    I just got through the annual tax deed auction in Michigan, and here are the results. Are there opportunities here? Sort of. It depends on what you're looking for and expecting to find there.

    Hey Seth, just thought I'd let you know how your videos have helped me. I've been watching your videos for years and was able to buy an undeveloped lot at the county's tax sale where I lived in Alaska. It was a little over an acre and I paid $2,200 for it when comparable lots were selling retail for $10,000+. As the years went by I eventually built a house on it and our children grew up there. I retired this year and my wife and I moved to Texas where I put the knowledge I gained from your videos to use again and this time bought a 1 acre lot in a subdivision with electricity AND water line with VERY LIBERAL building conditions for a little over $5,000 at the county tax sale. I do have to agree with you though. Both of these properties were in person auctions and no online so there was much less competition than I believe there is online. Anyway, I just wanted to say Thanks!

    I think your timestamp format in your description is using the incorrect format. If you want it to show up in the video, you type
    Video section name: (hh:mm:ss)
    For each timestamp.
    You don't need the first digit if it's a single digit number and it's the leading number. For example you can type (5:15) instead of (05:15).

    Great educational videos! Fellow Michigander here, Grand Rapidian, and I was wondering aside from cash/credit card, what are some other financing options given that you only have 5 days to pay in full. Thanks!

      You could get yourself a HELOC or a HEL (if you have any home equity available). If you have a rich uncle who is willing to throw money at you, that could also work, lol.

      @@Retipster One thing I was wondering though, could you afford to pay more than 30% of market value if you consider the savings in marketing / time dealing with sellers? Or does the cost to clear title with the quiet claim negate those savings?

    How would you find out if the property still has a mortgage, I’m from TN and I’m not sure how to see any details on that

    Just as I though ,all other so called gurus pushing their fake knowledge while there nothing to gains.
    What else can one expect if everybody is online these days.

      It's hard to say for sure. I was probably doing something wrong, but at the same time, the "right way" isn't exactly easy or obvious, even to a seasoned investor. A specific strategy is needed if you want any hope of finding an opportunity.

      @@Retipster You’re absolutely right,every opportunity have expiration date, it’s like those were still digging for gold in Alaska and went bankrupt because all the gold was already taken.I’m sure tax deed auction was the gold one some 15 years ago but as more people have learned about it became unprofitable ,same applies to other market niches as well that are not limited by licensing.I remember back then I could walk in to a thrift store and pick up the vintage great full dead tee for two bucks but nowadays I can’t even dream of it ,so many Kids competing for the same tee.
