    Very interesting video Eric! I have a property in Manchester myself which is very near where they pitched. The amount of work and taxes and FX risk after factoring everything in.. maybe can buy me a nasi lemak after 5 years. Great video though!

      Feel free to share what you bought, happy to give my two cents on why our experience in Manchester is so different. But rule of thumb for any property investment for me is to be able to leverage. This greatly reduces FX risks.

    It is true that the trend of the GBP/SGD exchange rate is very worrisome. Drop of almost 12% in a year is very substantial.

    After that episode, I only bought SG properties (started in 2007) and never looked back-made me lots of money (hefty capital gains) and the rentals were much better and still are coz we have real damn good rental demand in SG unlike many developed cities/nations! Most of all, no worries of FX rate wiping out my profits🙌🏻😄 so I agree with you, Eric on the FX risk thingy of foreign properties-thanks to our strong and rising SGD$

    I once bought KL condo in 1994-kind of Kena ‘conned’! Long story short-rental return was damn bad but I actually got a bit of capital gain (coz I used cash to buy without incurring mortgage loan interest cost) but in the end FX rate wiped out whatever capital gain there was!! In the end, it was a bloody waste of time and I knocked myself on the head🤦🏻‍♂️-feeling like an idiot!!

    And this 3.3% p.a. is on the back of non-stop increase in UK home prices in an almost straight line. If the prices stagnate or go down you really need to sell backside already 😂

    Not good to buy into a market you are not familiar with. If you plan to buy in Manchester, at least go there to stay a week and check out the city. I've been there to look at the properties and decided against it. That's not to say I am not into UK properties. I have UK property, but all in London.

    Thank you for this overview video. I totally like this video as it highlights all the relevant taxes, and interest and currency risks .This definitely helped me to understand that UK's flats /condos is a waste of time for investment. If people are buying, they will be buying landed near school network. Keep up the good job!

    wow, Best review I heard so far. V true in The Uk you need to buy landed, problem there is a Trepasses law in The UK. Singapore property remain priority. But can comment a bit What will be the future like with ABSD this high?

      My strategy has always been 1 property under husband and 1 property under wife. I don’t recommend paying ABSD unless you are PR paying 5% for own stay 😉

    Whether can exit is most important. Why will u want ur capital be tied up for yrs… if no one buy, give me 5% yield also no pt; especially with high interest. A $500k flat can easily cost $750k if paid up fully. And UK so big, most pple will wanna live landed.

    Hi Eric! Thanks for doing this informative video for everyone to learn! With reference from Pete’s latest video and the websites he referred to, seems like figures for stamp duty and capital gain tax need to be adjusted for accuracy. Will you be updating the figures in another video or in the comment section here?

      Even if his numbers are correct, it’s all about exiting to get the returns.
      Remember that no one buys from you, you just continue to pay high interest 🥲
      Plus locals prefer landed and not flats. The flat price they bought are totally not affordable to locals too!
      How to sell? That’s my biggest worry! At the end you sell at a lost and lost previous time and opportunity in Singapore which is your home ground.
      Lastly, ask around… which Singaporean made money by buying flats in Manchester? 😞

    This is the first video that I watched from start to finish, mainly because of the topic. Very informative, though I do have to say that the delivery style is not to my liking 😅. I find all the effects annoying and distracting. But hey, it's your channel so you can do what you wish 😎 I do agree with the points raised. These 'promoters' tend to over-hype and over-promise their offerings. I wish more of their clients would come forward to share their experiences. Perhaps then we'd have a better idea whether these people are really as good as they claim to be.

    Hahahah very good video. Wonder why nobody did it long ago. I always tell my friends, of course I am not a property guru or genius, but no need to go so far in uk. Just look at JB, just a drive no costly air-ticket, alot think buy a property (esp condo) at RM 1mln, they will think oh damn cheap as they convert back to sgd which is only about sgd 300k. BUT you have totally spot on on exit strategy! Where are the buyers if you wanna sell??? How many locals can afford AND locals prefer landed than condo! If wanna sell to investors, there are only 1 geographic people - that are sporeans! There are so many lelong in JB, why would they buy from you! I heard from my friend (not sure how true), his friend bought a property in our friendly neighbourhood, and have to find someone to take over for free as they cant find buyers! Well of course if buyer get it for own living, so be it.

    Singaporean is the 2nd biggest foreign property investors in Australia and NZ after US.
    Surprisingly, China only comes in 3rd.
    Singaporeans have very deep pockets, its incredible.

    There is only 1 reason why some people post their investment sales in facebook. It is to attract more "Cai Tao" to put in money so that they can earn more income. The more people they attract, the more they earn. Its by the volume of the monies generated by people. It is never about the actual property or the product they are selling. I hope all viewers gets this.

    I reviewed what germaine said again in her presentation. Eric your projection is 3.3% /year....Germaine is 10% /year...(capital appreciation+ rental) .....shawn better clarify where the gap is....they hv hundreds members x 3% commission each purchase....
    I did my own calculation....can achieve 7% growth /year by interest payment only...but not subjected to fx risk...with forex risk, potential no tenant for few mths during 5 years holding then down to 4%.
    The biggest concern is exit plan...many flats, terrace, semi d houses sold below 250k...dont know how long it takes to exit....unless shawn can prove otherwise that indeed new flats are easy to exit..
    shawn hope you are reading the comment here..explain your stand to justify your hundreds of members whom your company is benefitting from...

    You really need to understand the locals and the way things work there, before buying a property in a foreign country, if your intention is to eventually sell to a local. It's a hell lot of homework. Even back years ago as a novice starting to buy property in Singapore, my own country, the process of understanding what makes a good residential property, what is a good buy - took years of learning and legwork, experiencing the ups and downs of property cycles. Many naive people think they can just take the shortcut by joining i-Quadrant and buying UK properties by listening to these "experts". I hate to say this, but there is really no shortcuts in life.

      If you had lived in Europe before, you find that apartments gets into a run down state very fast as those in cities caters to short term renters who won’t help keep the apartment in good shape. This is also true of local renters as they rent because of job proximity and will have their permanent home (most likely a independent house aka landed property) in the suburbs. The IQ people who rebutted you claimed they flew to UK (in business class nonetheless) … I want to tell them, you can fly in 2 dozen times a year, being a visitor and being a person who actually stays there is two different matter. There are much more cases of neighbours from hell in Europe than in Singapore. In Singapore, sometimes even buying a resale apartment can be a hidden gem as the first owner could have put in a fortune in renovation and ten year old condos are generally in good condition. I really think that their >3 year time horizon is just irresponsible as they don’t tell you about event risks which cannot be quantified by financial spreadsheet. Finally, 5% CAGR is just a projection. Insurance Agents love that kind of spreadsheet talk … sad but true NTUC income just lowered their deposit rate when US Fed is raising theirs , what a contradiction.

      @@savvyericchiew Aiyo Eric don't mislead people! In my video, I said "Assuming you bought a UK property and a SG property at the same price at $300k and assume both made a good profit $200k to help with calculation of both taxes".
      I assumed $200k profit for both SG and UK property.

      @@drewleong9264 think he share enough real life example and especially his couple series is long but quite comprehensive with lots of real life good details. U can learn a lot just by doing ur own due dilligence from watching his video. I know I have cos i replicate all his considerations and did a very comprehensive projection and roi myself.
      I didnt sign up for his course but sounds like he provide practical guidance all the way to the execution of ur sale. That doesnt sound like just a course but a great personal service!

To put in half a million dollars stuck there with a potential gain of few thousand dollars just doesn't make economic sense and yet they are so shameless to sell their services on these and put people into potential financial problem while they themselves laugh to the bank. That is where they need to be called out for their scam tactics.

    Hi Eric, this I Quadrant made a clown of you in their new video. They are quite a nonsensical bunch. I dropped a message in their video as below.

    All of you I Quadrant people are really bad financial advisors. Whatever that Eric said makes sense even if some of the numbers you may have validated.
    Some key comments.
    1. Buying property overseas would only make sense if one have already invested in Singapore and wish to diversify. It just doesn't make sense to buy overseas property if one have not even invested in a Singapore property. The risks overseas will always be higher than Singapore. If you are telling me the UK and overseas properties are so good vs singapore, then why dun you first sell away all your Singapore properties and then invest in UK? You people really have no integrity to tell this to the audience before peddling such overseas properties. Imagine if someone doesn't have any property today and first thing you are telling them to buy a overseas property. You guys really are a bunch of scammers just trying to earn from others from your course and not caring for people's hard earned money.
    2. If anything happen overseas and tenant doesn't want to pay up, you think so easy to go and chase for rent when one is 16 hours away? This is a simple logic.
    3. End of the day, do not invest in anything or any place that one is not familiar with.
    Dun be scammed by this clowns from I Quadrant.

      @@savvyericchiew These people are really sick and all they care is about making money FOR THEMSELVES. they already have a whole suite of Singapore investments so maybe for them, it makes sense to invest overseas. But for most aingaporeans who are trying to own 1 house, and these clowns are telling people how good overseas properties are and to invest in them and place all their bets into a place half the globe away. Anyone with half a brain should already smell something fishy but yet they are conning people into their marketing.
      Can I also ask, other than course fees that they earn, so do you think they have other interest or reasons to get people to invest with them? There must be a catch that they are earning from somewhere as well in the midst of all these.
