Right now I don't have any "hidden" (pet, cleaning) fees on my listings. I do my own cleaning but I have a weekly house keeper clean my own house one time per week. I also don't do a two night stay minimum anymore.

If your property isn’t being booked, it’s because the daily rate is too high. When you look at similar properties (location, beds, baths, finishes, decor, newness, etc) are you too high? If you cut your rates to be in line with the market will you be losing money on a monthly basis? If the location and layout is very good but it’s old/outdated inside, you may need to invest specifically in what will looks great in pics and drive bookings. But you’ll have to do the math objectively. Lastly, did you pay a professional photographer or did you just take pics with your phone. Doing it yourself is a big no-no.

Have you looked into mid term or corporate rental? Also there is a company called PadSplit that might be a good option if you have 4 bedrooms or more
