Funny thing is I'm considering this for my kids as a way to jumpstart their wealth building.
Buy the smallest house in the neighborhood. Build an attached garage for $5k and make minor repairs while living in it for a year or two. Sell the house for a modest profit.
Repeat the process while improving an equity position in the house.

Another thing that is common is for well-off parents to gift their daughters an entire house, sometimes as a wedding gift too. Yes, an entire $150k-$500k house for free, at a young age.
& At every bouge hipster apartment complex I've ever seen/visited, the vast majority of the people there are females, especially near colleges.
Girls' moms & dads pay for their daughters rent in part or entirely, for who knows how many years lol it's so funny how society turns a blind eye to this, & how it is somehow considered normal 😂 and these girls still act better than everybody else. adult children.

Aaron you are completely wrong on the numbers of percentage of women in the construction industry. Those numbers are skewed on purpose to include things like women accountants for a framing contractor crew or a partial owner. If you legitimately think that 7% of framers or women they're is something wrong with you. In order to see 7% all you'd have to do is drive around in a new development where houses are going up and it wouldn't take you but five houses to find a woman but you won't find one anywhere doing the work personally. They are less than 1%, and buy a lot.

Zillow has an ad out that features three young women searching and buying a home/townhome in a downtown type area. I don’t think Zillow would produce an ad for an audience that doesn’t exist. How many women have bought homes with their friends to maintain their city girl lifestyle? And in this case of the ad, aren’t all these girls homeowners. Three homeowners, one home. I don’t see men doing the same nor have I seen it advertised. I dont think the numbers fit the narrative once you dig into how these numbers were derived.

Double entry accounting is 700 years old.
Accounting could have been mandatory in high schools for girls and boys since Sputnik. What would that have done to the economy by now. Maybe men and women should concentrate on competing against corporations instead of each other.

Single women will be the ones most likely to be ignorant of how to do their own repairs so they have the additional expense of having to pay a small fortune to have professionals do basic repairs.
I'm single and no it's not cheaper to rent, at least not around here where the smallest apartments are now starting at $1250/mo. A small home can still be purchased for less than that. The only time it doesn't make sense to own is when people don't plan to be in place for very long because of closing costs.

House prices are nuts, but the above advice stands if you don't want a house to become the thing that hurts you the most financially over the long term. I highly recommend building a small house on land you own. I am in the process of building a new house, 780sf (on land I already own) and the cost (In Canada) will run about 115k, with septic system, well, power, etc etc. I think this is a good plan for young people as smaller houses, will always have a market for younger people that want to buy a house, but can't afford the chipboard McMansions.
