Would definitely love to see what you do to prepare for listing appointments. Also, a recording during a listing appointment or an acted out one would be EVERYTHING.
Just had my first showing yesterday, I felt like I flopped! I printed out mls sheets and recited off them and all the property disclosures they had, but there were so many questions they’d ask that I responded with, “I’ll have to check and get back with you on that”.
I felt like an idiot because when the husband asked if there was a crawl space on one of them, I responded with “I don’t believe so”, then he found it. 😅
They seemed interested in one of the properties, they weren’t pre approved, so I told them that was the first step for us, I forwarded them my lender’s info but they haven’t filled it out yet, so now I think it’s my fault. We learn from our mistakes!

Hello. This has helped A TON. Do you have a video explaining your initial conversation with a buyer, with a few different scenarios? I know the conversation can go many ways, but maybe like how to ask better questions or have an effective initial buyer consultation. :)

This video was awesome! Thanks for taking the time to share. I just got my license and now have MLS Access and Supra. Two things that have me a bit lost: 1) Where do I learn how to navigate the MLS? 2)I just want to walk through a house in my neighborhood and make sure I can open the Supra lol. If I text the agent from the showing notes, will they be ok with me doing that even without a buyer? Or, do you have suggestions on how to view properties before having buyers, just to get familiar with different floorplans??

What do you do when you are showing a client multiple properties in a day,how do you get the other houses ready?

So if you only have 15 or 30 minutes to show and you aren't supposed to go in until you actual showing time..... are you going in ahead of your clients and turning on lights and opening doors.. we aren't allowed to go in before showing time starts.
I wish my agent would do what you showed in your video. Realtors arrive at the same time as the potential buyers, and the realtor is not familiar with the house at all. That is disappointing.

Let your client make there own decision. People want to feel like they discovered the house and everyone's taste is different.

As a buyer, am I obligated to to the seller what I think about the property? Realtors typically push for feedback from buyers.

good video but man that background music is way too loud and drowns your voice.
The music was louder than you talking, but other than that I was good video.
Good info but the music is a little overwhelming/distracting to me. Maybe change the heat and or volume compared to your voice.

I like to at least learn what materials are used such as type of flooring and countertops. It makes you sound more knowledgeable and also helps justify the price of the home.

Your background music is an ice pick in the ear. No music is always better than totally unnecessary noise that’s competing with your voice
Agreed. The video content is absolute gold, but the background music is taking away from it rather than adding anything of substance. Perhaps in some spots it'd be fitting to add a little music (when there's no talking), but most people who watch these videos are trying to learn something important to them, and they have to fight with their brain to tune out the music and focus on what you're saying. Other than that, the video is great!

'This is the kitchen' is a remark I just hate. Like you say Adam, most people can guess that it's the kitchen !!! "Follow me - or Come into - the kitchen" would be a much better remark.

I'm a new agent. I think I'm doing too much at my showings. For example: I'm in TN where log cabins are popular, I also worked for a log cabin company and have some knowledge to them. I just recently showed a log cabin to a buyer, who really wasn't in love with the cabin. But the location. The value for my client was location, however the chain needed some work, and a new roof.
I pointed out everything that would need to be done and what to expect on what to do going forward, as cabins needed to be restained etc.
Should I not be pointing out stuff that I see are extensive flaws of the property?
Or should I stick to why my client chose to see that particular property?
Ugh, I just feel like I'm failing.

Love the video but I don't understand why the music in the background is so loud!? I came here to listen to you talk, not listen to music. Great information but the music was loud and distracting.
HOw do you handle questions that are not in the MLS or some off the wall questions. I always say I can get with the listing agent I just feel like im un prepared everytime I get a question that is off the wall.One time every question was something I didnt know.
