    Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit.       Depending on where you buy in West Texas (oilfield cities) you’re looking from $600K for .5 acre or $200K for 1-2 acres on the outskirts, for a lot. Houses are stupid expensive from what I’m used to back home. $200K for a house built in 70’s - 80’s with 1,200 sq ft

Concrete, framing, plumbing, electrical, HVAC, windows and doors, and then final inspection. It's possible if the county/city building/planning department is super on top of it, but they're the government so probably not

    I’m building in northern CA. I won’t go into detail, but the permit was $75k, the electric and gas connections ran close to $15k, solar and fire sprinklers are required (that will run you $20k) a sewer connection prob $10k and you won’t get a lot anywhere you’d want to invest in for under $200k (there are a few exceptions).
    So before you even draw up plans you are typically going to be in about $300k out here

      A simple metal roof can be around 5k or under...alot of newer builds or replacement roofs now opt for metal...the days of 20-30k roof are almost done for...as its just better to have a metal roof..

    That is some incredible deals on some of the labor and materials. Wholesale cost just for the HVAC would run 3-4k, and another 3-4k for the ductwork. Where’s the labor there?! The roof is probably like 14 squares of materials only for around 4k, so where’s the labor there?! Very confused…

      Look at Texas. Red state, used to be cheaper to live there, but because it’s actually got kind of a decent, developing economy, the cost of living is going up.

    Dude is living somewhere with super cheap labor and material costs. I live in MA, and you better triple to quadruple all of those costs if you want that house build here. When he said $4500 for the roof, I was like, that what I paid over a decade ago for a crew of illegals to put a new roof on a home less than half that size.

    $4800 for plans is cheap, must have good business relationships. Also, wish he mentioned the cost of permits. Few people are aware of how much permits can be but overall a great insight on the numbers

      Your probably right, the absolute cheapest homes where I live in Northern Virginia are 320-400k 3 bedroom 2.5 bath townhomes. A empty lot is like 50-100k depending on location. Either this house is in the middle of no where or he’s lying.

I have a steep roof that I'd never get on at 51, so yeah, Yours is about the same. I have to pay a little for something I cannot expect myself to do.

    8k for the hvac is free pretty much unless the duct work was installed by someone else.. 8k for the furnace and AC install alone is cheap

    I paid 54k for my 3 bed 2 bath home in a gated community in 2018...then i paid 38k for my 2bed single bath vacation condo in 2022....i have over 70% equity in both and my payments on each prop is 200 for my house and 211 for my condo...combined 411...both on 15yr terms...
