leak that ruined the top a beautiful piece of furniture that my aunt gave me. The water ran along the back of it too.

I have ZERO doubts that there are MANY laws and codes that must be followed befor ANY renovating of the gardens and grounds be done as they are Grade II* listed. And I am 100% sure it's even worse for the manor house itself as it's GRADE I listed! All of that being said, it seems like the BEST course of action would be to completely reroof the manor, sheetpile around the WHOLE pool area and divert the ground water away as much as possible, and due a complete hydrological rework of where the water flows on the grounds and TRY to get it to flow somehow into the River Brit possibly, maybe?? That'll all take years and more Pounds than I dare think of. But with extreme weather events becoming more and more common, it's either going to be that or Mapperton may indeed one day float into the sea. 😓😓
Only way forward is whole roof.i know it costs loads but in the long run its more to keep patching up
It seems kind of counter productive… Fix the damaging roof leaks First and foremost before you beautify the interiors otherwise you will be faced with ruining your efforts and redoing everything over again. A costly costly endeavor.
Drain the blasted pool and focus on the pressing leaks that can do serious structural harm if to the manor if not addressed and remedied sooner than later.

its a very old building,over time things do fall apart,its going to take a lot of money to fix,upkeep is crucial but,no need to cry,bit by bit you will get it done you are just overwhelmed

Julie and Luke, with global warming continuing unabated, these storms are only become more and more severe, because of the increasing levels of heat energy being retained in the atmosphere. So do what you can to shore up your basic infrastructure systems, especially anything to do with water handling, especially drainage. French drains can be created in areas that, when completed do not show the presence of anything new or different.

I know it is very, very costly. But is there a way to replace ALL of the roof. Without a good roof, the rest of the house is at a serious risk. Use some modern fixings covered with historic roofing. Make it so it last a good 50 years or more. Have a several fund raisers. One at Christmas. And in the spring a easter egg hunt. All kinds of ideas are out there. Good luck and God Bless. Maybe get The princess of whales to help in a fund raiser 50% goes to her charity and 50% for your roof. Or some other famous person.
I live in a tiny practical cottage, the roof of which seldom if ever leaks. So it’s hard for me to sympathize with your plight. Move into a practical manageable dwelling, make Maperton a museum, and let the British taxpayer take care of the leaks.
Your hilly land has substantial subsidence problems because of erosion that has allowed the land to begin to erode away, given the slip-slide nature of the soils and rocks that underly it. In addition to engaging the services of a competent civil engineering team, I would recommend that you afforest those lands with a mixed hardwood plantation, so designed and planted to fit into your rewilding scheme. Only the roots of trees native to your area will stabilize the area currently sliding down hill.

You also need to have a structural engineer redesign the house’s roof’s gutters and rooftop drainage and water handling system and then replace what has obviously become an obsolete and dysfunctional water handling system. One can get gutter piping and downspouts that are enclosed by leaf and debris exclusion material to keep your drainage system clear of debris.
Also, with regard to the conifers that are planted too close to one another, a thinning operation should be undertaken. If possible the logs taken down could be sawn into posts, beams or even lumber. One question, with your rewilding project, have you engaged the services of a professional forester, silviculturalist, and hydrologist, terrestrial ecologist to help you develop a master plan for your lands and watersheds, including an optimized business plan as part of the effort.
A home is your biggest and ongoing project! We love how much dedication you both put into your lovely manor! Don't let those leaks put a damper on fixing them as well as the cracks. 💕 You can't use duct tape to fix the cracks? Then just paint over them. Is duct tape considered a chemical?
I love this channel, but I always feel bad when I see Julie wrapped up all the time with the scarf and her gloves inside the house. I am from Northern Illinois also and understand cold… sometimes 20 below Fahrenheit. But our homes are warm because they are brick and siding and not 1000 years old! 😂😂 Also not a castle! Haha. There is a product that you can I believe put on the stone that I saw on another channel that will stop the leaks coming through the stones.
Think power washing/pressure washing is causing way more problems then it fixes in that pool. That pressure would seem to more quickly erode an already old surface.

Is it possible to (massively expecive) to reroof the house ? The valuables inside could be ruined. I don’t know what the restrictions are for the Mapperton estate but this is truly devastating. I am so sorry.
We here in the United States are familiar with Homeowners Associations and City Planning Commissions who have to approve projects and renovations/improvements in many neighborhoods. For instance, in Santa Barbara, there are strict guidelines one must follow in order to gain approval. In many neighborhoods, roofs have to be built with Spanish red tiles and adobe walls to maintain the original architecture and look. There are also height limitations and neon lit signs are not permitted in many areas of town.
In response to @Dexdog's comments, in many videos Julie asks for viewer comments and suggestions about the work she's doing. So it follows, that viewers would feel comfortable giving their opinions. Of course, most of the viewers are not familiar with the restrictions and regulations which govern Grade listed properties, however, that same ignorance allows for a less censored approach to solutions, which may work to everyone's satisfaction.
I don't know if you've solved the pool leak problem, but it seems to me that plugging up that hole where Luke stuck his thumb in would just allow the water to build up behind the wall and either lead to a big bursting through of the water, or water backs up into the land behind the wall, possibly creating another problem. I thought you might divert the water further back and "help" it flow into another area that could use the water, like the memorial pond you're building for Quackers the Duck. I don't know how close the pond is to the source of the water that's leaking into the pool. That may not work, but it's an idea. 🙂

I know repairs are done in a historic manner but it would behoove saving the house by using newer repair techniques that look historic.
When Raymond and Luke went back inside to check the latest leak,i noticed some lights were on, that made me think about solar panel`s for your heating /electricity in general, do you by any chance have those installed that could help with the bill we all could wish would vanish like magic, just wondering!
