      As a Property agent for 15yrs and transacting close to 900 transactions, I have met many many people and it is true that I hear more regrets from people buying overseas than people buying Singapore properties. I myself made a 5 figure lost in overseas properties and also lost in exchange but my properties in Singapore made 7 figures gain even with the home that I bought for own stay. So one don’t need to buy and rent out, you can also buy and stay and let the home appreciate so you can get a handsome some of money to retire.
      If really FOMO, you must well put the money in REITS fund. Good yield and also can sell anytime. Some REITs gives as much as 6% to 7% yield.

    My opinion on interest only loan being promoted.
    Interest only loan does come with debt risks. In this scenario, you are not paying down the principal so you are not reducing debt risks over the long term. What this means if the property market do crash, the bank who is using the property as a collateral for your loan will come after you. Holding a loan for three years and holding it for twenty is quite different and any top up or foreclosure by the bank will wipe out all passive income earnings. The chances of a property crisis in a 20 year period is certainly higher than a three year period so prudent property investment should include some degree of principal pay down so that debt risk is progressively lowered as you hold longer for rental income.

    My colleague told me her relative bought a UK property. The tenant stays there for the past two years during covid but not paying her rents. She bo bian cos of the lockdown etc. Now her tenant refused to move out and she still didn't get a single cent. Stupid to buy overseas properties! Buy local properties better. If my tenants dare to owe my rent, within 7 days I go down, change lock la! anytime can杀下去找他们算账!suka suka can go down to swim, play tennis, go gym, chill at the deck chairs etc.🤣😂🤣

      Once tenant knows this unit belong to foreign LL, they anyhow chut pattern liao. Hope they able to chase the tenant out. Also, angmor countries their TA usually favours tenant…..eviction can be a costly and time consuming process. 😒

As long as see you with black hair and Chinese features, will conclude that you are from China. She has decided to sell the condo. But 亏大了!exchange rates she sure rugi, then no interest for the past few years plus, 白忙一场。。。😱😱😱last time got one agent kept asking me to invest in Japan properties. No way. I only buy local properties. So much easier to manage and huat if u choose the right ones!💰😛😎

    I posted a comment on "the other channel" and it got deleted. The creator claimed they didn't delete it and perhaps TH-cam did. Anyway, I will post a version of it here (I did not save the original but guarantee that there is zero profanity, racial sensitivities or any TH-cam policy violations) and hope that Eric or TH-cam don't delete it.
    In that content, there was a portion that invokes the fame power of Warrent Buffet using JPY to buy Japanese Assets which I felt was very misleading. This example was cited to assert that if you borrow in GBP and repay the interest only loan in GBP, there is no Forex risks. First, invoking the Oracle of Omaha is already flawed as that example was that it wasn't Warren Buffet the individual but Berkshire Hathaway the public listed company that got that loan in JPY and bought those assets. You cannot compare a corporate access to credit with an individual. Its completely different as Berkshire is listed, has assets and even have Moody's ratings, so their costs of capital and ability to borrow from Japanese Institutions is very different from an individual with some savings in Singapore, a salary reference from his employment and perhaps some Singapore property asset such as the HDB which the person is living in.
    Second, it simply leveraging even if you have negated the effects of Forex risks ! Leveraging simply means being in debt hoping that the interest of the debt is 100% be paid by the earnings from rental. Here simple rental yield projections are used and there is no mention of "other risks" such as possible inability to rent out, non rental period between tenancy contracts and worst, the kind of maintenance costs you need to sink in to prep for the next tenant if you do get a tenant from hell.
    I have nothing against property investments as a wealth growth strategy but promoting such get rich quick scheme is quite irresponsible or to use their terminology, s c a r y.
    Remember, if you want to use lots of leverage to get passive income, caveat emptor ! My advise then is to borrow so much that if you sneeze, the bank and its bankers will rush to give you a tissue box. If you are just an individual who borrowed just the amount for the down payment, I guarantee the bank will come after you with an army of corporate legal hawks if you are behind in servicing the loan for a few months. (Except HDB Loan to be clear)

    Eric thanks for the excellent review again!! Shawn reveals that he bought mostly or all flats in UK, I began to wonder if he is an expert in this area. Savvy property investors in UK mainly focus on landed houses as they have demand and the supply of houses are limited. In addition, the Elizabeth tower flat which Shawn purchased is at a new build which is price at 30-50% premium as compared to resale units... Exiting is going to be a long shot which collecting little cashflow. It is like paying for $4k psf for new launch condo in sg when surrounding resale condo is doing $2.5k psf, good luck on the exit. The projections that he gave is just on paper and Eric is right it is all about exit. 3-5 years time horizon is a gauge whether you have bought a good property, you can still hold on to the property longer if you want. However, if you bought a bad property..of course you can only be looking at 20-30years horizon. Could it be that they are promoting these high price shiny looking flats instead of houses to their students is because they can get fat referral commissions from developers who can’t sell their flats?

    Thanks Eric for these points, fully agree with your argument. This I Quadrum group is really a group of scammer. you even need to pay to have them pick UK house. Literally, you need to pay to get scammed. So they can earn membership fee, coaching fee, commission if the member bought the house. Members might lost in UK property, I Quadrum always win in fee and commission.

    Excellent. Your logic and line of argument is very persuasive, I agree. I have personally been to Manchester to walk the ground and check out some of these new-builds. My decision was not to invest. Disclaimer - we are invested in London.

      @@savvyericchiew I don’t wish to take sides in your ongoing “debate” with another TH-camr but I thought it would be useful to ask the question on whether people who bought in Manchester have gone through a sales process and successfully sold their flat, be it for profit or loss.
      The sales process in the UK cannot be underestimated. Very difficult. I can speak from experience having gone through it. (London only)

    Share here in case my comments get deleted in I Quadrant channel . FX risk is NOT 20% of overseas property price. 80% is loan in pounds, when converted back to SGD, you will incur FX risk too. FX risk is 100% for overseas properties.

    I already own 2 properties in Malaysia, very hard to monitor and not appreciating, worst thing is that they are new launches some more. Don't understand why still have brokers trying to sell . Please don't waste money to invest somewhere outside than Singapore. Life is short, nobody know when I will die, maybe tomorrow. At least in Singapore my wife and kids still able to manage these assets.

    Eric, just a few years ago they were preaching to their ah hai students to buy SG industrial properties and exit around 3 years after learning from marko? The returns they got from exiting their industrial properties is nothing exceptional, if not for the covid induce spike in property prices. Any landed or shophouse owners during the same period would have made such returns or even more without going for their “expert” advice. It seems they do not have any focus as I recall they switch from preaching SG industrial to SG residential to now pretending to be expert to sell UK new build flats property to their ah hai students.

      It’s not that we don’t have a focus. Property investment is our focus. The reality is we made money in SG Resi, SG industrial and now in UK. And we cover all of them. The only asset class we are not confident in is Singapore Commercial offices. That’s why we don’t teach that. This one need Eric to teach.

      @@rl7449 my opinion is that even if that doesn’t happen, vision exchange will not make money as well. At least in the short to mid term, everything goes in the long term. I had advised against vision exchange even before the event risk happened. That’s why none of my thousands of community members ever bought into that given how easy it was to purchase it since it’s a new launch.

To that IQ guy, he is super confident and sure make money. But for Eric, i have friends who went to his one on one (also very expensive la 🤣) but has made money so far.

      @@savvyericchiew I wonder if this is a perfect storm for UK properties … high interest rate plus high inflation means locals won’t be looking for property investment in the near term as disposable income is reduced and mortgage payments are up. I am also sure as in Sg banks, fixed rate loans are priced much higher as banks moderates their own exposure.

    Eric, did u see their 2nd video on UK properties? they say buy uk properties no Fx risk. Why? cause u take loan in pound so effectively no fx risk? is like huh?!? then they say pound drop nvm, raw material will go up so means new launch will sure be higher, if like this why those buy JB properties nv laugh their way to the bank but crying now.. another way they say to hedge fx risk is that we earn in sgd so hedge the risk, huh?? so based on all these rubbish said, if got kuku attend their program means these kuku will nv be in the same waveline as you.. so dont bother saving them..
    2nd point they say u need to have a uk property then can come out and say them hor.. then if like that say means for some scams online, i need to click those links get scammed then i know for sure those are truly scams?!
    heard them ard but nv once click their video until this UK properties saga.. know i watch their video then know they really sibi lousy leh..

      Actually no FX risk if you plan to retire and spend pounds there 😅. The moment you convert back to strong SGD, gone case.
      I want to create awareness to those who haven’t bought. The risk is freaking high and I doubt they will make any profits. The chances of losing is almost 100%

      @@prophunter8865 ABSD is now 17% for 2nd property. So pls don't pay ABSD. It's too much.Before 6 Jul 2018, it was 7% only for 2nd property. 7% can still swallow, but not 12, and now 17%. If one had paid ABSD before 6 Jul 2018, then yep, still make. The COVID-19 induced runup of prices is scary. Today is a different story - 2000psf+ for OCR property! I rest my case. (I'm assuming one isn't a giant giant huat kueh la. I mean, if you're James Dyson, what is ABSD 🤣🤣

    Agree with you. I know people who buy in JB but say value going up but never say RM going down. Our only overseas property is because my wife is foreigner but we both agree that we need to bring that money to safer market / home market (SG)

    ask around and check with bankers from different banks, I'm sure they can tell a thing or two with regards to investing in manchester

    Seriously dislike Iquadrant. Find their sales pitch very distasteful. But they are not the only ones doing that kind of sales pitch, Many Hong Kongers (especially those who have migrated to UK) do have a such sales pitches. UK property prices are coming down. If you want to earn money as a consultant, must be more ethical. Customer and consultant Huat together....thats the way. Over leveraging is really digging your own grave.

      Did you realize that Pete intentionally did not address the new build Versus existing resale flat prices and on exit concern? Pete only talk about some technicalities on numbers and Eric's numbers is not far off. The key question is new build like Elizabeth Tower 2bdr is going for around 400k at 490 GBP per sq ft while existing resale units 2bdr going to around 250k at 300 GBP per sq ft? you are paying a 50% plus premium to uk developers who can't sell their new build flats. If the uk developers can sell to their locals, why would they engage a SG company thousand of miles away and pay hefty comms to off load their supply? yes they may sold out, but sold out to the rich and ah hai investors.
