if you're desperate, you need to prioritise cashflow. Working for free and getting paid when the client closes means cash generation is almost completely out of your control. You need to do some research & find an industry/vertical/client base that makes grossly more than $6k/month. Then reverse engineer what solutions solve those types of client's most pressing problems.

you need to do some in depth thinking about who you actually want; do you want to be paid upfront? retainers? How much client contact do you want? want employees? or just you? and most importantly how much money do you want to make? Then think about what your ideal client actually looks like; big company? 50 employees? 5 employees? brand? corporate? etc etc - the niches will start to reveal themselves. Didn't see 'charity' above - avoid.
