I'm afraid to say Pattaya is now on a decline due to rising hotel and girl prices, prices have almost doubled since covid, Pattaya is now classed as a expensive destination to visit

Pattaya has a life of its own. It hibernated during covid but is now evolving as much as ever.
Buying or even renting a condo seems a risk to me. Some of those places must be so noisy.

4:26 Villa Germania (nicknamed). Traditionally many Germans. Was in the center of a documentary style series in commercial TV many years ago. Has a German restaurant on the ground floor. Not grand cuisine :>)

to be honest i never bother with jomtien these days last time i went there was in 2009 i always stay in pattaya nice to see whats going on there though cheers joe PS check out 2nd road near soi 6 there knocking down the grand hotel for a future video i
