It’s a free service so doesn’t hurt to use us! My main point of value is getting my clients the best deals in the city and showing them how to get apartments that they never would have looked at in the first place because they didn’t think they could afford them
Real estate itself is mostly marketing and sales like most other things, so no need to be confused there. Locators are for people who wouldn’t have wanted to do that 10 mins of research you said you did, it’s a service, so they’re assisting you in your search. Locators also get access to deals that wouldn’t be available to clients without having gone through the locator or that the client wouldn’t have been aware of on an immediate notice (for example, a place that offers a same day sign/move special, if you’ve been looking at the place for weeks, you’d think the price was what you’d been looking at for weeks vs the price you’d get for the same day signing special thats only offered that day etc.).
Hi! Congrats on getting your license! I got into locating because I moved to Nashville, didn't know anyone and thought it'd be easier to lease apartments than find people to buy/sell to. I did try buy/sell for a few months but wasn't motivated and chose to come back to locating. I love how fast paced it is and there's constantly people moving in and out of apartments which gives me lots of potential clients (and money)!
is there a specific website to create an invoice? or free template? I just found an apartment for a client and im having a hard time creating an invoice
It reallllly depends on the market you’re in and your performance. When you google annual for Nashville it says $46k but I made that in the first 4 months of the year so it really depends on you!

We have a team that invoices the buildings so I don’t do invoicing!
