    In my view strictly one should avoid purchasing house with EMI, which is solely depend on your monthly salary. Don't get carried away by the thought of paying EMI instead of rent, which is absolute bullshit spreaded by Housing Finance companies to sell their products. Don't take long term loans & get trapped for life long. By creating asset one should live your life peacefully. None of the people live peaceful life by taking loans.

      @@msrenterprises6468 I m professional banker for 20 yrs & i know the pain of paying EMI...Real estate as an industry have produced tremendous growth in last 2 decades but affordability is something purely depends on individual mindset. Living in 3bhk at the heart of the city with too much financial pressure is not worth than living in a small house located in the outer range of city with less financial pressure. Buy your OWN house or property only when it is affordable. Otherwise will end in trouble, which i am witnessing daily by the way of increasing NPAs on housing loans.

    So the sensible strategy is take an SIP of 2000 monthly for 10 years at a return of 12%, u will get 4.65 Lakhs at end of 10 years. Take that amount and prepay around 5 Lakhs to your loan, this will be taken for your principal loan amount. Gold value in 2010 to 2022 has appreciated by 197%. So if we buy sovereign gold bond for 1 Lakh at start of your loan, let we take it gets appreciated by 150% in 10 years, then we will get another 2.5 Lakhs. So at the end of 10th year, we will prepay 7.5 Lakhs to your principal amount of 30 Lakhs.

    On a safer side, take 25 years loan. Whenever an extra amount comes in your job or business, buy sovereign gold bonds. Keep the gold bonds. After Ten years in your loan, sell ur sovereign gold bond. With that amount, prepay ur loan amount such that the principal gets reduced. Parallel cut ur expenses and put that in SIP for same 10 years. Whatever the Yield of SIP that comes after 10 years, u prepay the loan amount. Adopt the same strategy for next five years. Prepay and close ur loan in 15 years.

    Rental house having facilities are less. Eventhough paying rent on
    time, but owner not clear repair works.
    Own house having advanced facilities and not waiting to clear repair works.
    Sometime Family Head is sick or unemployed, own house are comfortable.
    To buy a house half amount should be saving and loan. Every person must having own house before marriage.

    Sir I have taken a loan on 7.5 interest for 20 years bank increase interest up to 9.5 without my notice because of repo rate . So whatever emi I paid for 7 years will be gone for interest only. It's always better to prepay a loan at least by half then start investing on sip

    Sir homeloan Emi is a long term commitment whereas the investment is subject to the day till we work in an organization. we cannot see the Knife at our head everyday (private job)
    your idea is good but who knows what will happen in next 10 or 15 years . due to corona so many industries affected so how we can say that after 20 years you will get this much amount. its better to close the outstanding loan and stay happily in our dream home

    If we go by what sir say by taking home loan for 25 years for 30 Lakhs for 7.5% at an EMI of 22170, we will end up paying of 66,51,000 at end of loan. If we put an SIP of 2000 monthly for 25 years at a return of 12%, we will get 37,95,270. We have paid 36,51,000 as interest to the home loan of 3000000. So at the end of 25 years. We are almost zero again. Whatever the money earned in SIP will be settled for interest we have paid for the loan. Private sector jobs are temporary and any pandemic comes, we will be closed. So better to close any loan in 10 years or maximum 15 years.

      Interest 7.5%, mutual fund un guaranteed return 12%, difference 4.5 % ..for this 4.5%, we need to worry every month/day whether mutual fund will atleast return 12 % or not which adds stress factor, gets bp ends up in spending for hospital.. and again tax slab applies to the profit amount if it exceeds 1 Lakh profit of that year..

    Is this view based on last two years mutual fund? What about market risk,job security and House loan interest rates going up? I think better to compare the growth percentage and loan interest rate and other factors to decide on this..
