    Hey my brotha, I'm a realtor that's relocating to Southern Cali from Northern cali. I've been looking in those areas including baldwin hills, leimurt park and surrounding areas. I would see homes come on the market, but they're dated and in bad condition. The homes are $1.5m for 3,200 sq ft and the house needs about 70k worth of work and upgrades just to be able to move in. In May I wrote an offer for $1.1m, for a home in baldwin hills that was only 2,600 sq ft and it ended up going for 1.6m. I personally decided that it was more economical for me to look for homes in the valley because the homes are newer, larger and they cost a lot less. I want to live around my people, but to buy a home for 1.6m and still have to do upgrades and renovations before moving in is something I just dont have the time for. Awesome video my brotha!

    • @DietricWilliams
      @DietricWilliams  2 ปีที่แล้ว +1

      Thanks for watching. There are some newly renovated homes in those areas that are going for under $1.5M. In fact, one of my clients will be closing on a home that's newly renovated and cost less than $1.3M. They probably won't be 2500 sq ft or larger so you have to consider the trade-offs. The Valley has some great spots!

      @@kcd8973 Find some partners....buy that worst home...get creative about finding sponsors to help with renovations...investigate Mills Act funding...contact HUD and see what's available for resources on blighted homes. The dominant culture will buy a home with friends. The dominant culture will buy a home and rent the other bedrooms out temporarily to folks who fix up the house. Barter....in exchange for a room, fix up the house. Where there's a will, there's a way. Other ethnicities pool resources...time, talent, construction skills. Find a local church and ask if they would consider the renovation project as ministry to the neighborhood...the church can help solicit free materials from vendors. I’m very familiar with the Mills Act in Los Angeles. From my experience, many of its residents aren’t aware of it - which could save them upwards of 50-65% on their property taxes; and unfortunately too many of our senior citizens have lost their beautiful homes during retirement due to high property taxes at regular rates instead of Mills Act rates.

      What a wonderful addition to the Black Excellence neighborhoods you would be. Yes, you see several members of the dominant culture walking dogs at 4 AM or pushing baby strollers in the afternoon, but we have to be very targeted as a community to sell to each other...trust me, the other ethnicities "cluster sell and settle".

    • @DietricWilliams
      @DietricWilliams  5 หลายเดือนก่อน +1

      There are quite a few people who are doing just that. It comes with some downside though. That kind of wealth will push prices for homes higher and push some potential buyers out of the market due to additional affordability issues. We need to figure out how to build that type of wealth in the south so that these types of things don't happen. My people are in Texas so I am with you on this one!

    Great overview, but I would have to disagree about sending your children to Cowan. Windsor Hills Math, Science, and Aerospace Magnet have excellent teachers and staff, and if you're lucky enough to get in, families can experience it firsthand.

    • @DietricWilliams
      @DietricWilliams  3 ปีที่แล้ว

      That's good to know. I've heard mixed reviews about WH and from those on the side who didn't find the school to their liking, Cowan was the consistent name that popped up. But if I could keep my kids closer to the community and they get a sound education...I'll take it.

    Why Black Beverly Hills ? You mentioned that Blacks arrived after acquiring degrees, wealth and sense of community. Maybe it is a disservice to equate our success with a comparison.

    • @DietricWilliams
      @DietricWilliams  ปีที่แล้ว

      Thanks for watching. However, I dont recall saying they, "arrived after acquiring degrees, wealth, and a sense of community". I said many affluent Black's came in when racial covenant restrictions were lifted. Those families were already doing quite well but laws prevented them from purchasing homes in certain areas.

    • @charlesharkey3279
      @charlesharkey3279 ปีที่แล้ว

      The comparison ? What if we said “ Willie Mays was the Black Babe Ruth “

    • @DietricWilliams
      @DietricWilliams  11 หลายเดือนก่อน +2

      But I didn't give it that nickname, the people who moved into the area back in the day did. You'd have to ask them why. It's been called that before I was even born. As for Willie Mays being the Black Babe Ruth, that moniker would go to Josh Gibson. Not because of a slight to compare him to a white guy, but because NO other Black's were playing baseball, in that fashion, in the majors. So calling View Park the Black Beverly Hills wasn't to discredit Black achievement, it was to signify that we could have our own DESPITE, not being allowed to play on the same field (real estate) even when we had the academic, monetary, and social status to do so.

    California seems very beautiful, but how can someone afford to live there? The homes are in the millions, small, and dated. I just don’t understand. Is California usually this expensive? I would definitely consider moving there, but it’s just not affordable. What would I have to do to even afford that area? California is truly for the elite.

    • @DietricWilliams
      @DietricWilliams  2 ปีที่แล้ว +5

      It can be extremely pricey in certain areas. However, there are ways to get your foot in the door and some great communities that you can get in for under $700K. Trust me...I'm not one of the elite. 😁

    • @DietricWilliams
      @DietricWilliams  5 หลายเดือนก่อน

      I'm not sure how African style architecture looks. But this "oversight" might have to do more with structural integrity vs design. We live in massive earthquake country so are homes are made to be able to withstand those shocking jolts when the occur. It's something for me to look into though.

    This is a great video, but it also seems to encourage white to move in. You said many doctors, lawyers, etc moved in...why not proudly say many Black doctors, lawyers, etc moved there. Thats the reality. Windsor Hills Elementary used to be a blue ribbon school and one of the top LAUSD schools when it was completely 100% black...no anyone else.. I was a teacher there.. Us neighborhood parents sent our kids there. If you couldnt get in, then they chose Cowen. Im not sure how good Windsor Hills is today, though..Preserve our history. Promote black people selling to black people buying. The black people with money are still around. I lived there 28 years and raised my kids there. I had to move, but plan to come back. I LOVE the area. Mention black excellence, etc..so after all black this and that clearly, if they want to continue moving in..ok. otherwise, i think you did a great job with the info and scenic clips. Thanks for the video.
