Correct even, who is giving rent for 12k in Chennai that too in flat. Impossible and even we won't complete the full 20years before that we will try to finish the loan which we taken. Extra money we have because of the interest but it is not double the amount which we have brought.

The argument that rental is cheap vs owning is a moot point. It is basic supply vs demand. If everyone wants to rent, rental prices will go up and corporates will build apartments and rent them out. It will become just another subscription like Amazon, Netflix, Disney, Mobile phone. You’ll never own anything; you are only entitled to enjoy the convenience as long as you pay or you are allowed to!

There are many other parameters which are not taken into account. For instance the cost of the house never remains static. It will enormously escalate which means in reality buying a new house after so much of savings will continue be a distant dream after 13 or 20 years even in sub urban areas. Therefore one has to be more pragmatic and highly cautious about their choice considering the real life situations instead of just financial considerations.

I have been in the same ideology for quite some time using the above/similar BUY vs RENT calculations. Now i did my own calculation and found flaws in these type of calculation. Flaw in the calculation shown in this case is - How can you continue to invest 20K SIP throughout the EMI period when you have monthly rent that has 5% inflation? Monthly SIP investment will reduce YoY at the rate of 5% and at one point your EMI and monthly rent will be same. Beyond that point, the rent will be more than the EMI. Hence, the return on SIP investment calculation is wrong.
There are lot of factors to consider. Like actual inflation is not 5%, There is maintenance cost if you own a house. This dosent give a whole picture. More detailed analysis required. But in any case renting should be better. There are also some factors to consider like fnding the right house for rent, some charge a higher electric tarrif, there will be a lot of restrictions. For the MF returns he dosent consider post tax return

In the last 25 years, seen house prices grow from 10 lakhs to a 1 crore. No wonder that it will reach 100 crore in another 25 years if inflation and population growth stays at the current level. Can't believe that if real estate return is only 3.8% which is lower than the inflation of 5 to 6%, the prices should go backward and it should make more people to afford own house.
On purchase of a house, you have not added the calculation on interest for ₹10,00,000/- for 25 years. And also subtract rental income with inflation for 25 years.
Please also consider tax benefits from home loan. In old regime i have 3.5Lacs of tax benefit. When i am in 15% slab rate, it saves me 52k per year and at same time i can claim HRA (When i am working far (>25kms) from my own house ). This distance is normal in Chennai like big cities

May be correct....but we should move towards urban to buy home.... reason is very simple government concentrating all facilities like metro etc...only in city...so cost is high... instead they would have planned initially all metro line upto outer city limit...15 years back city limit is Guindy...sio metro they could start initially from chengelpattu to Guindy... then people would have moved...all will get house for lesser price...like that infrastructure would have developed....in all directions....so ultimately government not done anything to public...to live public only ingesting...even rented house pain' or owners is too much... especially towards eb charges....

I think your calculation is wrong. If a person chooses rental house and uses the remaining amount for SIP he will be able to SIP 20k only in the first year. Next 12 years the sip amount with reduce by 5% due to increase in rent as you said and at one point he will not be able to sip due to increase in rent above 32k

Though it is a great analysis, something is not quite right here. The EMI of Rs 32K broken into 2 parts as rent and SIP. The key point is that the amount of EMI and the SIP investment amount are constant whereas the rent amount is variable over a period of 25 years. The monthly rental increases year on year with 5% increase in the rental. Therefore the rental will be more than Rs 12000 from year 2 onwards. Is something wrong in the maths?

There are many other parameters which are not taken into account. For instance the cost of the house never remains static. It will enormously escalate which means in reality buying a new house after so much of savings will continue be a distant dream after 13 or 20 years even in sub urban areas. Further one cannot keep on moving in uncertainty which may cause many other stress like commuting, schools for children and other facilities. Therefore one has to be more pragmatic and highly cautious about their choice considering the real life situations instead of just financial considerations.

I have been in the same ideology for quite some time using the above/similar BUY vs RENT calculations. Now i did my own calculation and found flaws in these type of calculation. Flaw in the calculation shown in this case is - How can you continue to invest 20K SIP throughout the EMI period when you have monthly rent that has 5% inflation? Monthly SIP investment will reduce YoY at the rate of 5% and at one point your EMI and monthly rent will be same. Beyond that point, the rent will be more than the EMI. Hence, the return on SIP investment calculation is wrong.

There are lot of factors to consider. Like actual inflation is not 5%, There is maintenance cost if you own a house. This dosent give a whole picture. More detailed analysis required. But in any case renting should be better. There are also some factors to consider like fnding the right house for rent, some charge a higher electric tarrif, there will be a lot of restrictions. For the MF returns he dosent consider post tax return

Please also consider tax benefits from home loan. In old regime i have 3.5Lacs of tax benefit. When i am in 15% slab rate, it saves me 52k per year and at same time i can claim HRA (When i am working far (>25kms) from my own house ). This distance is normal in Chennai like big cities

May be correct....but we should move towards urban to buy home.... reason is very simple government concentrating all facilities like metro etc...only in city...so cost is high... instead they would have planned initially all metro line upto outer city limit...15 years back city limit is Guindy...sio metro they could start initially from chengelpattu to Guindy... then people would have moved...all will get house for lesser price...like that infrastructure would have developed....in all directions....so ultimately government not done anything to public...to live public only ingesting...even rented house pain' or owners is too much... especially towards eb charges....

I think your calculation is wrong. If a person chooses rental house and uses the remaining amount for SIP he will be able to SIP 20k only in the first year. Next 12 years the sip amount with reduce by 5% due to increase in rent as you said and at one point he will not be able to sip due to increase in rent above 32k

Though it is a great analysis, something is not quite right here. The EMI of Rs 32K broken into 2 parts as rent and SIP. The key point is that the amount of EMI and the SIP investment amount are constant whereas the rent amount is variable over a period of 25 years. The monthly rental increases year on year with 5% increase in the rental. Therefore the rental will be more than Rs 12000 from year 2 onwards. Is something wrong in the maths?
