This is my favorite home out of the last 6 or so. Wondering if you would do a quarterly recap of the homes you show us? I’m curious if some of them are still on the market like the fixer upper wood cabin with all the water issues. I am curious to know if people are really paying the asking price for some of the homes that have weird design or need a ton of work.

House is beautiful, all of the bedrooms having their own bathrooms is wonderful (off the chain 🤗). Someone else in comments mentioned a windows coverings credit, I agree. Also, would've liked a pot filler over stove in kitchen.
Detailed walkthrough and neighborhood insights were spot on. High ceilings and modern fixtures are stunning. Your honest take on buyer appeal is refreshing.
While I like the windows, I don't understand why developers cheap out on putting in a system of window coverings. There is a plethora of mechanical and manual options that are neutral and would fit into the decor. For $3 million, you shouldn't have to immediately punch holes in walls or window trim so you can have privacy inside of your home.
I agree, but preferences in window treatments vary (blinds, shutters, heavy drapes, light curtains, sheers, window film etc.). Customized blinds for one room could be several thousand dollars.
Are you going back to the house to show us the balcony off the dining room and the basement????😂 The primary bathroom is a miss for me. The tub faucet is so very masculine and a little bit fugly. lol. The layout of three shower heads and three knobs seems discombobulating. They could have easily turned the shower enclosure into a steam room and opted for a more aesthetic tub faucet. JMO, but for $3M, it was a miss for me. Glad you brought extra socks. lol.
No, Jonathan, I would not buy this house even if I could. At $3.1 million, where are the heated floors, the three- or four-car garage, the acerage? As you said, builders take a chance adding their own personal touches. A word to builders: gold finishes suck! 😂 Thanks for another great video. Besos!
Hi Jonathan. Love your channel. This is a beautiful home. In my opinion for the size and price of the house, the yard is too small. The outside deck is misplaced. It should be off the kitchen. Where the fireplace is they could have made it more symmetrical by either having it open on both sides or created shelving units that matched the other side with a secret door built into the unit. It looks off. The upstairs is beautiful have no opinions about it. Also Jonathan is there a reason why you didn't show the basement? Thank you for sharing this home with us.
I like the house but in my opinion the dining room as you first walk in should not be...the room where the barn door is should be the formal dining room. The house is nice, the stage room placements is off. But overall a really nice house.
Love The blue bathroom counter top, great kitchen, the barn door works because It's trimmed in black matching kitchen. Are those laminate floors or wood? That's a beautiful, spacious home. I don't know about that price.
I honestly like the house. Love all the natural light from all the windows. Would want the deck the entire length of the house. Guess you were so hot you didn’t show us the lower level. I would not buy it because it’s over my budget, it’s not on private land, and it lacks yard space!
Kudos to the builder for actually finishing out the closets in the primary suite! I'd be stressed figuring out what to do with all those windows! I guess hire a designer or whatever to measure, source and install window coverings. That'd be a big job and $$expensive!
Definitely hire a cleaning service. Nice house. Not enough land for the price. A pool would be good. Not enough space ouside. Should come with at least 1/2 acre.
6:19 I appreciate cabinetry all the way to the ceiling. I don't like wasted space in the kitchen. And the 42 inch cabinets are nice too. Anything less screams rental grade
Beautiful windows and glass doors throughout, however they seem to be single (thin) window panes (builder grade). No protection from heat and cold. Not certain how the home was insulated prior to final finishes, however with thin windows it seems the surround walls are not that deep. Not certain if window frames would accommodate an upgrade in the future. One would have to plan in their budget the cost of window replacement. If you can afford then no problem. Plan on higher utility bills, but if one has the $$ that may not be a priority. I do love that the planner had adequate linen closet and walk in closets for all of the bedrooms. The butler's prep area is helpful. The laundry room which is large I truly love, enough room for ironing board, sewing machine and or other equipment used for laundry prep, steam machine or a machine for ironing flat linen. At this price one could use a (drip/dry closet with a drain) for items that need to be hung wet -- I know I am asking too much, just a thought! Seems to be adequate storage in other closets on each level for vacuum cleaners and cleaning supplies. The layout of the house seems well planned and with an elevator one with a disability/wheel chair might consider. Hope my comment was not too long. Thanks for sharing.
This house is APPROVED.. I LOVE it. It is family friendly. Great Layout. It has lots of space. That blue sink gots to go though. Minor changes would need to be made. It is a great location that is semi-private. It will sell for 2.5M -2.8M. I would buy it depending on the Comps. EXCELLENT HOME!!!👍🏾👍🏾👍🏾🤌🏿🤌🏿🤌🏿
It is a beautiful house. However, the homes in that area are considerably less (approximately 1.5 million). While the square footage is much larger than the other homes, the builder made a rookie mistake. The builder could have cut cost by building a 6,500 (or less) square foot home. This one is over 8,000 square feet and double the price. If I wanted to move in that neighborhood, I would buy a house for 1.5 million (or less). If I needed to update the home or a larger home , I could easily renovate or add additional space. However, the surrounding homes would have to appreciate.
Hello👋🏾from Beautiful, hot, sunny California 😃 Very nice home from outside, I’m sure it’s nice inside as well. Love 💕 the floor to ceiling windows that allow lots of light into home. Odd placement of outside wire if it’s for (ring video) doorbell. I guess it’ll work. Very nice light floors, formal dining room to the left and office. Though it’s a bedroom with attached bath staged as office, it could be a guest room for a brief stay due to placement at entry door away from everything. It’s nice that the staircase is tucked away and not in your face at entrance of home. Powder room is nicely placed away from living and dining rooms. Very nice, white kitchen with great countertops and upgrade stove. 77* is hot here in California. Our home is set at 75* and comfortable. Another nice powder room off the mud room, nice back staircase👍🏾 Eat-in area of kitchen with those beautiful floor to ceiling windows😇all it needs is a better view. I like the glass barn door with access to that weird room 😂Why sliding doors to nowhere?🤔 Reminds me of that other house that had sliding doors to fall out of 🤨 Nice upstairs sitting area. Huge laundry house😂with storage. Love it👍🏾 Decent size bedrooms that have their own bathrooms, yes! Nice size master bedroom, small closet and bathroom, need dual sinks. I thought this was the master😲 the other children will be jealous of who receives this room 🫢 The huge master, walla. Sitting area is well lit with the floor to ceiling windows 🪟😃spacious closets, bathroom 😳LOVE 💕 the tub, dual sinks and separate huge shower. Builder has done an excellent job with tile selection in every room and the style throughout. Overpriced 🤔and need additional 2-car garage spaces

Love this house! Too big for my liking but for a big family would be perfect. It is hard when a neighborhood is getting an upgrade and some new some not, so the comps could vary so not sure $3.1 million is in line with the big new ones down the street. I am pretty picky in housing if I was to buy a new one. This one is a little modern but I loved all the finishes and countertops, tile in bathrooms, all very tasteful. The yard is a decent size, but back East not big on fences and I would want a fence. One downside even though I could live with it but the deck should of been bigger along the back of the house. Plus, since this is in an older neighborhood I would change the color of the house to dark beige, maybe taupe because it is an eyesore (too modern looking) next to older homes. It would be beautiful dark beige or taupe with the dark trim and would blend into the neighborhood beautifully. Plus, modern houses they tend to not plant enough greenery in front. It needs a gorgeous tree on the side to soften the corners. Love this house! 😊
I like this house. The yard needed to be bigger and landscaped though. I didn’t remember the laundry room, as big as it is. Probably because I didn’t see a washer or dryer. That blue countertop in the bathroom threw me a little but I could live with it. If I win PowerBall tonight I might come for this one on Monday. 😂😂😂😂
I really like this house....on the INSIDE. It is calming and relaxing. The rooms flow nicely. Very tasteful accoutrements with occasional whimsy, like the marbled vanity top and barn door. There's a huge advantage to the bedroom suite on the ground floor, for visiting grannies, aging in place, or the teen with a broken leg. As for the outside, all kinds of NO. It's intimidating and ill-conceived for this neighborhood. They'd have been better off without the black trim to keep it tamed down. In general, what appalls me about these new and ultra-renovated houses I'm seeing in this area: absolutely no consideration for energy efficiencies: no solar, no geothermic; thin walls and energy guzzling. It's a narcissistic housebuilding trend: ignore the climate crisis, drive up demand on the grid, indulge yourself with gas on a 12-burner cooktop... Maybe these owners can afford not to be mindful of their wallets, and believe life is too short to worry about breathing, but the rest of us have to fork up on our ever-increasing utility bills and risk our air because of their selfishness. I look down the cul-de-sac, and I see more "new" houses that are equally dated, lying out in the full sun, and no evident sign of energy efficiency. In this regard, Jonathan's view house fits the sensibility of the neighborhood.
I'm new to the area from Metro Detroit and I can tell you I am having sticker shock likamug! LOL! I bout choked when you said 3.anything for the price! Sheesh! The house is nice, but not for me. The long windows make me nervous (and you definitely can't walk around in your drawers! 😄😄😄Anyway, that's just 3 mil outta my budget, I'm not even gonna front, but I enjoyed watching. If I could afford that home, I'd change that blue marbled counter in the powder room but keep the cabinet. I'd nix the kitchen counter too. That's too much for me. The windows upstairs look like the ones in my college apartment building...so that's a no for me! And I don't like those cable handrails. I can see my future grandson sticking his head through one, plus I'm afraid of heights and they give me the heebie jeebies! LOL! I loved that laundry room, I'd have them slap a dog bath in there and it'd be perfect. Anyway, again it was fun! Thanks

The house is well designed except for the lower level is obscured off the dining area, that's probably how you missed the basement/lower level. Didn't like the wall where the basement/lower level is located. Love the house, not the slope entry that much... it's well throughout space designs for the rooms. I understand the higher priced areas; However, without larger outdoor spaces, it's not my favorite situation. An offer may come as low as 2.7 million.😊 Best!
I'd consider for my pretend portfolio but would bid $2.9 on GP. Lots of bedrooms but for this price the finishes (such as the smart mirror) should be added to all of the bedrooms. For me there is little outdoor space. Is it normal for homes in this area to not have a basement? With that size home, also need to see if the air was off because of workmen or if buyer will need to spend money upgrading to a zone capable system. All of those windows are pretty but they will cause home to be hotter so that is a must to figure out before making bid.
I like the house. Hate the Barn door to, I would change it. What I don't like is where it is located, it should be in an area with more modern style homes. I would not give three million dollars for it.

Nice house overall.I prefer a true closed off foyer. Not a fan of the kitchen countertop’s veining - I prefer more neutral. Same with the blue half bath countertop. Love the floors. Agree small backyard. I appreciate when stairs are not right at the front door. Laundry room is wonderful. The windows are big and beautiful. Wish there was more privacy or space around the home.
Johnathan I'm shocked that you forgot to show the basement! 😂😂😂😂. It's a beautiful house but one of my deal breakers is to walk in a house and see the dining room. I personally feel that all eating areas should be together. Having the kitchen and living room together , I just don't get it even though it's becoming common. I prefer the kitchen and dining room together. For that reason I wouldn't buy this house along with the price tag is too much. The builder should've hired a designer and maybe the bathroom floors would be heated and they wouldn't use 3 different tiles in the shower! 😂😂😂😂😂😂

Outdoor fixtures appear too small for the size of the house; the kitchen island doesn't offer counter seating; at over $3mil, the appliances DO NOT support the asking price.. plus, I really dislike side-by-side refrigerators. I love a nice laundry room, but that's way too large and nothing special.. some of that space could have been used for a really nice-sized linen storage closet. You're right about all the light from the windows, but it also gives the home a fish bowl feeling ...and is there a basement?...
Why does it seem like this house is the most expensive on the block? It doesn't blend into the neighborhood and has no real curb appeal. For the asking price, they need to offer more land, amenities (pool/pavilion, mini gym, etc) window treatments, rooftop grill area. I would go hybrid on powering the home with primarily solar paneling/electric as an ICE back up.
It is a beautiful house. But for that price buyers in that market have options for a larger background. For that price.... that backyard makes sense in an urban townhome downtown. This is new construction, so I bet this is one of the pricier houses. That means you are raising everyone else's property value. NEVER have the most expensive house. For this price, that tricolor shower in the master is a turn-off! for that price, why doesn't the master have a full balcony? They have the space for it. I am assuming he was in that house for 45 minutes to an hour. For that price, the home should be at room temperature. Jonathan would have noticed the cooling-down effect since he started the tour. That means that the windows may not be triple pane OR You will be spending a fortune to cool down this house AND it will take a while to cool it down. At that price, the property taxes will definitely be out of control. Every buyer at this point knows that the builder only pays taxes on the land.... the taxes will definitely at least triple. So, even if I was in the market for this priced house, there are other options, which are move-in ready with no changes. in other words, for that price, all boxes better be checked.....lol
The design concept doesn't make sense, there seems to be a lack that for this home also the power lines around the property are a turn off. The yard is very small for the price .

well, here we go. I personally dont like dining room up front, feels out of place to me. Powder room sink top isn't funky just ugly. Kitchen okay. Kids would be climbing those stair railings. You love the windows and i know that's popular now but I don t want to clean them. You couldn't keep that baby cool in our summers in Texas, tho' a lot of people try. i suppose whoever buys the house will have a housekeeper. I'm so old school it's pitiful. I don't need a house that has three or four seating areas. I like one large family room and maybe a bit better living room -- wherever you go, kids are going to be right on top of you so having all those areas just means wasted space and areas for everyone to "mess up". I like this house okay, not for me really but nice house. Your housing prices blow me away -- I don't know what that house was cost in Texas, but nowhere near that much. I love your channel. I find it strange that bathroom windows don't have privacy glass. I am not a fan of having a house with so many windows close enough to neighbours who can see in. I like a hallway, i dont like people coming directly into my home. However the house was nice. You did miss the basement you must have been delirious 😂
No I wouldn't buy that home for $3.1Million I have seen new construction homes in Texas suburbs for less than that home price and more beautiful Texas has some $Million + dollar homes too But anyway nice video😊
Personally I’m not a fan. It doesn’t make sense to build large homes on such small lots. No one has large families anymore seems overly large for no reason. I love floor to ceiling windows when there is a “view” but not just to look at my neighbors’ house. Feels so weird. The freestanding tub also makes no sense - where do you hang your towels and put your soaps, plus the space between the wall and the tub how do you clean it easily??? Not a fan of the modern rails for staircases and balcony - very bland- and why not put actual balcony off of the rooms with sliding doors? I can find a better way to spend 3.1 million dollars. Also a 2 car garage on a 5,600 sqft house makes zero sense to me.
👎🏾 No buy. I love wood. I'm closer to nature and not concrete jungle. So it's just too much white for me.. Industrial kitchens are the only kitchens I want to see all white. Yeah, you can paint it after purchase. But 3.1 mil needs to be pretty damn close to turnkey. And that HVAC needs to be able to sense what temperature I want! Lastly, the flow is ehh Get a portable fan so you'll open All Doors.

I'd be checking that HVAC system out before I bought this place. A good one in an expensive house like this should be cooling better.

I loved this house. The floor plan was great. All en suite rooms. The kitchen was great, and I loved the windows and floors.
Beautiful house! Loved the blue bathroom counter. I would buy it in an instant, for 1.2 to 1.4 mil. For 3.1, it’s definitely missing a few upgrades.

It’s nice that the staircase is tucked away and not in your face at entrance of home. Powder room is nicely placed away from living and dining rooms.

Hi Jonathan I hope all is well. I absolutely love watching your videos. Always a good time watching. This house was beautiful. Every bedroom had a bathroom a dream for me. The floor plan was well done. One thing, did it have a basement?
Love this house! Too big for my liking but for a big family would be perfect. It is hard when a neighborhood is getting an upgrade and some new some not, so the comps could vary so not sure $3.1 million is in line with the big new ones down the street. I am pretty picky in housing if I was to buy a new one. This one is a little modern but I loved all the finishes and countertops, tile in bathrooms, all very tasteful. The yard is a decent size, but back East not big on fences and I would want a fence. One downside even though I could live with it but the deck should of been bigger along the back of the house. Plus, since this is in an older neighborhood I would change the color of the house to dark beige, maybe taupe because it is an eyesore (too modern looking) next to older homes. It would be beautiful dark beige or taupe with the dark trim and would blend into the neighborhood beautifully. Plus, modern houses they tend to not plant enough greenery in front. It needs a gorgeous tree on the side to soften the corners. Love this house! 😊
I like this house. The yard needed to be bigger and landscaped though. I didn’t remember the laundry room, as big as it is. Probably because I didn’t see a washer or dryer. That blue countertop in the bathroom threw me a little but I could live with it. If I win PowerBall tonight I might come for this one on Monday. 😂😂😂😂
I really like this house....on the INSIDE. It is calming and relaxing. The rooms flow nicely. Very tasteful accoutrements with occasional whimsy, like the marbled vanity top and barn door. There's a huge advantage to the bedroom suite on the ground floor, for visiting grannies, aging in place, or the teen with a broken leg.
As for the outside, all kinds of NO. It's intimidating and ill-conceived for this neighborhood. They'd have been better off without the black trim to keep it tamed down.
In general, what appalls me about these new and ultra-renovated houses I'm seeing in this area: absolutely no consideration for energy efficiencies: no solar, no geothermic; thin walls and energy guzzling. It's a narcissistic housebuilding trend: ignore the climate crisis, drive up demand on the grid, indulge yourself with gas on a 12-burner cooktop... Maybe these owners can afford not to be mindful of their wallets, and believe life is too short to worry about breathing, but the rest of us have to fork up on our ever-increasing utility bills and risk our air because of their selfishness.
I look down the cul-de-sac, and I see more "new" houses that are equally dated, lying out in the full sun, and no evident sign of energy efficiency. In this regard, Jonathan's view house fits the sensibility of the neighborhood.
I'm new to the area from Metro Detroit and I can tell you I am having sticker shock likamug! LOL! I bout choked when you said 3.anything for the price! Sheesh! The house is nice, but not for me. The long windows make me nervous (and you definitely can't walk around in your drawers! 😄😄😄Anyway, that's just 3 mil outta my budget, I'm not even gonna front, but I enjoyed watching. If I could afford that home, I'd change that blue marbled counter in the powder room but keep the cabinet. I'd nix the kitchen counter too. That's too much for me. The windows upstairs look like the ones in my college apartment building...so that's a no for me! And I don't like those cable handrails. I can see my future grandson sticking his head through one, plus I'm afraid of heights and they give me the heebie jeebies! LOL! I loved that laundry room, I'd have them slap a dog bath in there and it'd be perfect. Anyway, again it was fun! Thanks

Probably a smart thermostat. You can set them to turn on/off when you're a specific geo fence (mileage) from your house.

I'd consider for my pretend portfolio but would bid $2.9 on GP. Lots of bedrooms but for this price the finishes (such as the smart mirror) should be added to all of the bedrooms. For me there is little outdoor space. Is it normal for homes in this area to not have a basement?
With that size home, also need to see if the air was off because of workmen or if buyer will need to spend money upgrading to a zone capable system. All of those windows are pretty but they will cause home to be hotter so that is a must to figure out before making bid.

I like the house. Hate the Barn door to, I would change it. What I don't like is where it is located, it should be in an area with more modern style homes. I would not give three million dollars for it.

Nice house overall.I prefer a true closed off foyer. Not a fan of the kitchen countertop’s veining - I prefer more neutral. Same with the blue half bath countertop. Love the floors. Agree small backyard. I appreciate when stairs are not right at the front door. Laundry room is wonderful. The windows are big and beautiful. Wish there was more privacy or space around the home.

Johnathan I'm shocked that you forgot to show the basement! 😂😂😂😂. It's a beautiful house but one of my deal breakers is to walk in a house and see the dining room. I personally feel that all eating areas should be together. Having the kitchen and living room together , I just don't get it even though it's becoming common. I prefer the kitchen and dining room together. For that reason I wouldn't buy this house along with the price tag is too much. The builder should've hired a designer and maybe the bathroom floors would be heated and they wouldn't use 3 different tiles in the shower! 😂😂😂😂😂😂

Outdoor fixtures appear too small for the size of the house; the kitchen island doesn't offer counter seating; at over $3mil, the appliances DO NOT support the asking price.. plus, I really dislike side-by-side refrigerators. I love a nice laundry room, but that's way too large and nothing special.. some of that space could have been used for a really nice-sized linen storage closet. You're right about all the light from the windows, but it also gives the home a fish bowl feeling ...and is there a basement?...

Why does it seem like this house is the most expensive on the block? It doesn't blend into the neighborhood and has no real curb appeal. For the asking price, they need to offer more land, amenities (pool/pavilion, mini gym, etc) window treatments, rooftop grill area. I would go hybrid on powering the home with primarily solar paneling/electric as an ICE back up.

It is a beautiful house. But for that price buyers in that market have options for a larger background. For that price.... that backyard makes sense in an urban townhome downtown. This is new construction, so I bet this is one of the pricier houses. That means you are raising everyone else's property value. NEVER have the most expensive house.
For this price, that tricolor shower in the master is a turn-off!

I am assuming he was in that house for 45 minutes to an hour. For that price, the home should be at room temperature. Jonathan would have noticed the cooling-down effect since he started the tour. That means that the windows may not be triple pane OR You will be spending a fortune to cool down this house AND it will take a while to cool it down.
At that price, the property taxes will definitely be out of control. Every buyer at this point knows that the builder only pays taxes on the land.... the taxes will definitely at least triple.
So, even if I was in the market for this priced house, there are other options, which are move-in ready with no changes.
in other words, for that price, all boxes better be checked.....lol

well, here we go. I personally dont like dining room up front, feels out of place to me. Powder room sink top isn't funky just ugly. Kitchen okay. Kids would be climbing those stair railings. You love the windows and i know that's popular now but I don t want to clean them. You couldn't keep that baby cool in our summers in Texas, tho' a lot of people try. i suppose whoever buys the house will have a housekeeper. I'm so old school it's pitiful. I don't need a house that has three or four seating areas. I find it strange that bathroom windows don't have privacy glass. I am not a fan of having a house with so many windows close enough to neighbours who can see in. I like a hallway, i dont like people coming directly into my home. However the house was nice. You did miss the basement you must have been delirious 😂

Personally I’m not a fan. It doesn’t make sense to build large homes on such small lots. No one has large families anymore seems overly large for no reason. I love floor to ceiling windows when there is a “view” but not just to look at my neighbors’ house. Feels so weird. The freestanding tub also makes no sense - where do you hang your towels and put your soaps, plus the space between the wall and the tub how do you clean it easily??? Not a fan of the modern rails for staircases and balcony - very bland- and why not put actual balcony off of the rooms with sliding doors? I can find a better way to spend 3.1 million dollars. Also a 2 car garage on a 5,600 sqft house makes zero sense to me.
