Love love watching your videos, found you when I was doing research on Costa Rica and saw your one you did when you came surfing 🇨🇷.
Would love to see more fashion but always watch your videos. P.S ended up moving from Canada to Costa Rica saw hello from my little piece of paradise! Started to build our home by the beach so I know the headache of building permits lol

I've been following you for years, and really wishing you all the best 🥰 As a divorced mom myself, I really wanted to see you as happy and chill as you was years ago, and only now, after you bought this house, I can say that you are back, really happy again 😍😍 Wish you all the best, you really deserve it 😍

I’ve watched from the very beginning and it’s been great to see you grow as a woman and a mother. Many people stay in unhappy situations for the children without realizing children aren’t stupid and pick up on things. You have grown so much but still keep aspects of your life happy which is important for your little ones.
We love Janni 2.0 and are excited to watch you to continue to grow.

Janni, you should go to a carpet store and have them make you a custom carpet (rug) that’s cut to the size you need. Carpet also can have many performance attributes within the fibers to help keep the carpet repellent or easily cleanable. Plus, they generally have a designer eye so you can get their advice on what would look good.
Also, take a straight on shot of the space and drop in some rugs, or create different shapes that you’d consider, using photoshop! Super easy and sooo helpful 🤓

The "classic" look still looks fashionable. The sneakers go with the jacket and the top goes with it too, good choice👍
It will look great with a deck pool area, expanding is not just for your benefit, but it's an investment as well. The pool house facing the pool will definitely look great, not to mention the walkway to the dock, the sauna does not sound bad at all. Having different spaces to spend time in which also involves the outdoors is a phenomenal addition, good for the mind and good for the soul.

I love the light in the new house as well that comes in so beautiful 🌼, I think you should not do a white carpet but keep it beige or a cream white I guess cause I feel like if you do white it's going to end up being washed alot and looking cream in the end, Good luck Janni with the renovation and crossing fingers you get all the permits 🤞

I think you should stick with a round rug for under a round table, maybe heavy woven? I am sure whatever you decide on will be lovely. Everything in your Marbella home was stunning, I know it is going to be a beautiful home once you have finished & I wish you & your family loads of amazing times ahead there, making lovely memories. I've been your fan since you started posting videos. I love how authentic and immediate they are. Maybe I would consider something asymmetrical under the dining table, for example cowhide (artificial, of course), or another organic shape. Just something that warms the room, but will not copy the shape of the table and chairs. The pattern could be very slight, nothing flashy. I have been employed as an interior designer all my life. Today on a well-deserved rest. I'm 67 years old, but I'm still interested in trends. I wish good health and happiness to your whole family.

I have given up on denim and black as everyone wears it and I want to be individual so I am going for taupes, golds, chocolate, cream and white mainly. We are still 13-15 degrees here in England. Misty days lovely with all the Autumn colour. I think big cream kitted and fur cushions would be lovely in your sitting areas too and Swedish throws in natural colours and maybe some red if you paint the walls dark grey :-) Dying to join you there and decorate as it has so much potential and will look amazing. The house has not been loved and know you will love it. So much more character than the Spanish house and a beautiful location near the water.

I understand why they are strict as people paint some awful colours and would spoil the look of the waterway. Subtle is best and when I went on a boat up there I loved that the colours were kept authentic and not over the top. The red Swedish natural colour is what I love best and not so keen on the gold. White of course is always a winner but that Swedish dull red is divine and so traditional. I always think of red and white and pine trees at Christmas and that is the authentic Swedish style - so beautiful.

Love the house! Just an idea to extend the kitchen a little bit on the deck so you have space for the dining table, also add sliding doors. And use the main area for the couch-lounge room to enjoy the amazing view! It's such a grand space to only use it for the table, thats why you struggle with the rug,the space is too big. Please show us all the house updates! Love it when you renovate! Following since Camo house&Monaco apartment ❤

It depends on where you live, but yes permits are usually required, you have to check with your local region or township planning office. In Canada you need building permits for house revisions and if you change the grade of your property you need to have the grade change approved (protecting the natural drainage of the land and making sure you are not causing a drainage problem with your neighbors). There are areas that also require house color and roof shingle color approval, especially close to protected nature areas. At the end of the day the Government wants to know everything you do and that way they can apply the appropriate taxes 😂. Seeing the area where you live and the proximity to water I can see there being permits required. You will also need permits and approvals to do any kind of work on the waterfront because it is probably an environmentally protected area. The best of luck Janni 👍👍😎.

In Australia we need what is called council approval for any construction. Even if it is a pergola. We have to get a Development Application approval and then a Construction Certificate. It is a pain but the laws are strict so that we don't have collapsing buildings.

I am an architectect in London, you do need a planning person when you're planning to do some external alterations to the house. Main thing is is to preserve the overall look of the property and the street scene. If you do the changes without planning permission, council can demolish whatever works you have done.

Sometimes I'm glad that there are such strict building regulations. I wouldn't want my neighbor to paint his house bright pink and then have to look at it all day from my terrace 😅
You could add glass doors/walls between the entrance and the kitchen (opposite of the entrance door, from the wall on the right behind the kitchen cupboard to the wall on the left next to the mirror), then you'd have an anteroom.

Hej Janni!

Well talking about building permits .... this is Germany worldwide the most regulated and burearocratic country at all. There is a permit for nearly everything you could imagine. And the prozess to get the permit is a nightmare, takes ages and cost you a fortune. Just if they denie something it could easily take 6 month for simple no and cost you a 4 digit amount of administration fees.

the pool will look nice, but at the same time the rock is so cool it's a bit of a shame to cover it. for the river to be visible from the future living room the pool would need to be lower than the indoors floor. quite a bit in fact. considering the the side of the pool plus some deck space. like the picture you have.
that means would end up needing to blow up the rock.
the best way to work out your plan is to draw a scale profile. from the view point and person height inside the house all the way to water level including mid levels access and stairs.
the plans you have aren't accurate.
the infinity pool is definitely the way to go. will look great anyways
