      I love this home! One of my absolute favorites! I was also surprised to see that this one had all wood shelves. I would have them add a few more shelves in the pantry and carpet only in the bedrooms. I would also want something that can be sat on built for the master closet with some drawers and shoe racks. But I love the layout and colors in this home! Nate youndo a wonderful job! Please say hello to Rayden.😊

    I love this house. The only thing is is I wonder if those two french door entrances into the theater room could be replaced with pocket doors. When you open the French doors they take up a lot of room

    This is now my favorite Nate, the entertainment room is what swung it. Over 2600 sq ft of living space and a spot for an 80 to 85 inch big screen in that entertainment room. A nice sound system with plenty of speakers and I may never leave that room. Master is beautiful and I love the room in the living area. Great choice Nate.

    Wow this one was nice and roomy and yes I would take the carpet out of there for sure out of the living room and the dining room, at least! I really like that bathroom and the master and the foyer too! This house had it all!!

    The closet you said might be a linen closet- I think it may be a utility closet where you can keep your vacuum, broom, sweepers, etc. Still, though, I'd also put some kind of shelves at the top in there. Love the layout, but, I'm like you in that I don't like carpet in my dining room area(s). Plus, in the master closet, I'd lose that window and put up a shelving unit in there at that space. I'd also lose those shelves that seem to be jutting out next to the doorway entrance. TYSM for sharing this video with us. And, I think the title you asked about is just called textured tile. From researching fabric tiles, I found out how the ones you see here are likely made out of ceramic or porcelain materials. Hope that helps. Love your channel. 😻

    Love this house. For me, I don't need a huge closet. I would half it into a retreat. I agreed about the carpets, just in the bedrooms.

    I suspect the closet in the utility room without a rack or shelving could be a cleaning closet which would be awesome!😊 The entertainment room would be great as a multi purpose family/game/theatre room. I would definitely be putting some built-ins in that master closet!

    I love the tile on the master tub, but to me the countertops didn’t match, I would go with a gray and white granite. But this home is beautiful. Thanks for sharing this.

    Love it! Cut ALL the carpeting out! Wow closet!! No fireplace in livingroom?? The tile is called Daltile...it comes in ceramic or porcelain and different patterns.

    Thisnis an awesome house. I agree the dining area needs to have a solid floor, only thing I'd change, is the master bath, I wouldnt have the tub, I'd rather have a longer bathroom cabinet, with a bin for a hamper, and a vanity area with a drawer for make up.

    Hello Nate! You outdid yourself with this home….. I sure hope you have cooled off by now. The price of this home isn’t bad for what it has….. I definitely would remove all of the carpet and relocate the microwave from over the stove. The perfect place for it is right next to the fridge and lose one of the cabinets. I would square the sinks in all bathroom’s and upgrade the shower heads. The curb appeal for this home is right on the money….. I didn’t really look to see where I could build a deck for outside entertainment but I’m sure it’s a possibility. I would also have the island a lighter color.. the cabinets are a dark color and I’m not a fan of all those brown ones in my kitchen.

    That entertainment room is nice but having it between the bedrooms would make it limiting as far as when you could use it if others actually sleep in those rooms.

    I'm way late, but the master closet! 😮😮😮😮 I'm in love with the master suite, and that bathroom has everything I would want! ❤❤ I expected this home to cost over 400K! The only changes I would make is a bigger island in the kitchen, & a sink in the utility room.

      If you watch a lot of my tours, at some point in almost all of them I make mention of where to set up the TV and sound system or at least reference it in some way. It's kinda my niche. Where Chance is all about the pantry.

    Nate I like the home a lot, I was wondering why they did put the wood flooring at the entrance to the kitchen, and a 2 ft of that flooring around of bar. Then the second table didn’t make a lot of sense to me. I the theater room idea you had. I think I would have turned part of the master closet into a safe room. Cause I don’t know I’d need that big of closet. I really like the home over all. At least your not cramped !! LOL thanks for all the videos you bring us .

    My goodness, Nate! What a beautiful place!
    #1) I'd put a fireplace of some kind in the living room.
    #2) In the kitchen I'd put wheels on the island. I'd need to move the microwave, it's too high for me when it's above the stove like that. As I can't climb, I can't even use a stool to reach it. I like that Pantry, but you're right, put a few shallow shelves on that back wall, also shelves all the way to the top. I like that it is a gas cook stove.
    #3) That theater room - that would be my Library Music Studio Office, with a small sitting area! I'd want a small gas/butane fireplace as well. You showed an option for just two windows, wonder if they'd go with just one window option? The middle window can stay, that way I'd have more wall for book shelves.
    #4) In the Master Bedroom suite. That closet is nearly as big as the bedroom! And bigger than some bedrooms! Can assign an area for me and one for hubby with no problem! In the Bathroom I would have to remove that big tub so I could put in a handicapped tub for me. [Unless I just replaced the shower/tub combos in a guest bathroom]. My husband would love that soaking tub actually. We'd have to talk about it! You didn't really show the commode area enough for me to tell how much room was between the walls and the commode. I need lots of space, so if not enough, I'd have to correct that somehow. I love the double vanities - his and hers!
    #5) We'd have to do some rearranging to set up the Gym. We don't really need three full bathrooms, so maybe move the utility room to the guest bedroom next to the foyer and then combine the rest of that space for the Gym. You could move the utility room to the back wall, but I think we'd like the aforesaid arrangement better. Either way would leave the guest bedroom and bathroom by the dining room for any guest we'd have.
    #6) Oh yeah, nearly forgot, I'd find a space in the utility room for an upright freezer. And I don't remember seeing the water heater. Where was it located?
    We'd add a garage and build a storage area in it. Porches all way around, to the garage. Some porches enclosed and some just covered. Carpets in the Living Room and Bedrooms and the sitting area in my Library only. You're right about where to cut the carpet off in the living room, Nate. Some people like carpet in the dining room, but I'm not one of them.
    Anyway Nate, this is a beautiful place! I love it! Don't love the price, but we are in Arkansas, so it would be quite a bit cheaper here than in California. Good video, Nate. God bless you and your family.

    I love this one but No porch, No carpet, more ceiling fans instead of pretty ornate light fixtures,more pocket doors because they occupy less space, No entryway to master bedroom, smaller closet in the master bedroom.ADD wrap around porch after the modular home is in place

    Massive place! I think I'd get lost!! I like it a lot. But I don't think the island is necessary. It looks like it's out of place and just takes up space. Not that functional. I'd lose the carpet except for bedrooms. Carpet becomes nasty after awhile. I know cuz my dad laid floor covering for over 50 years. Oh, and Nate that tile looks to be some type of ceramic tile. Not sure without touching it up close. Kinda hard to say through a video screen. Love the place, Nate! You've done it again!!

    Having said that: stove & sink are too far apart, microwave needs to be moved, light fixture in dining area looks off, carpet in any eating area is just wrong. Patio doors to the back are needed! Oh, and ceiling fans in bedrooms. 😀

    Should have a vault ceiling. That flat ceiling in the living room really shows off the crappy drywall and paint work. All that money and it looks like a 5 year old did the ceiling work.

    I like the home and you say it is a modular? In Oregon at the Millersburg plant apparently they are not currently building this in a modular set up ... although they say you can put the manufactured version on a basement; but I wonder if the frame will drop down into the basement area and prevent you from finishing the space as livable whereas a modular will not. Have you ever seen this done?

      I think when they do manufactured on a foundation or basement they have to run steel cross members from side to side that are set in the concrete when it is poured.

    I don’t know what that second closest is in utility room but I’d take it out and leave it open for second refrigerator

    I would put wood flooring in every room except the bedrooms. I would probably even pu wood n the bathrooms.
