If you have gas lines at the house, look into a tankless water heater. You never run out of hot water and there’s nothing to leak or rust out. We love ours!

If you have gas lines at the house, look into a tankless water heater. You’ll never run out of hot water, and there’s nothing to leak or rust out. We love ours!
I love my tankless water heater so much better. Don't have to worry about leaks. More energy efficient. Regular water heaters keep heating the water and using more energy. The tankless doesn't start up until you start using the water. For the Air BNB space, switch to a mini-split system so they can have totally different temperature control from the rest of the house. Congrats, it will be work but I'm sure it will be worth it

Yes, moving is very good for clearouts, and do carry on until you feel comfortable in your new home. That said, I have moved four times in the last 25 years. I've got one small box [about the size that 6 bottles of wine would fit in] that always gets opened, emptied, examined and the stuff immediately put back in and the box stowed...again. Going from being an incipient hoarder to that small box of excess 'stuff' is a really good feeling.

Congrats! Wow! I love the income potential! Even if not an AIrBNB, just as a rental this would be great. I love the idea of renting out the main house and living above the garage. It would be a tight fit but would be great right now that your young and still just the two of you. Please film and show us you progress on your DIYs from the house on YT.

Lauren ___u may want to look into tankless water heater or larger one at some point.....just because of ppl taking back to back showers in your airbnb.___________ & u may want to get an additional rider on your Homeowners insurance policy. If a guest gets injured or a fire starts, etc..., insurance companies can refuse to pay claims if part of your property is used for airbnb/rental purposes and you didnt notify them or get an additional policy. Congrats on your new home!!!

Love the house! That upper sunroom and perhaps the porch were probably sleeping porches for in the summer. Just open up every window and its like sleeping outside.
I'm a fan of "Two Men and a Truck." I've used them for moving where I live in Milwaukee, WI - never been disappointed and they are polite and efficient. Pee stinky bathroom signals that the subfloor is soaked with toilet waste water, you may have a major plumbing issue so get it checked out right away. About the roof on the second building, don't wait for water leaks to start - and for all you know that roof may already be leaking but in places where you can't see them, get that roof taken care ASAP. That's a lot of property, but I hope you got a good deal on it - it's not going to be cheap renovating the property. And - good luck being landlords of Airbnbs - not all its cracked up to be, folks.
Omg I couldn’t help but notice the dripping kitchen sink it’s got to be first on your list to fix or it’ll cost you a fortune. Love the new place good luck happy home owning. ❤️🏡

Amazing how quickly we accumulate STUFF! I'll be moving across country soon and I'm only taking my tools(art supplies) and some personals, everything else is being left/sold/given away. It's cheaper just to re-accumulate on the other end, in my case.

Good luck with the move. If you are in North America, moving across country is no mean feat. I think you have the right approach though. We move 400m down the street and I was wiped out and overwhelmed.

I don't do AirB&B, but you will find that there will be a huge market for people doing college tours for their kids, college weekends etc. I would first attack not only the upstairs, also the curb appeal factor. Repeat customers and word of mouth will do wonders. Probably talking a lot of weekend bookings. We bought a fixer upper too. It took us 3 years to get it done. Older houses are a never ending process. And we bought worked full time. More of the cost is labor. Set a plan for a few weeks at a time. Congrats and good luck.

Lots of work, but lots of potential as well. Glad you’re getting the roofs inspected. Plumbing and electrical should be checked too, as well as the foundation. Rental income is a great way to start home ownership. That’s how I started, and it worked out well.

You might need to have the plumber check out the bathroom toilet. It could be a leak or something to do with pipes backing up. You may need to replace the bathroom floor if it is a leak. Hope it isn't that bad but I had to do that in my house once. I'm 69 and have moved 27 times. I know what it takes to move and decluttering is the best thing you can do for yourself. Of course if this is your forever home or long term home, that's not your first concern. Good luck and Congratulations!

@@sandrajohnson9926 Ah. That's a personal choice. But I believe in individual paint color schemes per room based on accessories. But I also understand not everyone can paint and want one and done color. My go to neutral is Anew Gray for walls and Snowbound for trim and ceilings. We all certainly have different taste. Even regional. I'm in Texas.

I'm glad you had a good experience with your movers, we didn't, they under estimated how long it would take to move us, part way thru they said it was going to take longer and cost $800.00 extra, two men and a truck in St. Louis, not recommended. So much potential, good idea to have the roof checked before they leak and ruin your ceilings. Having the house cleaned made a big difference, can't wait to see how you fix it up. I like the natural wood work and the arches too.

Every video confirms that there is always a primary who does the lion's share of the actual, physical work, while the other does a lot of minimal effort, mostly standing around, piddling and making it seem they are contributing [but aren't]. I had many coworkers who had the art [ploy] of "looking busy" honed to a science.

Making it out at a young age is quite difficult. I started a side hustle at 17, saved up and made some good investments. l'm 28,live on my own and having a good life for myself. Big ups to you and everyone out there trying

That football things seems like a great opportunity to count on but a renter obviously renters would be more consistent and might be easier to get given the location.

That house is super cute. I can't wait to see how you personalize it.
I would advise doing what I didn’t do and concentrate on the outside first. Make sure the roof is water tight and the drainage is adequate. Then sand back and paint the exposed weather boards before they completely rot out and need replacing. I ignored these things for two years now I’m battling a huge moisture issue where all my childhood stuff is getting ruined.
Can’t wait to watch the renovations. So exciting. Really glad you stopped renting and love how you made money out of selling the landlord’s stuff.

For the smelly bathroom you need to replace the flooring and maybe even the underlayment. Then put it all back together with a new toilet and wax ring.

If you're already questioning the gas water heater make sure you have carbon monoxide detectors, along with your smoke alarms, on each floor of your house. It's a health and safety issue and very important!!! Check your county regarding Air BNB. With all that said, I love your vision.

At 20:21, I believe that that the long room on the 2nd floor that you called a sun room might actually be a "sleeping porch"... the first home we owned had a room across the back just like this with wall-to-wall windows on three sides that were opened up in the heat of the summertime and the family members would make their beds on cots or pallets on the floor in order to be able to sleep comfortably when it was too hot at night to sleep in their own bedrooms. (This would have been way before any type of air conditioning! Our home was built in the very early 1900's.)
Take your time, pace yourselves, and above all: Don't Stress!
You now have your own home, and you have the rest of your sweet young lives to accomplish your goals and dreams.

Awh, Congratulations Lauren and Neiman!! Your new house has SO much potential. Of course potential is always work. But isn’t that what makes something ours? The good, hard work we put into it. And the vision we had for it and seeing it all come together. SO EXCITING!! I’ll be honest- I think 🤔 that your comment in the end of maybe “eventually” living above the workshop and renting out the space you are currently going to live in sounds like a winning idea for now. It is an adorable area. I can tell how much you love that space from the 1st time they showed it to you. Fix the ceiling, paint the walls, give the beautiful floors a good clean and you have an adorable place with lots of character. And that SINK! It captured my heart. Haha. Then you wouldn’t have to worry about the noise for someone else. And you would get a larger income from renting the space you are living in. Maybe just for a couple years while you concentrate on flipping hard. But in that time you could really get a lot of equity paid from all of the renting of the the main house/airbnb. Just thoughts I am sure you have considered. But I am giving you my vote (of confidence) for this way. I think in a few years, you will be so happy you did! It is your house and property after all, so if that doesn’t work- you can always MOVE (back to the house I mean)😉! Hahaha 🤭 😂 Congratulations again you two. You look so happy. Those kitchen cabinets in the house out on the farm I would have loved to had if I had space for them. They would be magical painted over and they looked in good condition...what a steal on those and all the ceiling wood........too bad the home couldn't have been moved. I forget what you said they were doing as to why it was to be demolished but it was a lovely looking place with a bit here and there that could have been done. Amazing........I am glad you benefited from it however and your new house is a dream and is going to be amazing.
