It's hard to know who to trust online. Everyone is selling something. Even I one day hope to mentor some of you. Phonies like Chi Ta trying to sell his course BNB university or Brian Page trying to sell BNB formula. Inexperienced hosts like Stayly with only a few properties and a year of airbnb experience, they claim to make millions on airbnb bust don't reveal those million are all course sales that come from ad campaign and a free webinar that they misrepresent as a paid webinar that is free just for you. Coaches with No airbnb arbitrage or business leaderhip experience like Robuilt. There are no-name hosts with barely any properties trying to claim they're successful, such as vacation rental machine or bnb riches, or the 10xbnb system. Are you making a video about Airbnb new updated Terms of Service, the 2% extra guest fee if they pay with different currency than what you have it listed for?
I personally like NM because the State doesn’t require any further filing or fees and a NM LLC is $50. Plus the expense of having a registered agent. More than one firm in NM will do all of this for you for less than $200 and they can serve as your registered agent and you remain anonymous. Your name and address are not listed on the NM SOS website.

Great content! We would love more properties but we live in the boonies and the closest city has a really satirated market. Do you recommend people trying to arbitrage places that are hours away?

That advice on cleaners being able to take care of 2-3 units in the same building the same day, in 3 hours, that doesn't make any sense UNLESS you've got 20-30+ units in a building, as if you only have 3-4 (as Sean mentioned) the chances of those needing cleaning on the same day, as in all the guests from all those units checking out on the exact same day are slim to none, so you'd never even run into that scenario or have that as an option until you get into 20-30+ units and that scenario becomes a lot more likely.
Just thought I'd point that out... as some of this advice only sounds like it applies to (and is coming from) someone with 100+ units. Most of us are nowhere near there.

Why is no one talking about the business credit score needed to get apartments to approve you for corporate leasing ?
You don’t need a business credit score. I’ve done it with a 3 day old LLC
So I can get 2-5 apartment’s for a corporate lease with my brand new LLC ? Just personal guarantee
Hmmm sort of generic reason for forming a formal entity.
please be careful and explain the legal reason why forming a LLC or a Series LLC is best practice depending upon the state you will operate in.
Plan on forming a LLC or Series LLC in each different state that you will operate within OR you will need to register your foreign business entity in the state you are operating in.
Next step is to elect your income tax status for your LLC or each series of a series LLC. Ccorp, Scorp, Partnership, or by default a sole proprietorship.
just a small note...... youtube is GLOBAL... people from other countries beside US are watching it would be good to write in your description that you give advice mostly for US, since most of what you are reffering to does apply only in the US ....
Only the LLC bit:
Canada would form a corporation.
This advice modifies per country.
But market research, persuasion, arbitrage, planning for scale, all of the rest.
It is global advice. Stop shooting yourself down

I like your content, but teaching how to arbitrage a unit is not helping the STR market.
You were new once
unless you own the property, I would not do any of this. you will end up paying the difference of the rent. Unless you are trying to get an airbnb in a very touristy area like 5 minutes from Disneyworld or Hawaii, etc. Don't believe me? go to Airbnb and play around, try to pretend that you are booking but look at the calendar that you chose and see that most airbnb's are book only like 20% of the time and the other 80% of the time is all available. do this in different areas and you will see. you may book yes but barely to pay out pay the rental and your profit will be 100 bucks a month or negative. But if you own the property then that's a different story, even if it's slow you will still make some money.
