if I may guys, that "second entrance" of the road using terrace, from the road side will plant Cypress as a barrier for privacy with gate opening to get to the terrace. it is perfect place to sit there and even if someone passes by that road you are secluded...enjoy, very nice setup.

Foundations Concrete slab Stone walls Plumbing and Electricity. Fit out If you are serious about this build, you must budget for these costs.

Hmmm some key questions - budget.....this won't come cheap! €1k/m2 - you are fully dreaming, no way!! FYI, I'm just finishing renovating a 300m2 property in Spain, the total cost is €4k+ per m2. Our architect at the beginning also told us €1k/m2. Luckily we didn't trust their forecast and we have deep enough pockets to affird more. So never trust what an architect tells you about likely cost, you really need to get a detailed quote from a reputable builder - even then you must add a 20% contingency for unforeseen problems, materials inflation and wage inflation over the 2 years of the project and of course optional extras you want to do. Energy efficiency in winter AND summer, especially the cost to cool in summer with all that glass. And fire resistance given the timber cladding.
The structural job itself would be very expensive looking from the surrounding contour...the land is lower than the street so I think first you have to make sure that the road will not collapse...that just my opinion though 😁😁😁

Would have been nice to integrate some sort of visual exterior parity with the existing houses in the region. You know; an understanding of the architectural vernacular? Contextualism anybody? But at least you got your double height ceilings 😂
So you wanna have kitchen smell and steam in your bedroom and walk your groceries through the other bedroom on a rainy day? design looks cool, but very inpractical layout at least for my lifestyle. great if it works for you, all the best!
Who made this project? The bedrooms are below the minimum space required for law to be double. The stair is not confortable at all, counting the number of steps. Stay away from that project if you are in time.
the old houses were made for people like shepherds or farmers that were spending most of the time outside and did not need to see the outdoors, therefore no big windows required. Its normal for people to want modern designs, this house looks great. I'd be curious to see how the increasingly hot weather will impact the 2-storey glass wall. to return to the point, some classic elements could be incorporated, like the use of stone, but there's nothing wrong with something more modern.

Then they move their and build things that look like 90% of it comes from a box store. To each their own I guess.

100% agree, the new design does not fit the local vernacular at all, the architect should have at least tried to reuse some of the existing structure
