    I think if you center the furniture in front of the fireplace instead of pushing everything under the window, the room should flow better. Then if you really want seating under the window, a window bench would be a great idea.

    Such a lovely 🏡 I'm with Rob the tv can go in the corner, let the fireplace be the focal point and yes put the dining table at the other end.
    Be a little adventurous and put use colour in some of the rooms.

    I look forward to seeing what you do to the house with your ‘magic touch’! Have you thought about knocking a few walls down and going open plan downstairs? The lounge is quite an awkward shape to furnish and personally I wouldn’t put an office where the current dining room is. You could put the tv on the wall if you created a built in/ panelled area around the fireplace with shelves & ornaments etc around it. Look at Sophie Patterson’s kitchen/ seating area to see what I mean. Whatever you end up doing, it will look amazing! I love your dress btw.

    Absolutely beautiful congratulations! I think a space tidy under the stairs would be great for shoes/ extra storage and you still get to have a massive entrance😍🥰

    I would put 4 armchairs with a small coffee table in the empty area to serve cocktail before or after dinner or serving tea for a cozy chitchat. Usually designers divide room into two conversation areas.

    We have artex plastered ceilings in our home. Best advise is to scrap the artex off as much as you can. It comes off super well if you use a long floor scraper. Saves a lot of cost when getting it plastered. Loving the new house, looking forward to lots of renovation videos.
    Moving the dining table would be lovely and will open up the space making it more full. The current dining table room makes a perfect space for an office. I’d also centralise the lounge furniture too so that it’s actually surrounding the fireplace rather than pushed to one side. Again this will help with the juxtaposition of the space.
    Bedrooms are large too allowing you to add an ensuite too off of the main bathroom, which would add value to the property.
    Personally I hate tv above the fireplace. A large mirror above will make the space more open and still allow the symmetry. The frame tv is ideal as it can be a piece of artwork instead of a black rectangle. X

    U are so organised already, i unpack whole house 1st week as we move a lot, put table in living room, mirror above fireplace n tv in corner, if ure like me n like symmetry I'd put those armchairs either side of fireplace xx

    Maybe move the dinning table to the living room and use the dining room as a study/library/office type room. Love the idea of painting those doors black. I cant wait to watch!! ❤️❤️

    Love the house tour I cant wait for you to start doing your thing Shade as its a blank canvas for you. I personally wouldnt move the dining table because where your living room furniture is at present you are not making use of the lovely fireplace (if you intend on keeping), I would bring your sofas etc out more towards the middle of the room so that you have the feature of the fireplace.

    If you're able to take the rocky bit out of the fireplace i've seen some really gorgeous photos of people using pillar candles as an idea? Can't wait to see what you do with the spaces!

    Absolutely beautiful house .. Such a great amount of space. I would honestly keep your office upstairs. You can close the door and not have to see it lol That gorgeous dining table would work amazing at the end of the living room. Then ... that spare room downstairs where the table currently is, could be like a Zen Chill out / reading / morning coffee nook .. or a space to just be. I know this might sound airy fairy haaa but it's a huge room with potential. Really gorgeous house and those bannisters are screaming Christmas Garland :) Only just found your channel so I am really looking forward to the Christmas decorations and future projects.. Also ... sorry for the essay lol

    If you are going to knock through the wall and make a kitchen diner, then I would place your office either next to your workshop in the garage - if there is enough space and you can block it off - or in the small box room. Then keep the dining room as is and rearrange your living room - so the furniture is pulled away from the bay window (maybe put a chest or window seat there) and then centre the sofas around the fireplace. At the other end of the room - in the area by the patio doors - there could be another seating area eg with the 2 small chairs, plus a table between them. You could replace those chairs with the sofa from the second bedroom to put with the main sofas to make a U shape of sofas around the fireplace.

    I'm all for symmetry too! One of those picture TVs would look nice above the fireplace. The room is so massive a TV in the corner might look weird

    That little room, separate from the kitchen where you have your washer/dryer, we have that here in the United States. We call that a mud room. It’s a great space to store boots and shoes, especially during the winter months.
    By the way, I love your house and if you’re gonna put a tv above your fireplace, you should think about investing in a frame tv. When you are not watching it, it acts like a beautiful picture frame and shows epic pictures. Check them out on TH-cam so you can see what I’m talking about.

    Looks like a really beautiful home. I would have the lounge as a lounge/dining room and use the current dining room as a snug or office or library/reading room and eventually it would make a great kids room. Personally I hate tv's over a fire place. I removed my fireplace as it was just cosmetic and I have floor to ceiling bookshelves with a built-in media unit for the tv etc.and this works best for me. I don't like fireplaces just stuck on a flat wall without a chimney breast. I'm sure whatever you do it will look amazing, can't wait to see what you come up with. xxx

    Thank you for sharing your home with us. I have a fireplace, so nice and cosy on Christmas nights with fire on, Christmas tree lights on, and main lights off. It would look lovely if your fireplace can be fixed.

    I think you should put the tv above the fireplace and center the furniture around it so that you have both the symmetry and the tv right in front of you. Can’t wait to see the renovations, congratulations!

    You could leave the dining table where it is this might be a situation where the second half of the “living area” can be a smaller nook with a chaise or daybed or even a small tv watching area. But I do love the glass paneled doors and I see a beautiful chandelier in that dining space. Beautiful home, I’m sure you’ll figure something out

    Love the idea to knock down the wall in the kitchen to make it an open plan. But how would you then fit the office in the open plan kitchen? 😅 i kept going back to visualise how it would work.

    great house with tons of potential, can't wait to follow your journey to turn it into a jewel. Here are my thoughts on downstairs: don't make it your office space. It would destroy the flow when you break through from the kitchen. Also, you'll find it easier to contain work related issues somewhere where you can close a door. The current living area feels a little cramped to me. I would just move the furniture you got further apart, perhaps try and free up the window and move the sofa away from the wall? or either side of the fire place? And finally, go back upstairs and put that little sticking out piece of coat properly in the wardrobe so you can close the door. I trust you with that. xx

    Wow im addicted to your channel and i only found it today when trying to find a pagola attached to the house and you guys had done exactly like i was thinkin, the rest is history , your idea are cool so I'm going to be tuning in for your tips and inspiration.

    The first thing I would do is paint the bannisters, I would paint the handrail dark brown-black and the posts white. The bannisters and stairway are the first things you notice when you come into the house and as they are now, they're very "meh."
    I would take up the floor coverings and get proper wooden floors put in, preferably dark wood. And the magnolia walls - no. You need to choose a colour-scheme that you love, that flows through the entire house and is cohesive. Lots of love.💖

I love the idea of painting the doors to the dining room black and I would move the dining table into the lounge. If it were my house I'd live in it without doing anything until after Christmas then you can see how the house flows what works for you both and what doesn't.     Firstly, CONGRATS! Your house is HUGE! Excited to see what you do with it!
    I personally like that the kitchen is a separate room. I love a room i can close the door behind me. I think knocking through the wall will just make the dining/kitchen space feel a bit too large and a lot of negative space. Your kitchen looks spacious enough to have a smaller dining table just for casual use, your dining room is surely for more formal dining, like having guests or a nice dinner?
    I agree with Rob on the TV above the fireplace front. a nice big piece of art above the fireplace will look much better and more thought out. If you did a built in next to the fireplace and had the TV tucked away in a cabinet it would be cool. Check Paige Wassel's latest video touching on this. Alternatively, your sitting room is for you to receive your guests, have a conversation whilst the other end of the room could be your tv area and the fireplace could be your formal area?

    Please get the artex tested for asbestos! Our 80s house was fully artex ceilings and we had to get them all ripped down by specialists! Lovely house though can mt wait to see your stamp on it!!

    The house is amazing so much room, i would make the dining room your office, but then how would you get your island in the kitchen ? then put the dining table and chairs in the large room, i would put the two lounge chairs further out so they make the fireplace in the lounge area, the house must be special as it has waited 3 years for you to find it, enjoy xx

Your gas fire might be one that’s had to be disconnected for safety reasons (we have the same, think the plumber said it was an 80’s fireplace and many of them now aren’t safe to operate). It’s beautiful though! Loving all this content! Xx

    I love hearing all your GREAT ideas for your NEW HOUSE. I'm going to add my 2 cents lol (American lingo) for the dining room table. Yes move the table in the living room area making it a combo, and then have your office where the table is now. Also, you could install a frame TV over the mantel or DIY a frame around your current TV. Thanks for the tour can't wait to see all your great DIY ideas.

    I would definitely put the table (beautiful) in the lounge I would also pull the sofa more towards the door and make it more in front of the fire, definitely put the TV over the fire especially if your not using it as a fire

    I think I might be with rob on where the tv should go , then you can dress your mantle up with beautiful things and they won’t get in the way of your viewing and a lovely mirror there would be lovely , exciting times for you to put your stamp on it.

    Thank you for sharing your new home with us. It’s a lovely big house and has so much potential so I can’t wait to see what you do to it. Both of you are so lucky and all your hard work has paid off. I would do a makeover on the fireplace and put the TV above to stop any glares from the wall lights.

    Congrats on the new home. Yes, move the dining room. But nooooo, don’t make the TV a focal point unless it’s a picture TV. Also ergonomically it may cause neck pain up so high.

    I've heard people get neck ache when watching a tv that's on the wall. A local TV aerial man told me that people were moving them back down onto tv units and then they don't become the focal point of the room.

    . I think the idea of moving your table in with the living room is a good one. Plus, your office downstairs sounds good too! Please don't paint the connecting doors black. They are beautiful just the way they are. I think if I were I a new home, I'd live in it awhile, then decide on making changes. But of luck to you.🙂

    The tv should definitely go above the fireplace. The dining room should be your office for sure. Also I would be tempted to knock the wall down that separates the upstairs bathroom and your present office to make a large bathroom! Love the house ! I’m so happy for you! Can’t wait to see what u do! 👍❤️😊

    You said you had a plumber look at the shower in the en suite. If it is an electric shower there may be an issue with fuse. If the previous owners upgraded the shower they may not have upgraded the power supply (we had a similar issue)- Just a thought. Have an electrician test it.

    I love watching all you're video uploads and been following your ups and downs in purchasing your home, I had the same experience and trust me I don't think I ever consider moving as its hell and they don't tell you this when you house hunting.
    I would plaster board the ceiling and plaster it over and it will give a better seamless look. I would definitely move the dining table to that room as it look s empty, as when you knock the kichen wall and make it open plan it will give the wow factor trust me I done the same.
    I would do the main rooms first like the lounge and the bedroom first and then last the bathroom..
    Can't wait for you to do the hallway as I need some tips.
