How to install a Metal Roof on a single wide.

  • In this video I try to outline the key steps on installing this metal roof. It's a great way to refurbish a older mobile home.
    -Always remember to nail or screw your boards into the trusses under the factory tin roof.
    -when installing your first metal panel, ensure the bottom of the panel has the same over hang on both sides, coming off the drip edge. This will ensure the your panels run straight. You will have to adjust if it starts running up or down.

    Just put vinyl siding someone gave me on a 1971 single wide and gave it a much improved face lift.This is my project next spring to finish it off.Great video to get me motivated.

      Do you have a video of that? How did you do it I have a 74 model do I take all metal siding off an put vinyl just like you would a house?

    I think I would have added a layer of ridged insulation between the 2x6s for additional R-factor as well as to reduce any noise from the suspended metal panels. Just a thought.

      Good observation and thinking. It is common practice to add insulation.
      I think he used 1x6 material not 2x6. The R value of ridged insulation for that application would be R5.
      They did a pretty good job overall.
      I like to vent the eaves for intake air between the panels and the existing roof,by having 1/2" routed notches every foot and spacing the boards at the lap boards allowing air intake to flow to the top,where I usually run a continuous vented ridge.
      I usually add felt paper before the firing strips.
      And I use butyl at the eaves,and caulking on the laps,at the top and opposite side of the siphon groove.
      I have added insulation board between the furring and every bit helps in a mobile home.
      The way the did it,will most likely outlive the home.they did just fine.
      But like you mentioned,adding insulation is a good way to improve the installation,and there is always room for improvement.

      Is ridged insulation a certain type of product or do you mean the process of filling the space with insulation. If so, what type of insulation is suitable?

      Just my input the insulation is worth the cost and the time to put in between.

    are these just untreated pine 1x4's? do i need to add foam board insulation down first or at all? Being put directly on my OLD mobile home factory metal roof.

      they are untreated 1x6's yes. I would not recommend putting down on the bare metal. Also, using treated wood will cause issues with the screws.

      So there's no gutters it just runs off the roof on the single wide, you covered up the gutters or you just left them underneath?

      Not sure but early in video you can see where original roof panels come together. I think those are where rafters are.

      I should have explained that, I will add it in my future video's. I use a tripolymner called Geoceal. If you can fit a pipe Jack over a penetration, it is best to use that. In this situation I chose to cut it tightly and seal around the exhaust vents.
      They both landed in the center of two joining panels, so I made sure to seal up the laps in case any water worked backwards and wicked over.

    About how much did it cost you to do this and how long of time? I need to replace my roof on my single wide trailer (1216 Sq ft) and I'm having a hard time figuring out how much this would cost me if I would do it myself with some friends

    Ricky thanks how do you get the old gutters off there's so much aluminum Coatings over the roof it's hard to determine whether you cut them off or they held on by screws?

      I think it is best to just cut it off. If you unscrew it, it will open up the siding and eves.

    The reason I clicked on this was to see how you did that pipe penetration and you never showed it thought it was alright watching you put the roof and but you never really showed us anything close up so everything I already knew about Roofing is all I want the way with no answer the questions

      Which pipe were you referring to?
      If it was the bathroom or kitchen exhaust vent pipe,then there is a product called a decktite or decktight it's a cone shaped rubbery metal reinforced flashing that gets caulked and sealed then screwed to the roof.
      Usually grey, sometimes black and then red when it's used in a heat application.
      They can be used on penitrations from 1/4" to I believe 24".
      There are also options to add metal exhaust hood,in various sizes depending on the needs.

      I have known some company's to install radius panels, I I would recommend EPDM on those types of roofs.

    If I'm going over an old metal roof on a trailer house all I have to do is put down a sweat barrier underlayment and then run some Bridge boards down it like you did put the metal right over it I don't have to use decking right? I could just screw right into the 2x 4S right or 2 by 6 right

    First question what were the nails that were used on the 1x4 on the perimeter, they seem to have some kind of plastic seal. They are under the two by inch edging.

    I'm switching to a metal roof my mobile home has ridged vents and static box vents. Does a metal roof require me to keep the box vents as I've yet to see any have them or any that added soffits. All seem to just have the ridged vent

    How do you find the rafters in the roof to nail your 2x6’s to. Or did you just mail it anywhere and hoped you hit a rafter somewhere. I didn’t see anything about hitting a rafter on the original factory metal roof.

      Not 100% sure but I think the metal roof original to the mobile home has seems that align over the rafters. If not most of the time you can see them as the roof hangs on them like skin over a rib cage. You can feel them when walking on the roof

      Hi Jeff, Yes we were using impact drivers. A normal screw gun with the correct bit attachment works just as great. If you choose to use a impact gun, be mindful of how far you are fasting the screws down. you risk buckling the metal and damaging the washer if to much force is used.

      Hi Tony, if gutters were planning on being installed, I would remove the existing ones or cut the j channel so it is flush. Then attach the gutter brackets to the fascia. If their isn't any wood for the brackets to attach to, I would recommend strap hanging the gutters to the metal roof.

    Really nice roofing job Bro! We had a 29g roof installed recently and it’s a mess. If I knew then what I knew now I would have probably installed it myself.
    FYI, I would highly recommend anyone looking for a metal roof to atleast step up to 26g steel. Also, keep close eyes on your contractor throughout this particular project. Ensure they do not over tighten the screws and damage the paneling. Check the valley seams, they should overlap 6” minimum. As for the vent/chimney flashing make darn sure they’re placing the upgradient end under the metal sheeting to help prevent water from infiltrating beneath the flashing.
    In short, manyyy experienced roofers and suppliers have told us they do not recommend metal roofing. It’s HIGH maintenance due to the material quality, expanding of materials, likelihood of wind blowing rain backup and under seams.
    If a Roofer won’t send you a professionally written estimate with their letterhead, followed by a written warranty, many references for roofs they’ve installed several years prior than do not waste your money on them.
    We now have to remove our brand new roofing due to liars that believe they can roof but truly don’t have the skill level to cut the material properly, lay out the panels, know the best way to seal seams, etc.
    Pay 1/3rd cost and get the lifetime warranty shingles that also covers 25yrs of labor and be done.

      A thick 29 gauge is great. you will pay upwards to in increase of 30% on material's alone to gain minimal effects on impact resistance rating. it's simply not worth it.

      The problem with shingles on a mobile home is the weight. Shingles add a lot of weight that needs to be supported correctly. Most mobiles with a factory installed metal roof will need additional support under the rim joist. In the southern US, shingles also have a much shorter lifespan because of high uv breaking them down faster. You may see issues forming after 10-15 years so you'd never get 25 years out of the shingles. A metal roof is superior, and adds much less weight

    When you guys stripped it out with 1x6's, what did you hit under the aluminum? There must be wood trusses underneath? If so, are the trusses under each seam of the aluminum? Thanks.

    How do you know where the studs are to nail/screw the 1x6 down to ?

      The best way is to feel for them underneath the existing tin roof. They are small, but you can hit them no problem.

    God bless & thank you for the video, may I ask- in most Mobile Home applications especially in older models do you have to beef up the structure around the roof to have a strong stable hold on the additional heavy weight of a metal type roof on a rounded roof install. I'm going from a rounded 1971 roof to a brand new slight pitched roof. I was told by a roofing company that you have to beef up that structure on the older style rounded roofs?

      You are probably right about that. Instead of doing the metal roof, an alternative might be painting your whole entire roof with Henry’s 100% silicone. That’s probably what I’m going to go with

      I prefer flat roofing on those older homes, but i have seen people install full sheets across them with a slight curve. I personally would install rubber though.

    Why do you use 1x6s and not 2x4s or 2x6s? Could you have put foam boards between the 1x6s against the metal and under the new metal roof?

      They provide the best surface area in order to walk on. 2x4s are slimer. And 2x6 is way to much.

      Yes you have to find angel of roof cut 2x4 to that angel screw it through hang over into 2x4 bend your metal flashing 2x4 xhangover x1 1/4 tab to nail

    I'm a novice, but I have a few questions. What's the overlap on the panels and ridge-cap? I noticed that you placed screws on the flat part of the panel at the ridge line. Do you attach the ridge-cap only through the ridge of each panel? If so, what's the spacing?

      Overlaps with ridge cap need at least 4 inch's however I would go no less than 6. to ensure wind driven rain wont push upwards. I screw the ridge cap down to the panels (into the 1x6 underneath) on the rib sections of the panel's. If near the coast, do every rib. if in the piedmont region or further inland, every other rib is ok.

      how big is your home. there are 2 equal long sides, n 2x width if its 14x2= 28. 2 x 80 = 160. then the center of your roof you need to find the pitch. multiply this plus how much you want as an over hang.
      I'm an old lady n know this answer....Oh heck just get a thin person to get on thr roof and never walk across a mobile like that. walk on the beams that are too thin any way ha ha ladder end to end then at the ends measure across the top edge bling theres the answer.

    What was your helper spraying on the existing roof early in the video? He was using an aerosol can and wiping it off the roof.

      Hi Reid, thank you for watching our video's. The home owner requested that we grind away the exposed rust & spray rustoleum over it. So that's what we did. From a professional stand point, I don't believe it's necessary. However we did anyways :).

    Our community has been hit hard by flooding
    Most everyone has lost their homes
    FEMA gave some but not enough to even start so everyone is doing their best to build back themselves
    We just don’t know where or how to start
    I have 2000.00 to put a roof on my trailer tell me how I can do this
    I am not afraid of hard work and will be doing it myself

    Do the 1x6's need to be treated? do you notch the bottom side of them to allow condensation to escape. Do you recommend peel & stick ice & water shield before the 1 x 6's?

      They are untreated, and should be that way. treated can have negative impacts on the screws, You can put down ice & water if you want, but there isn't any reason to put it down. That is mostly used for valleys and shingle roofs.

    Clearly you guys do excellent work! As for the video production, you could edit this down to 10% of its overall length (1 hour 18 minutes! yikes!) and the instructional aspect would not suffer, and include some technical aspects like what fasteners you use to attach 1x6 boards, and you would have a decent video.

    Great video. Need a cameraman so we can see the process close-up, as you're doing the work. I was really hoping to see how you tighten the screws without collapsing the rib? Without some kind of backing under the rib, it'd be easy to over-tighten. So since they aren't technically tightened as I know something to be tightened, what prevents them from backing-out a tad over time and then leaking?

      Thank you for the feed back. There is a washer that is in between the metal rib and the screw head. During the tighten process, all you need to do is pay attention to the washer. When you begin to over tighten the washer, It will expand as pressure is appliqued. So the best gauge as to what a tight screw is, is to mainly focus on the washer as you are tighten down the screw. People who buckle down ribs do not pay attention to the washer or force being applied from the screw gun.

    What size and kind of nails do you use to hold the boards down to the roof? also how many nails do you need to use and how far apart.Thank you and the roof looks great.

      8 inch sinkers work great! and I try to nail atleast 2 per rafter on a 1x6. more is better as well, but you can split the wood if you put to many.

    Were getting ready to do this to our 1987 single wide, the exact same way you did it in this video, only difference is were using 1x4s instead of 1x6s. My only concern is will putting a new metal roof over the original metal roof cause it to "sweat" and cause damage to the interior from condensation? Thanks

    I'm about to do this on a trailer I just bought, but I would like a 1' overhang. I watched another video doing this and he used 5/8" plywood covered by underlayment over the entire roof instead of strapping. This was also the way he got his overhang. I thought it might be overkill but it definitely won't hurt. What are your thoughts?

    On the rake when you started putting down the wood .
    You should have used a solid board up the rake and the opposite side .
    To stop uplift .
    During severe weather events.
    Great roof job as well.

      Actually a metal roof could last 50yrs plus.
      Shingle roof s last 15 to 20.
      Ive been roofing 35 years.
      All depends on where you live in the usa.

      I agree, that would have been a better idea. I do warranty my roofs for 20 years though. So the home owner is covered regardless.

      I am planning to do something very similar to what was done on this video. I might use more 1x4s or 1x6s closers together because we have real wind in my area. I am not a roofer and would like a little clarification on what you are saying. Are you referring to the short ends of the mobile home? Please explain so I have a roof that will withstand the heavy winds we get.

      I would recommend ringshank 8's ,8d/8c.Typically the trusses are 2" material in mobile homes.

    all this seems very straight-forward and logical. my only concern is whether its a good idea to punch holes in the factory roof. I suppose I need to do it right the first time, or perhaps use sealant of some kind?

    Mm old roof is leaking,and I have watched this video 3 times and I got to say bro you do dam good work, Hell I don't even know you and I would recommend you to people, question? What size of wood do you use to frame the roof out,, 1x4,, 2x4,,I want to do it just like you did this one, do you screw them down or nail. I sure hope and pray you dont get angry with me asking these ques.s , I live in florida and I'm 70 yrs. Young and there's only me and my wife of 35 yrs.together, hurricane Irma went thru here I been patching every since, Just a short little story,I was a electrical lineman for about 10 yrs, so I needed a change so I went into the army, got out in1977 went back to work I fell about50 to 80 ft ,since 1981 I've had 6 total right hips put In,3 left knees,last one was completely artificial, I broke my back, 5 surgery's on my shoulders, I could go on an on. I'm just watching you to see what size of everything I need is .sorry to tell u my life story,we dont drink or drug. Are they anyway you could get me that info somehow.

    I didn’t see any butyl tape being used on the laps of the metal. Also how to you know how high to bring the metal on the ridge. A lot of installers I’ve seen use plenty of butyl tape and silicone 1000 on joints and laps. Aren’t you worried that if a strong wind comes through and no rafters being hit, that that roof will fly off?

    I wish you would explain how you square up the first panel so you know the rest will be right. Also more detail on flashing the vent stack an end cap. Also did you drip edge the panels? Job looks very nice bit then so did the existing roof so why the roof over?

    The part I don't like about that type of roofing is all the inverted v notches along the outside wall that allows all sorts of wasps and insects to get under the roof. Those open holes would have to be sealed and or vented to keep wasps and other insects out. I would probably prefer light gray to reflect as much sun as possible from being absorbed into my home. Dark colors only absorb more sunlight and in the summer it will cost a fortune to try to keep your home cool.

      @@terrysmith1914 I don't know about the moisture either. I do know I'd either rip those 1×6 in half or just use 1×4. Lumber today is too expensive to use a width more than you need. I would also use wood screws only and make sure they go into each joist underneath the old metal roof. What's bad is some times the trailer manufacturer would run electrical wires between the metal roof and the joist making for a horrible electrical fire if you happen to send a nail or screw through it.
